Sometimes people also go to Open Houses to see how the real estate agent works, to see if they would be a good fit to list their house. Or sometimes its a friend of the owner who is checking up on you! Always treat everyone with respect and professionalism!

I'm not even in the situation right now where I could invest so much time in real estate as I'm in the middle of another project that I'm hoping to built some kind of passive income with which really takes up 90% of my time after working a 9-5 to gain capital but if that all works out for me I would definitely be putting all my time into this, not even for the money but because real estate has been my passion since as long as I can remember. I was disappointed to watch your 'doing real estate part time' video because that's the maximum I'd be able to give right now but the points you make are completely rationally calculated and true! If youtube channels were on the stock market i'd for sure be investing a good chunk of money in this channel, you're about to blow up man I know it, big things to come, good luck, please, keep at it!!

hey Graham, this video was great, I just had an open house that went terrible since only 1 couple showed up and they already had an agent. I'm already implementing most of the things you mentioned, so I'm hoping next Sunday I get more traffic. Also, thank you very much for letting me know that it's okay to not be a sleazy salesperson, because this was the 3rd open house I was holding and I was thinking maybe I wasn't getting any results because I wasn't trying hard enough to sell people anything and wanted to take a more relaxed approach to do it. One of the higher end properties in the New Haven area, but maaaan do I wish it was a lease in your market .😉 I was so excited when I passed my PSI exam. Great video, Graham. You mention that we should sit as many open houses as possible. How would a new real estate agent get to sit open houses? Do you just ask co-workers if you can hold their open house for them? Or do you join them as they hold their own open houses? Also, if a new agent is working for another agent and they ask you to sit their open house, I'm guessing all of these prospects you met at the open house belong to your boss? Or even if your buddy real estate agent asks you to sit their open house, would your prospects from that open house below to them? And also, if so, whose names goes on all the signs? Yours or the agent you are sitting in for?
This video has some awesome ideas. I’m not a real estate agent but I rent houses, and these are great ideas for landlords showing the house to potential tenants
What I think of: What if too interested persons want the house like: „Make me an offer“ „No, i want you to make ME an offer“ .. how do you handle something like this? Highest Bid gets the deal?
Could you show an example of your business cards and what your signs for open houses look like on your channel, for examples on what you’ve found to be a successful design for signs and cards and what type of designs you started with compared to what you have now. What type of quality paper are you using for your cards?
So i've been thinking about getting into real estate as one of my first jobs (I'm still 17, but after watching your videos, very facinated in it.) I cannot stop watching your videos and am very excited about the whole thing. I don't live in a rich area or anything upper class (Suburbs of Chicago Illinois) so would you reccomend that I go talk to some agents on upper class houses and just get a gist of how they operate, their opinions, etc like you did? I see open houses all the time around my area, and they are usually smaller size houses, but some are nicer and bigger. Thanks :)

I'm 22 and I was thinking about using my magic experience as a gimmick but I don't want to be cheesey with it. I get that there's a fine line between taste and cliche but I wanted to get your feedback. What do you think about showing a trick or two to lower the wall and should I incorporate that into my sales technique or no? Thank you for the amazing advice!
Devon - if you can incorporate who you are, do it! Obviously you'll throw in a trick if it makes sense, you dont want to be the guy who just does magic tricks randomly. To build a successful business, you need to build relationships, and I think magic is a great way to show your character and personality. So I would sit down, plan out how I would incorporate it into a conversation, and implement it. Don't be afraid to be you! Good luck!
What the above comment said. Chances are if you work being a magician in the past into the conversation; they'll ask to see a trick. It will be organic.
This one is professionally staged by a prominent staging company in LA! I'll make another video about my recommendations for de-cluttering and de-personalizing a house, but generally a flash of color (throw pillows work well), books, wine bottles, etc. add good decoration, combined with no personal photos or items!

Absolutely, that's on my to-do list of videos to make. But to answer your question about what I post Do a catchy title in ALL CAPS. Keep the ad simple. "If this listing doesn't meet your requirements, let me know what you're looking for and I may have a few others to pass by you" CONTACT XXXX PHONE: XXXX EMAIL: XXXX 3 BED 2BATH PROPERTY DESCRIPTION ETC ETC I keep it very simple and re-post them every other day! I do not renew the ads, just repost more. That way I have a few hovering around at the same time!

But to answer your question, the more knowledge you have and the more educated you are on your market, the more confident you feel and sound, and the more credibility people will give you. There are some external credibility factors such as a nice car, nice clothes, nice watch - but it only goes so far. If they realize you're unsure of what you're talking about, that's meaningless. So being educated should be top priority.
Graham can you do this for teens..? Like about real estate stuff and what skills do you need and learn. And where should you start. That would be great 👍🏽
I would like to be a real estate agent. I am learning all i can right now by reading books, studying my local MLS, and watching videos like this etc. Would it be ok for me to go to an open house simply just to learn?
How do you know which houses are being sold ? How do you set up an open house in that home ? Do you go to the seller and tell them you’d like to sell there home ?

