  • Converted agricultural building sited in a lovely location just south of the medieval town of Penela in the district of Coimbra. The property does not have a habitation license and has recently been rented out.
    Although the property has just one bedroom there is the opportunity to convert the attic or adega into a second bedroom. The property comes with approximately 4,000m2 of terraced land filled with 50 olive trees, vines and fruit trees. The fertile soil is 'terra preta' and there is a stream at the bottom of the land, that runs part of the year, and can be used for irrigation. There are great views of the valley below and distant mountains towards the south.     The main door of the house takes you into the lounge/diner, which has a W.C. near the entrance. At the far end of the lounge is the bathroom with shower, sink, bidet and toilet. To the right of the bathroom is the bedroom with window overlooking the country lane. To the right of the bedroom is an opening from the lounge into the kitchen, which has granite work surfaces and a tiled floor. A door from the kitchen opens onto the adega, which contains the wine making equipment. The adega could easily be converted into an en-suite bedroom if needed. A door from the adega takes you outside and onto the path that leads to the garage. Just passed the garage you will find the large terrace, which has a bread oven. This is an ideal space for alfresco dining and taking in the great views.
    The exterior steps to the attic can be found to the left of the front door. This is an area that could also be turned into extra living space!
    The property has electricity, water and sewage goes to a soak-away drain.

    If it does not have a habitation license than that actually does mean you cannot live there. That’s what not having a habitation license means; you cannot legally live there. Stating that you can move in there despite it not having this license is false advertisement through misinformation.

    If its not a legal residence I guess its impossible to insure or rent out legally - Is there any way to legalise and what would costs be to do so. Lovely property but maybe unsellable as anything other than a barn??

      It would be difficult to change the property to habitation .

    Gorgeous. A shame you didn't walk down the drive a bit more to the other outbuilding to pan around the land and view. Please focus on land and gardens in your videos. You give loads of detail on internals but not the outside, to us, the garden is just as important as the house.
