But Im thinking for a long time now, that the future of working in a shop wont fulfill my dream of financialfreedom, especially with all the online shops wich probably will take over my job in the future. So I started looking for ways to earn a passive income. After I've done some research i recognized that ETF fonds are a good way for a long term saving plan and that the stock market isn't the best way for young, unexperienced people to really make money off. You really inspired me to start investing my savings but the only problem I have is, that I have no clue where to start. I got my RE license back in January and have been trying to build my business through CL and leases. Nice to hear someone validate the idea. My clients have been very happy and all have the goal to buy next year (I closed 12 lease deals the past 2 months). I am hoping they at least 25% convert to buyers next year. Question: What did you do to stay in touch with them and keep them as a client. My plan is to reach out quarterly just to check in and see how they are doing. Is that too often? Not often enough? Love your videos man, keep it up!
I rarely followed up except a month or two before their lease expired. At that time, I'd see if they'd want to renew or if they wanted to start looking at other properties. To be honest, I had terrible follow up - most of my tenants would come to me when they were ready to look, I had very few change places without me involved.

Congratulations! What area is this in? I'd definitely continue renting it - depending how much equity you have, you can cash-out refinance it and use that as a downpayment for another property.
Riverside county in Menifee specifically, thank you for the advice I know I can do a lot with it but I just didn't know how to leverage it the right way. Only problem I feel with the secondary property is my income I don't think a lender would look at as sufficient for two properties

I saved the majority of my income from 2008-2012 - I pretty much just hoarded it. I would rarely spend anything unless I absolutely had to (I'd go out to dinner with friends and either not order food because I'd rather save the money, or just order an appetizer to cut down on costs). So by 2011 and 2012, I had a decent chunk saved up - I also had a string of high priced sales in 2011, including a home I represented a buyer on for $5.5m (that I met off craigslist, oddly enough). So I had all this extra money sitting around and I wasn't sure what to do with it - but I noticed real estate was super cheap at the time and I saw this as a way to hedge my income against the occasional commission-only income I was making as a realtor. I just saw investing in rental properties as a way that I could finally earn a steady income. So I began buying properties with all the money I had saved up. A large component of that was pure luck - I happened to buy at the bottom of the market. However, I wouldn't have been able to be in that situation had I been stupid and blown all the money I had made.

+TheJinroKing I've never heard of this. Most realtors I work with are the exact opposite, they're in their 50's or older women who are fairly serious. As for ethnic diversity, it varies - especially in Beverly Hills since LA is just a diverse place to begin with.

Just found this channel two days ago and almost through all your videos already, I love the content. Quick question, I'm an 18 year old graduating high school. I'm starting a business dealing with programming and web design; however, I also want to get into renting real estate and investing in the stock market. I have a car financed to build my credit score but only 3k in my Vanguard account (invested into their smp 500 index fund). What would be your suggestion on the best way to move forward? Should I put all my saved money into a Vanguard or how much should I save to start investing into real estate?
Have you set up a tax advantaged account yet? If you want to get into stock market investing, I'd highly recommend opening up a Roth IRA and throwing your money in there - it makes sense to do this before you start making some serious cash since you're already in a low tax bracket. If your goal is real estate investing, unfortunately it'll be less exciting - I'd just save your money in a high interest checking account, like Ally, long enough for you to save up for your down payment/remodeling costs. I wouldn't really advise investing money if you'll need to cash out in 1-3 years - should the market turn down, you'd hate to lose some of your principle.
Yes, I have a Roth that I have maxed out for this year, I was also wondering how you split your income/savings between real estates and stocks. Is it a better investment to just save (with a checking account) for real estate investment?
Mine is terribly balanced towards real estate. I contribute a a small amount through a Roth IRA and SEP401k but at this point I pretty much just keep the majority of my money in an Ally bank account and save it towards continuing to invest in real estate. In the future I'll begin contributing more to the 401k.

Pros vs cons, and is there a point in your portfolio where you would transition to PM or just grow your own team with the growth of your portfolio. How much can you charge for a lease agreement? 10 percent gross rents? First months rent? Do you ask for a deposit from the tenant? Wondering if this would work in my market in Salt Lake City, UT. I feel like homeowners would be reluctant to pay an agent because it can eat up all their cashflow.
Fantastic advice. I like the idea of posting the contact information right at the top, I'm going to give that a try! I had great success finding tenants recently using a very similar formatting on Kijiji (like Craigslist) - Descriptive title, max out the pictures, and post all of your contact information to make them comfortable about contacting you. One other thing I like to include is: "Feel free to contact me for a quick reply".

Practice. It wasn't something that came naturally to me, as most people seem to think. It was a lot of practice, learning what works, tweaking it a little bit, and you slowly become more comfortable talking with people.

I always have full insurance for the property's value. I also recommend the tenants have their own, separate renter's insurance policy throughout the duration of their lease.

Ok cool. Yea I'm just starting out so I would be looking to post other listings. One more question... Do you have to get permission from these agents first?
YES! Absolutely you need to get permission. Preferably get permission in writing. In the end it helps them out, too, because they get increased exposure on the listings and then you get access to clients who call you.

