We are back to a project that we have reviewed before. Now it's finally completed and we are gonna check the actual versus drawings. Located in Bandar Sri Damansara, which is a matured township equipped with schools, commercial shoplots, parks and etc, Ativo Suites gets to leverage on all of the amenities, also the brand new infrastructures such as the new DUKE highway connection and the MRT station.
Next to the township, we can observe brand new developments coming up and that gives this old address a new breath. Then going into the project, I really enjoyed the choice of materials and furnishes. From the common area to the facilities deck, then into the unit everything seems cohesive. My favourite would be the extensive inclusivity design. There are ramps, tactile floorings and a mechanical system to go up to the gym. It's just awesome.
However, being one of the first project in this development has it's pros and cons. Despite the potential for capital appreciation, residents will need to bear the construction noise for the future phases. Also, I actually missed the entrance to the residences twice. It might be inconvenient at first glance but after understanding the masterplan, it made sense.
It's great to be documenting the before and after for this project=)
Even from the video can see the quality of this property. This is the quality im looking for, but market demand for quality is so little since most people are buying for investment, so most developer would sacrifice quality.

Quite a nice property despite its relatively high price/sqft. I particularly like the greyish matt tiles selection in the bathrooms, which gives sophisticated feel. However, the fittings in the unit such as kitchen sink and bathroom basin are big disappointment, they look old-style and cheap to me.

I foresee the maintenance fee being relatively high per sqft, after seeing the vast amount of facilities to enhance the "lifestyle" element. The mechanical lift, common area wood floorings, water features/ pools will all need regular upkeeping. It looks to me, if one plans purchase for own stay/ invest there, we will also have to consider about the cost of maintaining the space.
When you're buying property at this price point, it's pretty common:)

@@iherng, no I haven't but I am working towards getting one within the next few years and hoping to learn all I can from your videos before diving in :). I had some experience by accompanying my family member in a recent subsale purchase. The unit was 30% below market price, low rise condo at a prime area. It had basic facilities and was very well kept despite being 3 decades old, only to find out after signing the S&P that the maintenance fee was RM0.55 per sqft. A 1,500 sqft unit would come up to about RM1k/month (plus sinking fund). It was definitely a lesson for me to do more research next time on the cost of maintainance as it would eat into my expenditure/ROI. Your channel is a gem, keep doing what you do, Sean!

Usually there will be double slabs and all professionals are aware of the risk, so it'll be their duty to resolve it haha.

Covid 19 pandemic already happened more than 2 years, nowadays got monkey pox and another new unknown pandemic. In future, those pandemic will increase again and more. Developer should built 1 room attached with toilet and a space for cooking in the room if resident need to isolation. Each room should cover washing machine pipe and aircond pipeline. And also has a space for dry clothes and a little garden. Another part is has a space for keeping groceries and vegetables, electrical equipment, cleaning equipment and books because this is a basic need for a family. 2nd dream part is got recycle basin and food waste into garden become fertilizer. 😊
Btw what is the maintenance fee of this condo?
3.7m width for living room is not huge... That's just minimum to fit a sofa against the wall and a home entertainment unit against the other wall with a small coffee table in the middle
It's huge compared to the common 3m width living room these days.
Of course we will need to compared products at similar price range too.

3 Passenger Lifts serving 14 units per floor.. No thanks to spending >1 hr every day waiting for the lift..

And majority of those 14 units are studio units. Not as scary as you thought if you think about the pax per floor

1. Too NOISE inside condominium.
2. Facility is nice to see but NOT nice to use.
3. Master bedroom NO WINDOW, door design is not appreciate at all.
4. Main entry need to pass though with Mall before enter, just developer strategy enforce residential. They're not bother residential, that only focus business for the mall. BAD Strategy.
5. All residential sharing 4 Lifts without break points.

Yes, if doing part at night. Neighbours will complain to the committee too noisy because their kids need to go to school or university tomorrow. Besides, people at those facilities area could be become mosquito dinner. 🤭 Nowadays, Dengue and Zika disease could kill people. This is the most reason that I don't agree got swimming pool facilities in resident title apartment. Our family 1st target is find don't have swimming pool facilities in resident title apartment. But unfortunately we just only can found out old buildings only don't have swimming pool facilities even we know how to swim. 😊
