    Getting on the LRT from Sri Rampai before office hours is the same as getting into a sardine can (pre-Covid days). There's no breathing space nor personal space. The 3 stations before Sri Rampai really pack up the cabins of the LRT before you even step into it. Do take note of this if anyone of you is planning to live in Wangsa Maju.

      i always take the lane to Gombak first and return haha time consuming but i can get place inside the lrt haha

    Went to the sales gallery upon watching your video.
    My personal take 3 on 3:-
    3 things I like about this project:-
    1 - Location n proximity to LRT;
    2 - Layout of each unit is very practical;
    3 - Low density with few hundred units only.
    3 things I don't like:-
    1 - leasehold title;
    2 - separate lifts between car park n your unit (need to take a lift from car park to lobby and another lift from lobby to unit)
    3 (biggest nay!) - there's only 1 car park for every unit (except the biggest unit that comes with 2).
    Personally, I think it's more suitable for investment. Kudos to the developer for being able to pull off such a project on such a small space!

    I used to study there for 3 years plus. Actually not so safe from Sri Rampai walk alone to Wangsa Walk Mall. ( Have some stalker cases before.)

      Timbalan Ketua Jabatan Siasatan Jenayah Kuala Lumpur, Asisten Komisioner Khairy Ahrasa, berkata selepas menarik mangsa ke dalam kawasan semak dan jauh dari kawasan laluan pejalan kaki, suspek kemudiannya bertindak agresif merogol mangsa.
      “Berdasarkan keterangan mangsa, kejadian berlaku begitu pantas tanpa disedari oleh orang awam yang berada tidak jauh dari mangsa selepas dia ditarik secara mengejut ke dalam semak sebelum suspek bertindak merogolnya,” katanya ketika dihubungi semalam.
      Suspek lelaki gila seks
      Katanya, sejurus kejadian, suspek kemudian melarikan diri sebelum gadis itu ditemui oleh anggota Polis Bantuan stesen LRT dan kemudiannya diserahkan kepada anggota dan pegawai dari Balai Polis Wangsa Maju untuk siasatan lanjut.
      Polis tidak menolak kemungkinan suspek adalah penduduk di kawasan berhampiran dan seorang lelaki yang dikategorikan sebagai gila seks.

    Thanks for the comprehensive review Sean! I think this size 800+ the closest proximity to LRT only this Quinn. The others are 3 bedders unit about 1000+ sqft in size.

    After long consideration and comparison with other units around it and as well as other place , I am happy to say that I managed to get a unit at Quinn as investment. Your video and experience sharing become as seed for me to invest in property. You doing great job. Keep it up man.

    Very interesting project. Heres my take and also some questions. Hope for some answers. 😀
    1. Mcl is a branded player. Just that its a foreign talent but even in singapore they r considered a very reputable one. Some say sunway is branded. But maybe to foreign sunway is pariah but mcl is branded. Hard truth.
    2. Next to lrt. Though the lrt is not like mrt. But i tink being connected to klcc brings connectivity to a good level.
    3. Mentioned that this area is a student catchment area? Might this place attract more atas students. Rich students?
    4. Am keen on a 4 bedder or a 3 plus 1. If this place can get good student tenants. 4 rooms rent out to 4 rich students? Or my idea is flawed here?
    5. I am considering the birch jln ipoh. Also mrt walked project. But wonder btw quinn and birch which might be a better investment? Or both are good. Perhaps buy both?

    After 1 month of consideration and comparison on other units i visited, glad to say i managed to purchase the C4 unit at Quinn. Hopefully the investment will be fruitful once its built and flocking with renters

    Hi, appreciate Sean could do review on the Sunway Avilla also.
    Other than the developer branding and TOD project. Plus the distance to KLCC is not more than 10km, connected with Duke 1, Duke 3 and MRR2. I think this property is a good buy. But the only thing is the price tag, it seems like it is not that affordable as what the developer are advertise.
    Would like to hear from you.

      Investment wise very good with the smaller unit...own stay u might wanna take the bigger unit with fully furnish, if u chose not to take fully furnish, developer will give back 100k to u...all unit came partial furnish...price ranging from 700k to 1.1m before minus discount etc...

    Sean, great job. Esp taking time to review the time to LRT to various places - 17 min to KLCC is amazing.
    Unit looked great. Bathrooms and light timber floors esp. But when will the construction be completed? I assume you didn’t show the gym/pool/deck for that reason.

    Im stay far from kl, sory to ask.
    Why is very2 important to have house connection with mrt/lrt/busses? Just to avoid jem? But we still need to drive when travel to somewhere else. If not using car but still need to pay car loan montly + public transport fee? please explain abt this.

