Quick tip for car ride audio. Put a High Pass Filter around 60Hz-100Hz or so to eliminate the rumble from the car. Generally, you can do this for most audio to make it a bit cleaner.

This guy is exactly correct! I am not far from London, in Guelph ON, and constantly notice most realtors don't know anything (they can barely write up an offer or make a phone call). The "investor type" or those who have actual experience in rental properties are the ones you want working for you, and who I've learnt so much from! (I go to random open houses and talk to the realtors - this is where I was first inspired to investigate rental property opportunities in 2015). Jeff will do very well!

I'm a 19 year old realtor from Houston Texas, great advice in this video definitely going to use it in my real estate business. Definitely related to the phones calls when ur heart starts racing and u get a lil nervous. Once again thanks to both of u.
Thanks for watching! Yeah, that phone call thing takes time to get used to - after a few weeks though, you'll be a pro at it.
If you know your stuff the phone calls get easier. The phone call in this video I've already sold that property a few times and so when I get a call about that particular property it's just daunting! It's not for first time investors so I try to weed them out quick to save myself time. (the property come with low class tenants)

Yeah, I've done a few day-in-the-life vlogs before for subscriber milestones but I'm down to do more in the future. Problem is that most of what I do can't be filmed (client showings, negotiations, writing offers) and the rest is pretty boring. Property values in Canada have been ripping. Lots of Chinese and other overseas investors are buying like crazy. Jeff is hardworking but he is also lucky to have gotten in the game when the tide was rising.
Ashfaq Sheikh my first year the deals were not easy. This year was a bit easier but I thank that I had my first year because even new realtors this year may not of been able to compete.

Man I read rich dad poor dad in 2007, even rich women, but I decided to move to Spain and live European lifestyle and thought well I can’t do the rich dad thing cause I don’t want to live in the states, but anyway lived in Spain a while, moved back to US after economy dropped. Went in to education and it was the biggest mistake. Like even after 10 years you’ll only be making like 45-50K, which is TERRIBLE as a single person with debt. But anyway, I’m 34 and finally getting back to my real estate dream!!

Another killer video, got any info on how to maneuver high competition areas? or market homes via social media platforms?
Thank you! I'll see if Jeff can chime in here, but I wouldn't be worried about high competition areas - generally most Realtors set the bar so low so just by being prompt in getting back to people, you'll easily be able to stand out. Combine that with superb customer service and you should be good to go. As for social media marketing, Jeff would be the person to ask - I don't do much, but he's focused heavily on it.
Don't be afraid of them. Get out there and fake it till you make it. The public will respond to your customer service. Don't worry about experience level just be there to answer all questions or know where to find the answers behind the scenes. I definitely experiment with marketing listings online FB, IG etc.. I try to emulate some of the top realtors in these fields and don't just post all houses as people will turn away from that. So I show my personal lifestyle and then drop in a house every once in a while. Add me on IG and stay in touch!

Hey Graham, I'm currently in the process of getting my real estate salesperson license for California. Do you think its a good idea to call some local salespeople to try to get an internship/apprenticeship to learn the trade and get my name out there? Also amazing content man, love it!
You can definitely start interviewing brokerages and see if any of the agents will take you out under there wing for the day!

Well basically you just need to get a lease and fill it out. As you gain experience of listen to other landlords you will learn some extra stuff to write in. Do you have a blank lease ? I use Docusign now and the tenant signs digitally.

I don't unfortunately, my specialty is really residential - haven't done much commercial real estate, so I'd hate to make a video on something I don't know much about.
Are you talking large multi-family units 5 Plex and up? or are you talking about commercial like businesses ?

Basically they will probably take 30-35% downpayment to fund the deal generally speaking. You're basically a landlord of the businesses but they are usually on 5 year leases and pay property taxes, hydro and insurance
