Great to learn what this coastal are is, and is called! Depending on construction quality as regards noise and shared walls, ceiling and floors, I'd probably stay away from Condos, as I would in the US. I'm assuming there is some kind of "HOA" type monthly fee, too? I'd be curious to see what spending a bit more, say $300K in €'s might buy for more interior space and nicer interior appointmentsRenovations, in a stand alone property? What are the broad property tax costs?
Thanks for watching. There are some shared costs in a condo but generally not a structured HOA like we had seen in the U.S. in terms of property taxes, we pay less than 10% in property taxes here than a similarly priced home in Connecticut…about 0.2% per year.

I like 3, 6, I love the looks of the nazare condo’s, but I’m loving historical homes, 8, with the furniture, I wish I had it in me to rehab 9, & 10, is decent. I love land around me, I’m noisy with my music & have been pining for a country home where I can play phoebe snow, Joan armatrading, Paul Simon, chicago transit authority, etc., on a top of the line stereo system that I don’t have yet. We shall see. This was fun & very encouraging, thank you! A upbeat end to a rough starting day.

It seems that some (many? all?) have a very low fee that handles the day-to-day stuff, but they vote and assess on anything larger…so there isn’t a bankroll to cover painting, re-roofing, etc. Maybe it’s different in new builds, not sure. But if you were buying a condo, it’s something you’d want to get clarity on. Thanks!

You asked for our feedback on the properties, so here it is: Property #1 (Caldas da Rainha): For the price and being a 3 bed, 3 bath, it was well-located in town (though I'm not sure how far it is from the beach). Properties #2, #4, #5, #8, and #10: They all seemed newer inside with the right main house features. Property #4 would be my top choice. It would be fantastic if you could provide videos of homes on the Silver Coast that are 2 bed, 2 bath, and built in 2010 or newer, within the $200k-$300k range. Also, similar videos of other nearby cities with populations of 15k+ by the beach or nearby would be great. I'm also curious about the properties in the Sitio area. Thanks again for the great video!

Having recently been exploring the Silver Coast I would agree that #4 in Foz is the best of the lot. Beautiful area, wonderful beaches and close to Caldas for convenience and shopping. We looked at Nazaré area and it was so very nice, too. I would like to see homes in the 400’s to 600’s range if that would be possible. Thank you.
I love Caldas da Rainha , I was just there in October , and could not get my granddaughter out of the water she loved it. Did you know that in Caldas da Rainha you have to pay "Ocean View " property tax , oh yes, my niece lives there in a condo with Ocean View .
Thanks for the suggestion. Just checking on idealista.pt and Santa Cruz has 42 listings for sale, and only 25 if you limit to 1 or 2 bedrooms. Looks like the avg price is between €200k and €225k. Only one in Santa Barbara for sale that’s 1 or 2 br, and it’s a 2br at €241,500. Hope that’s helpful!!
My wife and I absolutely love playing live poker. We are looking to move where we can enjoy a mild climate coastal town that is within 30 minutes to a casino that has poker. We tried looking it up, but we are just not sure which casinos have poker. We think that Casino Figueira has poker, but we are not sure if is only cash games or if they have tournaments. For us we prefer playing in tournaments. My sister-in-law and her husband are interested as well but they are more interested in slot games. Have you ever thought about putting together a casino video? I, my wife, and now my wife's family have subscribed. All of us very much enjoy and appreciate the information you are providing!

It seems to be an old image because there are several buildings missing, and I've been trying for a long time to find images of Sesimbra before those buildings where built. In researching home locations in Portugal, I’ve encountered multiple negative comments re humidity and mold. There must be remedies for the dampness, as the area is rapidly becoming more popular.

We won’t be able to do something like this to be helpful for five weeks from now, but just glancing at AirBNB and Booking seems to show that the range is from a little under $1000/month to several thousand depending on what and where. It may also be possible to negotiate further since these three months are among the lowest demand months. Best of luck!!

However, in the meantime, if you use idealista.pt (and then change the flag in the upper right from Portugal’s to the UK’s so it will be in English) you can search for rentals in any city or area, and set the criteria you want in terms of size or bedrooms. We spent a lot of time on idealista.pt when we were thinking about our move here :)

There’s not an easy way, since an agent only shows properties that have a contract with their firm. We worked with 4 different agents in order to be able to see the properties we were interested in. Best of luck!
Are there any resources to calculate the annual expenses associated with owning a home that stays empty 6 months each year? We are considering buying a property and living in Portugal less than 6 months a year to avoid being a tax resident, would this idea work? Thanks!
That’s a good question but we’re not sure. It’s likely you would need to maintain a minimal electricity and water contract, and I’m not sure how easy it would be to “turn off/on” internet, etc. Guessing it would be a hundred euros a month or so when not in use. But I bet if you searched for a Facebook group of holiday-home owners in Portugal, someone who does this would be able to answer much better. Thanks for watching
The prices in ericeira are ridiculously, whit 300k euros you can not nothing, in south of Spain 🇪🇸 in Andalusia I can buy a house for 100k , and 150k or a house whit pool whit 3 rooms x 2 baths under 300k

Deals are hard to come by there …. But we don’t think Nazaré is overrated! It’s awesome and that’s why we live here!