      It's also friendly and more attractive when people rent your unit. And sometimes time is more important than money in certain aspect.
      Also, the experience of being stuck from KLCC or Jalan Tun Razak on a Friday night can take several hours. So maybe I think the level of traffic jam as well.

      6 lifts at kl traders square gombak 38th floor also not enough sometime at peak hours or when 1 or 2 lift is not functional.

      Standard height for apartments would be around 2.8m - 3m, depending on the structural design.
      Then for living room width, it varies around 2.5m - 3.3m.
      These differs in accordance to the budget of the property as well.

    Hi Sean. I rented around the area and as you rightly pointed out, the project is literally next to Sri Rampai LRT Station and shared the same entrance with its neighbouring condo.
    What's your take on it in term on traffic congestion wise and will it spoil the welcoming experience for the residents? I'm sure in future there will be cars park along the road.

      Yea, I've mentioned that in the video as well. If the vaccine for covid is finally taking place and we are back to our shopping rituals, that might be an issue as the mall is very popular.
      But I like the main entrance is tucked inside the junction=)

      I bought a unit. The investment theses was compelling enough for me
      1. Location, location, location. This is the closest development in that area to the LRT. Everyone else claims to be close and within walking distance but at what point do you draw the line? 100m, 200m, 500m? Plus, there is a covered walk way to Wangsa Walk. It is far better to be closer to the LRT than Wangsa Walk because you need to use the LRT everyday, but you dont need to go to the supermarket everyday. This is the ultimate in convenience for someone who works in KLCC and values their time and is fine with public transport. If you have a car and want to travel everywhere by car, there are much better places. But if 80% of the places you frequent is accessible by public transport, and your last mile can be covered by Grab, the value prop is very compelling. All of sudden, you are forgoing a car (depreciating asset) and the associated car payments for slightly higher rent / loan payments (depending on if you rent or own). Malaysia's public transport is actually pretty decent given the geographic dispersion. The reason why public transport is considered good in Singapore and Hong Kong is because they have the density to make it work. So stop using cars and start using public transport!
      2. Gentrification. MCL and the surrounding developers are slowly gentrifying that area. Price per sf has centered around 300-500 historically but is slowly creeping north with each new development. Quinn obviously sets the new benchmark at 700 per sf. Petaling Jaya and Mont Kiara are already well past the 1,000 per sf levels. But guess what, not everyone can afford to live there now. As people search for cheaper alternatives, this location becomes fairly compelling. It's the same with any other city that is growing. As the population grows, people seek to move out and fill pockets of value. Salaries will likely continue to remain stagnant meaning 1,000 per sf will continue to remain expensive. The RM300 arbitrage that currently exists hopefully gets closed if you subscribe to the aforementioned points.
      3. Low density. There is only 1 block. 361 units. And for the person that asked about lifts, the ratio is 1 lift to 90 units. Sunway Vila has 405 units per tower and 5 lifts giving a ratio of 1 to 80 units. But using units is misleading. The Sunway apartments are on average larger and have more bedrooms i.e. more people/density. I would hazard a guess that Sunway is way more dense given the family orientated nature of the development (larger apartments and more bedrooms). Quinn appears to be far less family friendly with their micro apartments i.e. stay here if you dont like kids. So effectively busy professionals i.e. people with money/cash to spend.
      Now the risks and downside
      1. Noise. I have no idea how loud it will be this close to the LRT
      2. Leasehold.
      3. Management Fee. Sunway Avila is 0.30 psf. Quinn is 0.35 to 0.40. This implies any of the following. A. Sunway has more apartments so the scale brings down the unit cost of maintenance. But with a lower cost comes higher utilisation i.e. potentially busier common spaces. B. Sunway amenities are less "higher class" when compared with Quinn. C. Quinn is price gouging.
      If you're interested, I bought the 2nd largest apartment available. For the following reasons
      1. The apartment sizes are tiny. If the plans specify x bedrooms, it's effectively x-1 bedrooms. You need to knock down the walls for one of the bed rooms and extend the living area. This isnt Hong Kong. No way anyone will accept smaller.
      2. This is the smallest apartment that gives you an extra car park. I now have 2 car parks. A mistake people make is not factoring in the value of car parks. While not necessarily the same value as the apartment itself, it still nevertheless has value. This is the closest car park to the LRT. For those who use the nearby carpark and catch the LRT, this one is even closer. There is inherent value in that.
      3. This is also the smallest apartment that has a yard. All the other apartments smaller than this do not have a yard. Important if you want to do laundry "outside".
      4. Price per sf is actually one of the lowest (if not the lowest) for a given floor.

      Only the largest apartments have a yard and/or balcony. D1 and D2s. The other apartments have neither. This obviously reflects the experience of those developers in their home markets e.g. HK where apartments have neither features
