    A two-story Quadplex is where the money is at. Live in one unit, rent three units, and make some money while living free. Most towns allow a maximum of a quadplex without special permits.

    When I listen to this young "Mighty Man of Valor" he reminds me of some very wise words, ..."let no one despise your youth..." I often tell others-it's really not the time-but what you do with that time that determines your level of experience-because I have met many people with titles and had/have them titles for many years and has not truly positively impacted few to no lives-I will continue to follow this young man because he has truly help inspired me to keep pushing and involving my young mighty man of valor on our Mom and Son journey as Legacy Wealth REI and motivators :)- Awesome, Enriching, and very impactful-young man-many nuggets you drop in here!!! :)

      As form of restitution for all of the over 1,200 Freedmen's townships that were burned down and bombed, native Blacks or Freedmen should not have to look for loans or apply for any, when the federal money already belongs to us by federal birthright and it is what we are OWED. Freedmen's reparations and no more of our federal funding going to black people or mixed race who are not descendants of United states abolition and are not focused on prioritization of LINEAGE, Freedmen's historic preservation, or building new Freedmen's districts like how there are stupid and now pointless Chinatowns all over the place... Freedmen have unique federal claims here and not all "black success" is the same. Foreign background having blacks or mixed race with families from abroad do not have the same federal claims and entitlements and their families don't have the same issues to deal with. If this man is not one of the Freedmen then he is not one of my people and if he is one of the Freedmen then he possibly had financing help. What irks me is how our people are not trying to raise the money ourselves. Screw a loan, that could take decades to pay off!!! We have enough debt!! We need to raise our own money!

    Before starting new construction, you should ascertain an APPRAISAL PER PLANS AND BLUEPRINTS to avoid appraisal issues.

    I like the way you are managing risk etc.
    I'm at a point in my life where I want to be the first to generate generational wealth for my family but I can't risk being leveraged to the nuts.
    I'm planning to build a single family home or possibly twin-homes 1 at a time every few years as I can cash flow them. My income is up and I've been saving for a while. I could generate $2200 a month as long term rentals, or $50k a season as short term rentals.
    Once I get to a stable $12k a month after tax income I'll quit my 8-5. Just keep going. Build a new one every few years.

      Being born in Minnesota doesn't make him one of the U.S. freed slaves by lineage/heritage. Is he from a FOREIGN FAMILY BACKGROUND who just HAPPENED to have been born here? And is his mother even "black"? Or is he another half breed?? Is he racially black and part of the Freedmen's cultural heritage/lineage?? If not then he is an ANCHOR BABY, PERIOD. If he is not an anchor baby then it would help MORE if he was telling all of these black males and so called biracial bastard mixed males to stop chasing bitches who aren't black and focus on building up new housing and stores for our people like they were supposed to have done more than fifty years ago. This is what the Civil rights movement was really supposed to have been about instead of forcing all ethnic groups of white people to integrate and obsessing over legalized miscegenation. The fact that a 25, now 26 year old had to step up to the plate and do some stuff like this goes to show that the males over thirty five, over forty and over FIFTY FAILED THE PEOPLE AS A WHOLE HERE IN AMERICA and that goes for these disrespectful and arrogant black immigrants who won't stop moving into historic Freedmen's neighborhoods opening Caribbean and African restaurants and cultural centers. They did this shit to us all across the country and refuse to leave our districts.. we are in need of whole new districts that will be under protected covenants. When we were under separate but equal laws our idiotic forbears gave up our advantage and ruined the culture, period!!
      I had already started doing skilled trades work younger than this dude in Arizona and I am a woman so this doesn't fascinate me and neither do people with Latin sounding surnames who mistreated me when I was training in this line of work. Oh and if these so called Black developers are not talking about communities that are not strictly for American freed slaves and where I don't have to see anymore ugly super whitewashed half breeds, anymore meth or heroin users with black dudes, and no more crack heads then I don't want to hear it!! If the new complexes and neighborhoods are still bringing in white Mexicans, Caucasians and other white supremacists then I don't want to hear about it!! I want the same neighborhood exclusivity that Italians, Chinese and other politically protected groups have!!

      @@buildingwealthwhileblack What would also help is making sure that all of these black and biracial immigrants who won't stop invading Freedmen's neighborhoods and districts across the nation start getting questioned and dealt with legally and politically, that they are ALL uprooted from our United States freed slave enclaves and the males from those foreign black nation groups are heavily scrutinized for pushing further immigration and ostracized for not building up and cleaning up their villages abroad and refusing to return gone, refusing to stay out of Freedmen's federal claims discussions and also staying the fuck out of black wall street conversations that has nothing to do with foreigners. This one man is not going to be enough to fix all housing injustices happening against United States freed slaves across the country in both rental and home buying and nothing is being said about reclamation of homes that were stolen from Freedmen either. That is what I am focused on. No disrespect to this man for trying but until I see my demands being met for Freedmen then we are still by majority of us stuck at a standstill. And until I see discussion from black men and so called half black males about assembling building teams nationwide, stopping all of this stupid ass marching and protesting, stop fucking making making of these ugly half breeds and "new white" children and making sure that our new housing is not "amalgamated" or whitewashed and there are no dickheads or sneaky black females laid up with rednecks, migrants with no papers, or other outsiders then I don't want to hear it.
      I want exclusivity and priority put upon native U.S. Blacks or no more talks about "excellence" period until those problems are solved with permanent solutions.

    What was the zoning for the land that he purchased? I'm atempting to do the same thing and looking for land, but my issue is I can only find land for single family housing in/near a subdivision. I cannot find lots that can be used for duplexes. Should I look into commercial lots? I'm in the metro Atlanta area.

      Houston Texas has very laxed zoning laws. Unfortunately I do not know the laws in your city.

    I got a question... When the appraisal doesnt meet purchase price(selling for 300k but valued at 280k) and you say you need to make up the difference, how do you make up the difference? Like, do you add more things to the property to increase its appraisal, or do you literally come out of pocket $20k? That part confused me(im a new investor), would appreciate it if someone could explain. Thank you!

      Fiverr has cheap blueprints. It's more to it than just going on there and buying blueprints but it'll get you going in the right direction

      In Texas no a builders license is not needed. If you have land you can build on it with blueprints and a permit

      You can make money as your own GC during the build or you can keep the property and refinance from your construction loan to a traditional mortgage loan and keep the property as a rental if you do not want to sell it

      He saved up his capital from petroleum engineering and partnered with someone who had the money while he did the designs, etc.

      @@AberrantArt I think he may of had a nest egg saved up anywhere in the ballpark of $10k-$50k, varying wildly depending on how he saved while working at his fuels job. So that would probably be some of his down payment to buy his first duplex. He said he had no experience prior and had to learn everything as he went along. He bootstrapped the entire process as he went along. Definitely not for the faint of heart because one wrong move and you have a mess of problems! Haha but it is possible still! (That's currently what I am doing now) But that's the info I got. I hope that helps! 💪

      @michaelmcwhirter definitely helps! I've got about 30k of my life savings that I want to try and get a return on. It would be awesome to do a new build, but I think it would require a few years of classes to learn how to properly build a house. Then an extreme amount of luck finding the right funding partner.

      Donovan was inspired to develop duplexes because the first home he purchased was a duplex where he rented out the other side. He didn't move into any other duplexes he built.