My first sale was a craigslist rental lead that decided to buy once they realized all the pet fees and general fees associated with renting. In your first few years in real estate, was the bulk of your income derived solely from lease listings using this method? That eventually became buyer and seller income? +Rank Maker Thanks for the support! I'd likely just index fund it for now. Open up a Roth IRA and throw money in that. Dividend stocks are good but dividends are taxed as normal income so it's best to have them in an IRA. If you do stocks, ideally you want to capture the long term capital gain which is taxed significantly less. Look into Vanguard!

I just saw investing in rental properties as a way that I could finally earn a steady income. So I began buying properties with all the money I had saved up. A large component of that was pure luck - I happened to buy at the bottom of the market. However, I wouldn't have been able to be in that situation had I been stupid and blown all the money I had made.

+TheJinroKing I've never heard of this. Most realtors I work with are the exact opposite, they're in their 50's or older women who are fairly serious. As for ethnic diversity, it varies - especially in Beverly Hills since LA is just a diverse place to begin with.

Hi Graham, I've been watching your videos for more than a year now and I've been a huge fan. I'm 19 and have had my real estate license for nearly two months now. I've gotten about 35 leads since then and I am actively working with 3 of them to find their future homes. Now for my question, how do you go about getting into the leasing side of real estate? Which paperwork is involved in the permission to advertise a lease, is it just a standard listing agreement?

Just found this channel two days ago and almost through all your videos already, I love the content. Quick question, I'm an 18 year old graduating high school. I'm starting a business dealing with programming and web design; however, I also want to get into renting real estate and investing in the stock market. I have a car financed to build my credit score but only 3k in my Vanguard account (invested into their smp 500 index fund). What would be your suggestion on the best way to move forward? Should I put all my saved money into a Vanguard or how much should I save to start investing into real estate?
Have you set up a tax advantaged account yet? If you want to get into stock market investing, I'd highly recommend opening up a Roth IRA and throwing your money in there - it makes sense to do this before you start making some serious cash since you're already in a low tax bracket. If your goal is real estate investing, unfortunately it'll be less exciting - I'd just save your money in a high interest checking account, like Ally, long enough for you to save up for your down payment/remodeling costs. I wouldn't really advise investing money if you'll need to cash out in 1-3 years - should the market turn down, you'd hate to lose some of your principle.
Yes, I have a Roth that I have maxed out for this year, I was also wondering how you split your income/savings between real estates and stocks. Is it a better investment to just save (with a checking account) for real estate investment?
Mine is terribly balanced towards real estate. I contribute a a small amount through a Roth IRA and SEP401k but at this point I pretty much just keep the majority of my money in an Ally bank account and save it towards continuing to invest in real estate. In the future I'll begin contributing more to the 401k.

Craigslist is underrated. Everyone uses it. I've found my last 2 rental apartments via Criagslist. Tends to be cheaper than apt complexes etc

How much can you charge for a lease agreement? 10 percent gross rents? First months rent? Do you ask for a deposit from the tenant? Wondering if this would work in my market in Salt Lake City, UT. I feel like homeowners would be reluctant to pay an agent because it can eat up all their cashflow.
Fantastic advice. I like the idea of posting the contact information right at the top, I'm going to give that a try! I had great success finding tenants recently using a very similar formatting on Kijiji (like Craigslist) - Descriptive title, max out the pictures, and post all of your contact information to make them comfortable about contacting you. One other thing I like to include is: "Feel free to contact me for a quick reply".

Practice. It wasn't something that came naturally to me, as most people seem to think. It was a lot of practice, learning what works, tweaking it a little bit, and you slowly become more comfortable talking with people.

graham what is your advice on insurance to cover Homes your renting? just keep the ho insurance with the mortgage company? or should you require renters insurance too to avoid law suits against damages to renters property?
I always have full insurance for the property's value. I also recommend the tenants have their own, separate renter's insurance policy throughout the duration of their lease.

In the beginning it was other agents. Now I only post my own!

YES! Absolutely you need to get permission. Preferably get permission in writing. In the end it helps them out, too, because they get increased exposure on the listings and then you get access to clients who call you.

Hi Graham awesome video. I've definitely seen success with craigslist too. My first sale was a craigslist rental lead that decided to buy once they realized all the pet fees and general fees associated with renting.
In your first few years in real estate, was the bulk of your income derived solely from lease listings using this method? That eventually became buyer and seller income? I know in your other videos you've stressed open houses and sphere. I guess my question is, since you're saying 90% of your business originated from Craigslist: was the income from lease listings in the first few years enough to live on?

You can ask other agents in your office for permission to post their listings! That’s what I initially did.

+Rank Maker Thanks for the support! I'd likely just index fund it for now. Open up a Roth IRA and throw money in that. Dividend stocks are good but dividends are taxed as normal income so it's best to have them in an IRA. If you do stocks, ideally you want to capture the long term capital gain which is taxed significantly less. Look into Vanguard!
My focus at 17 wouldnt be passive income, invest in yourself. Take some sort of online course
