      You guys are doing great. My wife and I are pondering the idea of glamping/farmstays. Did you run into much in terms of regulation and permits? Sorry if you've covered that. I've watched so many of these videos.

      @@tbay3690 that’s awesome to hear! There is room for a lot more glamping hosts. We did cover that, but here it goes. knowing that we were looking for a place in the US to move to and do glamping, we strategically looked at a county that doesn’t have a building code or zoning code. As crazy as that may sounds
      there are a few places like that left. Basically you do whatever you want without any permits. The problem is that your Neighbours can also do whatever they want haha. So it can be tricky. It’s typically rural counties with very low population. Where do you guys live or where are you looking to do glamping?
      Only advice we really have is…. If you want to do this… this is probably an amazing year to do it. Mostly if you can execute quickly and be ready for this summer.

    Already having campsite. It must be so nice for people to camp in a dome, with a comfortable bed, privacy, glamour, the campsite is pretty tiny, much birch-trees around, mid-night sun, sometimes Aurora borealis in the winter. Already having WC on the campsite in the summer, access to shower in the main house. Even access to electricity from the dome. I would choose a dome, because of the moist weather all year through. Some sunny days though. Some summers are sunnier and dryer than others. Very hard to predict the weather in front of every season. Many nice hikes nearby, som mountains to climb, that are not too difficult to climb, but provides view and feeling of accomplishment. Of course at stunning Helgeland in North of Norway.

    I’m happy for you and your family. My wife and I live within a few miles of your cite. We live in a Tiny house and we decided to start our own short term rental experience last summer. I’ve noticed your rental on Airbnb weeks ago and thought what a great place. Best of luck.

      We live in our tiny house on wheels on our property. We have designated an area for the rentals and they are smaller than our house.

    Awesome video and great tips! It's super exciting that the industry is developed enough to not constantly get asked "what is glamping?" but not even close to being fully saturated. Totally agree that the industry is evolving and you explained that so well, good luck on your expansions in 2022, rooting for you!

      Thanks guys, and yes plenty of room in this niche! How is your site progressing? I think the last thing I saw was solar power for your units. I looked into solar for this property but there are ZERO incentives in Tennessee to go solar so I decided to not go for it.

      @@buildfixflip Yes, we designed our solar setup and are having someone put it together into a permit package right now which is exciting! You could still receive federal incentives in TN though correct? I'm by no means an expert on any of it, we don't have much of an option but to go with solar so the incentives are just a much appreciated bonus for us! Other than that, just waiting for approvals for our sanitary system, site plan, and yurt plans. Hopefully we can actually start construction in the next few months!

You can connect a get some good encouragement for your home business etc. They have lived local for many years ( not the $$ money makers moving in.. your kind of people). Good luck.     I own 36 acres in Colorado, south of Canon City, overlooking the mountains. I'm very interested in partnering with someone that's experienced in Glamping to make my land a 'go to' spot with 4-6 Glamp sites.

      We have 2 Lotus Belle tents currently in storage with the intent to build to at least 4 this year. We are just starting now. I signed up to have utilities installed last night! :) This is my first foray into the overnight business so I'll be learning as I go and definitely will be watching yours and other channels to help me avoid mistakes.     Does glamping appreciate in value if we want to sell it like traditional real estate ?

      It will appreciate, but it is different than traditional real estate. You would sell it as a business. We will do A video on it!

    This all fine and dandy if you want to set up camp in the middle of nowhere.
    But here in Florida, there is no middle of nowhere, and too many regulations that prevent this kind of free enterprise.
    That's one thing I hate about Florida.

      We understand that! A lot of places have tons of regulations. We moved specifically to an area that would be wayyyy easier to get started since we were moving to build this business.

      We totally understand that. And it is smart to go through those hoops first, to see if it is even possible to build what you want in the area you want. No matter where you are located it will take a lot of research and phone calls to ensure you do things correctly. We are in a pretty special place that doesn't have a building code, so there are no restrictions that we had to go through. We purposefully researched and found a place we could build what we wanted. With Andres' knowledge and skill in building and construction, we were confident with what we could build. It is hard to find that, and not the best idea for anyone who doesn't have prior building knowledge. I can't wait to hear more about your adventure!