I sat my first open house yesterday and pretty much used the script Graham provided (of course I improvised), and it was a success and I captured 20 or so leads, some of which are on the market right now. These houses that you sell, and the ones that you film yourself into , do you own them? I mean do you buy them, clean em up a little bit and sell them at a higher price, or someone else owns the house and you are hired to sell the house. What exactly are you doing , i don't understand very well.

Hey, some are saying we're in a bubble and with some crazy things happening in politics do you see a crash coming? As a first time buyer is it better to get in now, or invest until I find better opportunity.
I could go on for hours about this...but honestly, no one knows. Here's my personal perspective...the people that buy, buy with 20%+ down. Banks are strict about lending. Borrowers will NOT default on their loans with that much equity. So I highly doubt there will be a major crash. HOWEVER, I see a LOT of inventory coming on the market. Everyone and their uncle thinks they're a real estate investor and wants to flip a house, so I'm seeing a lot more new construction/remodeled homes coming up and even more in the works. I think that an influx of inventory, coupled with rising interest rates, will be enough to put a damper on the industry....but, I don't see it being a crash. Things can't keep going up as much as they have been so this could be some normalcy for once. But honestly I don't know, and no one knows...long term it doesn't make a difference, so I'd buy something and expect to keep it long enough to ride out any short term fluctuations in price.
+GrahamStephan Hmm. Makes sense. Perhaps it's time to position for some minor adjustments. As a fellow car guy I'm sure you're aware of the "free money" being thrown around in the car industry. Hi graham Here is something I'm very concerned about how do you support yourself financially when you first start out in real estate business? And how did you? Thank you!!!
When I started, I was 18 with ZERO expenses - I lived with my dad, I had no debt, I had a cheap $1500 car, and had enough savings to pay for gas, a little food, and real estate courses. So for the first year, I kept my expenses EXTREMELY low...like I'd spend maybe a few hundred per MONTH on items, if that. So for me, I lived off basically nothing until I started making money. But for most people, I'd recommend cutting down your expenses and at least having a cash buffer in your account to get you through 6-12 months of potentially not earning that much - that way you won't be too stressed out if you don't close a deal after starting!
Hey Graham! I'm wondering how dangerous it is to be a real estate agent holding open houses. Have you ever been in a house and a shifty person walks in and you are all by yourself? Just wondering how you would handle a situation like that. You know, I would just be scared as a girl being defenseless in a house with possibly a scary person. Thanks! :)
GrahamStephan yeah I do leases mostly so it takes maybe 1 or 2 opens tops to find tenants because they aren't as fussy as buyers. However I would like to get more into sales but I'm sure just like for you leases will provide great connections and a good foundation for which to build my sales career on. Leases are such a great way to meet future buyers. I'm not sure if you've seen my older videos, but I explain I built my entire business from leases - the lease clients became sales, they referred me more business, they bought houses - it took a few years to see the results but it was 100% worth it.

I am 19 and in school rn and wondering, is it possible that I can get my license and try to get a part time job as a real estate agent to get experience in the industry while balancing school ? I am interested in real estate just wondering how difficult it would be starting out.
+Marco Pagan I wouldn't recommend it as a part time career - however, it might be advantageous to work as an assistant or intern while in school - THAT I would recommend. But selling real estate will be incredibly difficult while working around a school schedule. I uploaded a video a month or so ago about doing real estate part time, is highly recommend you check it out!
+JJChrono I usually approach it when I'm asking what they're looking for. I'll just quickly ask "oh by the way, you working with an agent?" If it's no, I just say "sounds good" and proceed forward by talking about what they'd like without acknowledging their answer. If it's a yes, I'll still mention that I'm happy to pass them some properties in the event their agent hasn't sent them but I generally will respect the fact that they have an agent.

Thanks for the comment. I don't own any of the places I sell - I am just an agent selling the house or representing the buyer. I do buy properties for myself, but I keep them and rent them out. I look for properties that need cosmetic remodeling, I fix them up, and that brings some extra value/equity to the home.

Great video, Graham. You mention that we should sit as many open houses as possible. How would a new real estate agent get to sit open houses? Do you just ask co-workers if you can hold their open house for them? Or do you join them as they hold their own open houses? Also, if a new agent is working for another agent and they ask you to sit their open house, I'm guessing all of these prospects you met at the open house belong to your boss? Or even if your buddy real estate agent asks you to sit their open house, would your prospects from that open house below to them? And also, if so, whose names goes on all the signs? Yours or the agent you are sitting in for?

So i've been thinking about getting into real estate as one of my first jobs (I'm still 17, but after watching your videos, very facinated in it.) I cannot stop watching your videos and am very excited about the whole thing. I don't live in a rich area or anything upper class (Suburbs of Chicago Illinois) so would you reccomend that I go talk to some agents on upper class houses and just get a gist of how they operate, their opinions, etc like you did? I see open houses all the time around my area, and they are usually smaller size houses, but some are nicer and bigger. Thanks :)

I'm 22 and I was thinking about using my magic experience as a gimmick but I don't want to be cheesey with it. I get that there's a fine line between taste and cliche but I wanted to get your feedback. What do you think about showing a trick or two to lower the wall and should I incorporate that into my sales technique or no? Thank you for the amazing advice!
Devon - if you can incorporate who you are, do it! Obviously you'll throw in a trick if it makes sense, you dont want to be the guy who just does magic tricks randomly. To build a successful business, you need to build relationships, and I think magic is a great way to show your character and personality. So I would sit down, plan out how I would incorporate it into a conversation, and implement it. Don't be afraid to be you! Good luck!
What the above comment said. Chances are if you work being a magician in the past into the conversation; they'll ask to see a trick. It will be organic.

