    correction, its ultra inflation due to high taxes on essentials like fuel, food everything, 8rs samosa now 15rs, 80rs refined now 190rs, 25rs atta now 40rs, so property also increased in proportion, there is no real gains but rupee value depreciated.

    maine to aaj tak plot le rate kum hote dekhe nahi 2003 se...wait karne ke chakkar mai 25 hazar gaz mai milne wala plot 90 hazar ke rate per lena par gya aur abb rate almost 1.75 lakh per sq yard hai....issliye golden rule is buy if you have capacity...buyer always think that he is buying at high rate

    ग्रेटर नोयडा में कीमत बढी मगर सुविधाएं ज्यों का त्यों बनी हुई है। पब्लिक ट्रांसपोर्ट नहीं, रेलवे स्टेशन नहीं, अंतरराज्यीय बस डिपो नहीं, मेट्रो दिल्ली मेट्रो से कनेक्ट नहीं,अच्छे सरकारी अस्पताल नहीं। रोजगार के साधन नहीं। यहां के मजदूरों और कामकाजी लोगों को अपने निवास स्थान से आटो लेने पडते हैं। मजदूरी कम आवागमन का खर्च ज्यादा। कुलमिलाकर यह शहर मात्र रियल स्टेट का बाजारभर है जो जनसमस्याओं से भरा हुआ है। अपने फ्लैट का इतना मेंटिनेंस देते हैं कि उतने में किराया पर फ्लैट ही मिल जाता। यानि अपने फ्लैट का इ एम आई के साथ-साथ किराया देकर रहने के लिए अभिशप्त हैं।

    Noida house rates are becoming saturated. This is due to increase rate of interest of home loan. Also people are getting better interest on Bank FD. Global recession is also affecting the price as most of the home buyers are NRIs

    I see 2 type of people one who have joined the rally and one who have missed. Noida is indeed only city in NCR giving tough comptetion to gurgoan. Apartment worth more than 10 Cr are launched and there are buyers for them also.
    There is a lobby of property dealers from Gurgoan who will always try to show Gurgoan as good and Noida as bad due to their vested interest.
    Both are 2 different cities situated in 2 different states catering people with different income group.

      He was mentioning the property rate for these sectors will slash down and bubble will burst and what not. The plots which were around 40-45 lakhs in 2012 have skyrocketted to 1Cr now and rate is increasing every month / year. They will continue to increase due to development around Jewar. Rarely in less than 1% cases rates of legitimate property comes down, EVER otherwise they always shoot up! There may be slowness, but eventually it will go up. Don't expect any downfall in prices. They will get stagnant for coming 1-2 years due to Global Slowdown but will pick pace from where it left. Never negative.

      This rate is low even for tier 2 cities like Pune, Ahmedabad. Input and labour costs are also increasing 6-10% year on year.

      If you buy a plot especially for investment then it will not give you the rental income. You have to wait for price appreciation and when its rates increase according to the property market, it will be bought by the end user and not by any investor. The end user always has security issues in the plots community and especially such end users who buy such expensive plots in Noida. I will explain to you in detail when you meet

    Greater Noida prices are Artificially hiked . It's too much as per location. It's far far away from job area and city.

      Even in 2010 when rates were 1/4 of what they are today.People have same argument.
      Those who invested made 4x of their money and those who argued are still arguing about that it too far. But too far from where.
      Noida is now fully self sustainable city and Greator Noida will also be.

      It depends on location in G. Noida. If you go towards Surajpur side, you will get cheaper but it is industrial area. If you look for luxuries, then that ain't cheap. Go to Jaypee or Godrej. What areas and what price range are you looking for.

    In Greater Noida, there is no new development by authorities in many sectors as compared to the last 5 years, but still the rates are increased drastically. It's all a bubble which will burst soon and in this only genuine buyers will suffer.

      Wave is not having good track record especially in project delivery and that's why I never recommend to anyone to invest them. You may have to wait longer in this project.

    Khulle plot me rehne ko mileage jo 2 ya 2.5 crore ka hoga.
    Disadvantage:
    -jana delhi hi hai rishtedaaro ke function me khaali bus btane ke liye ho jaayega ki 250 gaj me rehte hai.
    -raat ko bahar nahi nikal sakte noida me lootmaar ka darr hai
    -basic amenities ke liye ginti ki shops , price quality uske mun ki hogi ha agar 1 hafte me petrol kharch karke delhi se samaan laake bhar do to baat alag hai.
    - 2crore me se jitne ka bhi loan loge emi bharte bharte anxiety depression ki goliya khaani pad jaayengi aur recession aa gaya to fir bus sab bekaar.
    Jo log sidha 2 crore de sakte hai already delhi me kothiya hongi unki yaha nahi aane waale wo to gentry wahi delhi me rahegi aapko bus inflated price me bech degi plot.
    Jinhone jode honge 2 crore wo ek baar kharidne ke baad dubara bechne ki hi sochenge to agle bakre ka intezaar karenge jo 2 crore ke 3 crore de de.

      Bhai mujhe ek baat smjhna hai.. jb lease khtm hoga to jitne construction ho rkhe hai uska govt Kya kregi.. owner and uski family ko ghar se forcefully nikal degi Kya ? Ya fir Jo bhi formal process k through lease ko extend krwa skenge Kya ? Because I am thinking of buying plot in Noida for making home there.. I am worried about this lease issue..

      @@mayankkumar5696 No one knows for exact, mostly dekho lease extend hoti hai past experience yehi kehta hai , lekin paper ke hisab se dekha jaaye to noida authority aur aapke bich agreement hota hai 90 years ka, to hai to ye 90 years ka hi agreement uske baad Noida authority aur politics me jo log hai unke mun ke upar hai ki karna kya hai.

    Society flats ki span of life 75 years to 100 years tak hoti hai. Uske baad RWA milkar dubara bhi flats bana sakti hai same plot par sab se money lekar. Chinta ki koi baat nahin. Plots par bane hue builder floor par sab pareshaan hai aur sale kar rahein hai.
