    목동만큼 남아있는 용적율도 없는데. 수익성은 무시하고 추진하는군요.

    잘 안될 겁니다. 1기 아파트 평균 용적률이 180~200% 수준이예요. 건축비 상승분 생각하면 300% 이상 해줘야 최소 수익적 동기가 생기는데, 그러면 전부 성냥갑 구룡성채 되는거죠.
    다수의 단지가 하나 지구로 묶어 재건축조합을 결성한다? 순탄하게 될 리가 있나요. ㅎㅎㅎㅎ
    사공이 많으면 배가 산으로 가죠.

      시공사들은 직원 다해고 하나요 적정가에서 타협보고 사업 진행할수밖에 없을겁니다 본전치기라도 해야죠 기업 유지하려면

      평균이 그렇고 메이커 아파트들은 이미 200%는 훌쩍 넘는데
      특별법이라 하여 400% 혜택 주긴 어렵죠...

    공사비 인하나 제로금리 오거나
    뭐라도 와야 실현가능할듯ㅋㅋ
    아님 1대1 재건축이어도 상관없다할만큼 부가 넘치거나
    이거 아님 앞으로 꽤 길게 재건축은 끝났다고 봐야지

    강남, 목동도 사업성 안나와서 못하는 곳이 많은데 강남 목동 보다도 사업성 안나올게 뻔한 분당이 건축비를 감당할 수 있으려나ㅎㅎㅎㅎ

      걱정해야죠 리모델링도 한세월 걸리는 곳인데
      재건축은 말할필요도 없죠

    재건축 경험자로 한단지를 하는데 10년 걸렸고, 소송은 어찌그리 많은지... 제가 보기에는 분담금으로 소송, 자기재산평가로 소송, 이주시 주변의 전세가 문제등 여러가지 산을 넘어야 할 것 같아요.. 그래도 되기는 되겠죠^^

    성남 안양 군포 부천 고양
    전부 인구가 줄고 있고
    특히 청년층이 줄고 있어서
    특혜 줘서 싹다 50층 고층 아파트 지어놔도
    30년후면 빈집 때문에 골치아플듯
    리모델링 해가며 최대한 오래 거주하는수밖에...