This one is professionally staged by a prominent staging company in LA! I'll make another video about my recommendations for de-cluttering and de-personalizing a house, but generally a flash of color (throw pillows work well), books, wine bottles, etc. add good decoration, combined with no personal photos or items!

But to answer your question, the more knowledge you have and the more educated you are on your market, the more confident you feel and sound, and the more credibility people will give you. There are some external credibility factors such as a nice car, nice clothes, nice watch - but it only goes so far. If they realize you're unsure of what you're talking about, that's meaningless. So being educated should be top priority.

These houses that you sell, and the ones that you film yourself into , do you own them? I mean do you buy them, clean em up a little bit and sell them at a higher price, or someone else owns the house and you are hired to sell the house. What exactly are you doing , i don't understand very well.
These are properties that I have listed and am selling - I usually only have time to film these between waiting for clients, between meetings, etc. so it happens to be a time for me to make a quick video.

Hey, some are saying we're in a bubble and with some crazy things happening in politics do you see a crash coming? As a first time buyer is it better to get in now, or invest until I find better opportunity.
I could go on for hours about this...but honestly, no one knows. Here's my personal perspective...the people that buy, buy with 20%+ down. Banks are strict about lending. Borrowers will NOT default on their loans with that much equity. So I highly doubt there will be a major crash. HOWEVER, I see a LOT of inventory coming on the market. Everyone and their uncle thinks they're a real estate investor and wants to flip a house, so I'm seeing a lot more new construction/remodeled homes coming up and even more in the works. I think that an influx of inventory, coupled with rising interest rates, will be enough to put a damper on the industry....but, I don't see it being a crash. Things can't keep going up as much as they have been so this could be some normalcy for once. But honestly I don't know, and no one knows...long term it doesn't make a difference, so I'd buy something and expect to keep it long enough to ride out any short term fluctuations in price.
+GrahamStephan Hmm. Makes sense. Perhaps it's time to position for some minor adjustments. As a fellow car guy I'm sure you're aware of the "free money" being thrown around in the car industry. If our stars align maybe we can get a bubble burst and go car shopping soon.

Hi graham Here is something I'm very concerned about how do you support yourself financially when you first start out in real estate business? And how did you? Thank you!!!
When I started, I was 18 with ZERO expenses - I lived with my dad, I had no debt, I had a cheap $1500 car, and had enough savings to pay for gas, a little food, and real estate courses. So for the first year, I kept my expenses EXTREMELY low...like I'd spend maybe a few hundred per MONTH on items, if that. So for me, I lived off basically nothing until I started making money. But for most people, I'd recommend cutting down your expenses and at least having a cash buffer in your account to get you through 6-12 months of potentially not earning that much - that way you won't be too stressed out if you don't close a deal after starting!

GrahamStephan yeah I do leases mostly so it takes maybe 1 or 2 opens tops to find tenants because they aren't as fussy as buyers. However I would like to get more into sales but I'm sure just like for you leases will provide great connections and a good foundation for which to build my sales career on. Leases are such a great way to meet future buyers. I'm not sure if you've seen my older videos, but I explain I built my entire business from leases - the lease clients became sales, they referred me more business, they bought houses - it took a few years to see the results but it was 100% worth it.

I am 19 and in school rn and wondering, is it possible that I can get my license and try to get a part time job as a real estate agent to get experience in the industry while balancing school ? I am interested in real estate just wondering how difficult it would be starting out.
+Marco Pagan I wouldn't recommend it as a part time career - however, it might be advantageous to work as an assistant or intern while in school - THAT I would recommend. But selling real estate will be incredibly difficult while working around a school schedule. I uploaded a video a month or so ago about doing real estate part time, is highly recommend you check it out!
Hi Graham, how do you incorporate in asking the people if they are working with an agent or not? Not just jump to it and try to get their business
+JJChrono I usually approach it when I'm asking what they're looking for. I'll just quickly ask "oh by the way, you working with an agent?" If it's no, I just say "sounds good" and proceed forward by talking about what they'd like without acknowledging their answer. If it's a yes, I'll still mention that I'm happy to pass them some properties in the event their agent hasn't sent them but I generally will respect the fact that they have an agent.

I'd say "The Millionaire Real Estate Agent" by Gary Keller is the BEST start for someone interested in the basics and foundation of the business.

Thanks for the comment. I don't own any of the places I sell - I am just an agent selling the house or representing the buyer. I do buy properties for myself, but I keep them and rent them out. I look for properties that need cosmetic remodeling, I fix them up, and that brings some extra value/equity to the home.
