Visited this showroom few weeks back. Got quoted 688 psf for a 895 sqft unit. Having an upcoming MRT nearby doesn't really add value as it will be about 800 meters away and not within walking distance. I also don't think it is feasible to depend on the MRT shuttle to be provided in terms of capacity and frequency. Maintenance is set at RM0.35 psf which does not justify as the facilities are only on a single floor and there are no sky decks/facilities at the top of both towers. The MRT shuttle may be a factor for such costing, though not all residents will benefit from it.
Well it really depends on whether do you take the MRT everyday. And if you compare the maintenance for new projects lately, that fee seems to be the norm. But it can still vary after JMB take over. It will change again when the MC is formed. Anyway, thanks for sharing Adrian.
Not worth it. Condos shld go for 400 psf or less. You just own half the floor and your ceiling is other owners' floor. I advise people try not to buy condo. Will regret later. The maintenance is like a death sentence. Forever must pay even if you get poor maintenance or no maintenance.

M Oscar is having a good concept and quite suit for own stay, just having concern on its developer workmanship and heard that they always drop price for unsold unit when it is nearly completion . As heard, the main con is Eng Han, not sure how is the workmanship of this M Oscar ? Sean got any comment on its workmanship?
Off topic, but maybe this would start a conversation. There needs to be a serious rethinking of further development and overcrowding in Klang Valley. If anything, this pandemic taught us about how much more stress people in S'gor and KL go through compared to the rest of the country, just because of the sheer population density and the fact that its the political capital. Just like how many Americans are leaving California, because apparently you can only survive there if you're either rich or homeless, I hope a lot of people from Greater KL, myself included, can be able to relocate to a part of the country where there is a bit of balance in everything. When the roads aren't always jam, the hospitals not overcrowded, water not constantly disrupted because of all sorts of reasons, people in general will be calmer and not suffer from the side-effects of excessive stress.

Compare to other projects by Mah Sing, this one seems to be the one they want to clean their negative image so far. Hope they not only improve on the image quality with facilities plans, but also their products quality, way too many complaints. If they can't make this as a benchmark, all the others projects by them will be cooler then water, finger cross.
I feel like once U miss the site entrance from the main busy road, it will be another 10mins to re-route back to development again, the window wall ratio doesn't fit into the RM650 per sqft category, looks like low cost condo once you take out the window dressing thing (interior design). The fancy word like Canyon (actually it is just a podium carparking), and the Chute system 100% hygiene at the common corridor (but you still need to walk your waste to the refuse chamber, meaning the smell and debris will still dirty the common corridor). Location is great but... I have more options to choose in the market.

Now it's still RM 1mil for KL address and RM 2 mil minimum for Selangor. As they've announced during MCO a minimum of RM 600k, but nothing has been gazette official by the government so far. Thanks for watching Moh=)

Well for that, the plans were revamped as part of the shareholders are also part of the shareholders for the new Pavillion mall in Bukit Jalil. Hence, the strategy initially to begin with a mall have to be revised. But based on their masterplan, it's also another massive development.

@@iherng it took me 9 months but for that if you can look back your video about M Centura in Sentul where you was briefed by their marketing there where the guy mentioned so many things a.k.a promise for the buyers. And here we are now where so many buyers of that project started to complaints about so many things that was promised earlier but now it just “poofs”! Vanished in the air…. Somehow i feel bad for those who made their purchase after watching ur video about that property. Its not ur faults coz u only convey the message from what you was presented by their team. All in all, all i can say is, mah sing business practice is just super shady and if one could stay away, please do so.
Well, there's always good and bad. Being connected often comes with high human traffic, leading to high security requirements as well. That is very important for mixed developments. 马星 project 很多问题,尤其是 yard 的 compressor 挂到很 kek 水很难看很丑, piping 暴露在外,装油烟机不给打洞,然后送橱柜只是为了掩盖 piping leaking 的问题,厕所 water proofing 没有做好,到处漏水,tiling gap 开大大,不然就是偷工减料 holow tile, lift 时常坏,parking tandem, cover walkway 没有做好,而且不安全使用 (有两个 junction 要准备给车撞飞),ramp 也是去一半罢了,defect 维修超过 60天,总之拿了钥匙你就知道什么叫头痛。
这是哪一个项目?因为我刚去了M CENTURA 我觉得还不错!
@@iherng 马星所有 project 都是偷工减料,漏水问题一堆,瓷砖 hollow 问题一堆,手工很差,architect 设计也是差,我手上一堆 bulk purchase 的顾客之前买了马星几个项目都是重复一样的严重偷工减料,手工,设计的问题,而且他们的客服都是很不负责任的,一直推卸责任。我们已经决定不会再叫我们的顾客群 bulk purchase 支持马星的项目了,马星已经进入我们的黑名单。后续问题多,一交钥匙,屋子价钱直接掉到严重,主要原因就是因为缺陷和手工的问题导致。马星的项目一堆漏水的问题,维修超过60天的问题,设计问题,还有 pipe 都是暴露在阳台或者 yard, 不然就是 Compressor 乱乱挂没有放在 AC LEDGE 的地方。这些问题导致很多顾客一拿到钥匙,心灰意冷地低价抛售他们的产业,要不然就是出租都没人要住,因为厕所一直漏水,不然就是 tile gap 洞很明显,开很大,然后 lock set quality 都是给很烂的那种,early bird 都是买到贵的价钱,后面也没有赔偿。总之一拿钥匙,至少掉一个20%的价钱。.

It's expected to complete one year after the MRT. Currently at site, it's still at the earth works stage:)