      @@jaked5144 Asheville is beautiful! I (Chelsea) went recently in the fall a few times and it was stunning. The drive there was incredible and the hikes with the fall leaves were beautiful. ☺️

    My wife and I are looking to start this business in 2022. Do you see the future and expansion in having and starting multiple sites? Or ultimately starting with a larger piece of property and adding sites as you go? Or even the Kai Andrew process of partnership with farmers or larger land owners?

      Awesome!! Good luck in your business venture! So all could work! We bought a piece of land originally but it was going to take a lot more capital to get it up and running because it has no utilities. So then we pivoted and did the “house hack” where it can be zoned to build on your land. And we are going to build multiple units on this one piece of land. And we already scooped up a cleaner that will work exclusively with us as we grow. So it could be a really easy way to get vendors or help only to one piece of land versus different locations.
      I think whatever makes most financial sense to what you can afford now, is where you should start. I love the idea of the land or farm owners! We are thinking about doing that because it is a win win for both you and the land owner and an east way financially to get started in the business, get experience and scale your business!

      @@buildfixflip It's interesting how you said tier 2 glamping because that's how we want to approach this business. I think another thing that not too many people are doing is setting up the sites as a unified site or system. We want to, in essence, have a boutique glampsite that is small enough to feel like glamping but can also have some common areas or building in which we can set up spa quality amenities.

      @@charlesmillington2181 exactly. We have a pretty large barn that we are turning into a clubhouse. We are almost done with it. Has quite a few places to hang out and a few games, a BBQ, a pizza oven, coffee bar, TV, fireplaces and maybe we addd a sauna later. So we also expect to get friends and family to book more than one glampsite and they can all hang out together in a the barn and then have their own sleeping quarters.

      For geodesic domes, you will have to call the city/county and see what the regulations are around that. No matter where you are located it will take a lot of research and phone calls to ensure you do things correctly.     When you got started, I'm assuming you got a loan to get it all started. With that how long did it take you to get your first stay at your site, and what do you do when you don't have anyone staying to balance your income?

      Hey Ryan! We actually have been saving for years and didn’t take out a loan. We opened our first unit September of ‘21 and it got booked out 100% quite quickly, I remember we got 7-8 bookings in the first few hours we posted in Airbnb. We opened during the peak season. But we are seasonal and knew December-February would be slow months and took that into account as we estimated our income. We didn’t think Airbnbs or vacation rentals would take such a deep dive and about 7 or 8 months ago Andres started a handyman business to diversify our income, alongside flipping mobile homes. We also have started accepting weddings and events at our property too! We are slower than we would like right now and are trying to supplement our income with those avenues. We have been staying wayy busy with all of that! Great question!! Do you have a vacation rental?

I don't have any property to do a rental on at the moment, but I am seeking land in my area to start a campground/glamping/micro a-bnb sort of thing. The hard part with land is if it's not "improved" (aka buildings) loans are harder to come by as they're considered high risk. But, I'm still working the numbers out and seeing where the best fit for us would be.

    Thanks for the videos guys! Why did you guys move from Phoenix and start where you did? Why not try to start a glamping site around Phoenix? I’m in Tucson and I’m looking to start a glamping experience in Oracle, AZ. I’m curious on “why not in Phoenix?”

      It absolutely could be done around Phoenix! And Oracle looks beautiful! I (Chelsea) am born and raised in Phoenix, Arizona and I have always wanted to live somewhere with four seasons or frankly I was tired of the heat. 😅Before moving here we actually lost in a bidding war in Flagstaff, Arizona. So we originally were looking to do an Airbnb type business in that location. Then, we started looking into other states that had other things we were looking for - four seasons, good school systems for our growing kids, somewhere that cost of living wasn’t crazy high, somewhere that had a very high area of tourism, and that could operate year round. 🤗 You definitely could do something in Phoenix and surrounding areas, you would just need to look into what the seasonality might look like with the weather and put that into your business plan. I’m not too familiar with Oracle- is there a lot of tourism in that area? Or an attraction that brings people to the area? ☺️ We are so excited to hear more about your glamping business!
