Oh Nick! There's not much that surprises me at my age, but moving through this absolutely 'charming' house was a real delight. Every corner about to be turned was filled with anticipation. I don't think I would change anything. I loved the honesty. I really could see myself there with friends and family....(but for $)! I could swear I'm in Old Santa FE during the interior rummage with that color palette. Help for Nick with synonyms for charming: alluring, amiable, appealing, delightful, inviting and likeable. What a lovely idea that upstairs downstairs bedroom is for estranged parents keeping up appearances for their children. My Border Collie would be extremely confused herding those exceptionally docile sheep. Installing horizontal bars above the Hobbit doorways and you could move through the house as if you were underway in a U-Boat, the only thing lacking would be a klaxon. Monte Santa Maria Tiberina was originally Etruscan and judging by the terrain surrounding this house, I wouldn't be surprised to find Etruscan and Roman artifacts, the area is also known for Porcino mushrooms and Black Truffles.

I am sold. You find some of the most enchanting places in Italy. Am I the only one amazed at how high the quality of life can be in Italy? I see similar sites in France, meaning people sometimes choose rurual life over city life - managing to also preserve some of the ancient properties. It surprises me that there are so many upper middle class folks in western Europe, living the western dream - bucolic idylls daily.
I love this home. I think it is absolutely charming, and l don't think that there is anything wrong with the word charming if it fits.

I like functional kitchens not large kitchens. Love it. The home is so warm and inviting. I love the multiple levels. I am thrilled that the old doors were saved and used. This home is perfect just the way it is. Beautifully decorated.

Awesome property. Rustic and cozy. So simple bedrooms and bathrooms but with a lot of caracter. Beautiful kitchen and dinning room, the table have one diferent chair from a diferent town of Italy, so good. Beautiful garden too, amaizing views. Thank you Nick !!!!

I especially like where you come across behind the house through the garden, and end up on the lawn overlooking the pool and out over to the little town that was its own State at one time.

Nick it’s good to be back in the Umbrian countryside. I like the rustic charm inside and out. Incredible stonework really ratchets it up. To me, the kitchen is cozy and inviting. You know I have a weakness for artist studios… Remembering Molino 1 in Morra, their barn had those see through blocks, and the use of glass panels would have worked there as well. No property is complete without a “great tree”.

Man, those sheep had me fooled at first! Very realistic! Loved your humor and enthusiasm as always, Nick, and especially appreciate you showing us this particular property!!! Love the lack of predictability. Love the shape of the building overall (not a simple rectangular box), love all of the little details (cubbies, door sizes, arrangements of things) kept from the original structures even though I’m sure keeping those increased the complexity/cost of the restoration. Love the loft and secret rooms. Love the artist studio, and how they implemented openable windows behind the original barn ventilation brick walls. If you think we simply love it, you are right! So this is the "charming" house! It's absolutely beautiful, and presents really well, but the one thing that really "struck" me about this place was the low ceiling height! People were a lot shorter a few hundred years ago, I guess. Anyway, stunning as always, Nick.

I remain addicted to your wonderful channel but once again cannot restrain myself from sticking my oar in with a comment.
You undoubtedly have specific reasons for choosing how you begin each home tour, but as an avid fan I would love to be introduced to the interiors as a guest would upon arriving for a visit.
I seem able to process floorplans and flow so much better when I start at the point where a visitor would first be greeted and invited in to the home.
As you point out, due to the history and prior uses of these marvellous buildings, there are often multiple entrances (particularly on the 1st floor - oops, I think I should say ground floor) and I may be completely alone in this preference, but I figured it never hurts to mention.

Well Nick I just love all the different levels in this farmhouse the light salmon colored walls with the dark wood is so warm and inviting I could be happy living there for the rest of my life the views and the craft house is very special and those amazing decorative sheep I thought they were real at first I would love to see this property in full bloom thank you so much for sharing until next time c i a o
This home is huge! It is charming just wish it were brighter inside.
Sold! I wish it were so.... What a fantastic property! Though the house is a bit of a maze, it was still very comfortable and inviting. The owners did not try to rework things; it's a farmhouse in the country, and they kept everything rustic but updated. I'm not sure about the orphaned bedroom on the ground floor, the overuse of yellow and red on the walls, and the plain tile in the bathrooms, but these are far outweighed by the view, the fireplaces and the relaxing sitting areas. Oh, and did I mention the view?? Wow! Nick, this video was very entertaining, especially the whimsical open and close. Once again there were a few laughs. Bravo! Do the sheep come with the property?

This house is definitely worth viewing. Loved the rustic style with old doors, tiles, & beams. Also very unique in that it had so many hidden spaces that could be made into quite places to just sit & relax. The view across the country was awesome. The sheep totally fooled me. I'd like to have some for our yard. I love the hills. It means keeping heart fit just walking around te property. No gym membership needed. I hate gyms.

My favorite to date - since starting on your tours. Is it wrong of me to cry when i see such enchantment? I don't know a sole soul in Italy and would no doubt become the lonliest woman in the world, but I would remedy that by inviting artists and artisans to live with me for very little money, long term or just for stints, either to work or take a break from work. I'd like to help makers pursue their craft without sacrificing a qualitiy life.
