Hi Sara, Thank you for your comment. There are so many beautiful parts of Italy from the Lakes in the north to the open rugged beaches in the south, and everything in-between. I normally go to Puglia for my holidays as I love the beaches. Kids + Beach = Happiness
That adjoining bedroom on the Primary with its private entrance is what I have now. May seem odd - but it’s actually a brilliant solution for family guests. Not just little ones. I love it. Kids get the attic with their short selves. I don’t adore the red walls in the kitchen/ keeping room for myself- although it fits the owner perfectly- Easy fix. And that kitchen is perfect for a real cook. Get some old funky doors for the cloak room & larder - Have fabulous wine tastings / pairings under the wisteria- & pizza too … then crash in the adjoining bedrooms & wake for a brisk swim before gardening… aaaaahhhhhhhhh. Dream Life.

The grounds and gardens of this property are beautifully laid out, I can see it's alot to maintain and the owners have fallen behind somewhat on that score, but it's lovely nonetheless. That's Photinia. Not sure why, but I see a lot of it there. It typically gets quite scraggly as can be attacked by blight, maybe not as much in Italy as here in Canada. Every time I see one in these videos I think it should be ripped out and Portuguese laurel put in!

Seeing it was quite distracting , and unfortunately diminished the true vision of the space. Rule #1 clear the clutter so clients can envision their life in that space. We appreciate very much when you can tell that people actually live in a home, as opposed to a sterile environment, but their placement of articles on the staircase, and under tables seemed excessive.

And love the Sex Pistols poster; reason alone to buy this place!!! Second reason is the poster of President Obama. I agree with an earlier post that this is probably the best property you have shown so far. The grounds and forest are absolutely amazing and are my favorite part of this estate. I can totally see my quilting studio on the 3rd floor. My personal observation is that while some of the other homes on your channel are definitely 'vacation homes' with everything in its proper place and looking like a hotel with stunning bathrooms, this house is shown as a home with all its glorious 'mess'. Even hotels get messy. Keep up the fantastic work, Mr. Nick; I love these mental getaways until we can travel again. Now all I need is to hit the National Lottery....if I ever do, the first round of something refreshing is on me. Oh wiat---I'd have a vineyard and could uncork a bottle of the house special!!

Dear John, Thank you for your comment. One can estimate the purchasing costs to be between 6% to 8% of the purchase price, if buying as a non resident.
