I've been a carpenter since I was 14 yrs old, during my 46 years in the trade I've built everything from multi-million-dollar custom homes, up-scale tract housing as well as your basic saltbox...having said that, framing 9 homes within 120 days is very realistic when you're building the same home repetitively.....now that I've gotten that out of the way..... It is with great elation and profound admiration that I pen these lines to express my heartfelt joy upon witnessing a surge in young black entrepreneurs choosing a path in the realm of real estate and land development. In a world often plagued by inequality and limited opportunities, it is indeed a breath of fresh air to witness the empowerment and aspirations of young black minds gravitating towards this field. In closing, I find solace and great optimism in observing the convergence of ambition, talent, and opportunity embodied by you guys who are blazing trails within the realm of real estate and land development. Your endeavors are not merely transactions but testimonies to the indomitable human spirit, forging a path toward generational wealth and creating a future that celebrates the triumphs of your forebears while offering hope to generations yet to come. I am a Female, Black, Veteran Owned SDVOSB Business/Owner. I'm looking to build a 102-+Unit Housing complex for disabled, homeless and/or transitoning Servicemembers.This will be the first Veterans housing complex, with a full rehabilitation program in my City and State. Now, I do ot have the team and I'm working on Funding but I need a great Contractor. I am on the East coast. I have land I'm looking at that needs a soil test so far. I'm guessing that I need to buy the land first. That's what the city told me when I mentioned that I' minterested in development grants they offer.

They'll want to know if you've considered all aspects of any site characteristics that might become project restraints, such as environmentally sensitive areas, poor drainage etc, which can present problems for project approval, design, construction, as well as regulatory limitations, such as restrictive zoning requirements. Having said all of that, generally you do not need to buy the land before getting a soil test. In fact, it's common practice to have a soil test conducted as part of your due diligence before purchasing land, especially for a significant project like a housing complex. Hire a geotechnical engineer or a professional soil testing company to assess the soil's suitability for construction. This can include tests for soil composition, contamination, stability, and other factors that could affect your project.

It literally takes my GC 5 to 7 months on average for one property. It's ridiculous! This is why I will probably try out another GC on the next property for renovations.
