There are so many units popping up in Dubai and SO many new ones will be ready in 2026, 2027 etc but after renting in Dubai it seems like short term rentals (properly furnished ones) are still extremely hard to find. So if you can have a slight edge to having a well done up apartment, it will be rented non-stop. I went with deyaar and really happy with our apartment in Dubai the returns are great.

That was the registration fee to block the apartment. After that we did the down payment which was 20%. However, you deduct the registration fee from the down payment. We used Nabni from Abu Dhabi 🙂
Al furjan is a great location for investment. Overall the structure looks solid from this developer. But it appears they have not put their heart into the finishing. The marble tiles for example looks like they didn't care about arranging them to form a consistent pattern. Looks bad from an aesthetic point of view.
Al Furjan is a bit out there, unless you work in Abu Dhabi 😂 I have never heard of Nabni as a developer, but what do I know. The nice thing is you are not overly far from Els Club in Sport City.
Depends on what you compare with. 8 min from Marina, on the metro line, near the new airport and Dubai South. Have been living in several large cities in the world, we wouldn’t consider that “out there” 😊 You should check the area and developer out, perhaps it will change your perspective.
@ Fair enough, I guess it is all an individual perspective. You are indeed relatively close to the Marina and the Palm which is cool. To me the problem is DWC - the airport has been struggling to get mainstream airlines. The convenient part is that with the location practically at Jebel Ali you can get to AUC almost as fast as to DXB. I always like trips to Abu Dhabi, so that is cool as well. As you mentioned, you are practically on top of the metro station.
That's true, it's almost the same distance to AUX then to DXB. We have started to always look at both airports when we fly to Dubai because you can't get great flights to AUX. We agree, we also love Abu Dhabi trips! Totally different vibe.

The buying process can be a little crazy first time round; the more popular the more crazy (I mean if they release units on a certain day it's first come first served). Popular buildings can sell out in hours. Picking a good developer is also important. Quality aside, on time delivery (other than unforeseen delays) is also important. Prices seem to be increasing though. Things do move fast in the mid east, and in Dubai specifically; more metro lines are planned. I did initially look at Dubai south (I worked on Expo for a little while), so I knew the plan, but I'm thinking 2 - 5 years, not 5 - 10.
Yes, the process has been a bit of a wild ride but we have still enjoyed it as first-time buyers. We have employed an external snagging company to conduct the inspections and file reports with the developer. They have been very helpful. We are learning more and more about the developers every day. Let's see where the next investment will be 😊 Dubai South is looking interesting! There will be a more thorough review coming later of the different steps into the buying process and the price appreciation.
@@MalinandJakob I agree, first time round without crazy surprises is enjoyable/memorable. I was remote though. It does help if the developer is professional and sends regular updates. I think the surprise for me (less 🥳 more 😒) was the addition to the DEWA bill of municipality. As service charge also depends on area, it's at that moment you think less is more 😅 - so making sure the layout is smart and not just unusable space helps. The appreciation is a good topic, as apartments can increase in price as soon as handover happens. Don't be surprised if you start getting WhatsApp messages from agents asking if you want to sell it!

In 2008 my cousin put $150000 deposits on 2 units off the plans in dubai and kept sending money every month but one day he decided to go there for a holiday and check on the progress but to his surprise the builder disappeared and he lost nearly $200000
It's a standard 1 bedroom and for $250,000, I would be very wary of what I was getting. It's CHEAP for a reason. $250,0000 is a fraction of the same property in any major city. There's definitely a discount going on, but nobody is going to tell u where. You can barely buy a studio in Rio for 250

Under the law, an expat may elect (via a will) to have their assets distributed according to their wishes or in accordance with the inheritance laws of their home country. Expats who don’t have a will in place at the time of their death may be subject to the rules set forth in Sharia Law.

Hi, Damac is a massive company. It all depends on what project you choose to invest in. They have everything from ultra luxury like the Cavalli to more basic projects. We would advise that you consider the specific building or project first, rather than checking if it's Damac or not. If you can choose and have the funds, we would probably recommend EMAAR or Meeras 🙂 Which Damac project are you considering? 🙂
Consider LEOS Development projects Weybridge Gardens 1 , 2 and 3 in Dubailand close to academic city and blue line to be built by 2027. Perfect location for high rentals and capital appreciation in DLRC.

It all depends on the area and the unit. You can find everything from cheap apartments outside Dubai to very luxurious apartments. Are you looking at any specific area? and how big?
We are actually also looking at that, but we have not found anything yet. Most of the apartments is too expensive. It's good for short rental like Airbnb but you can in most cases buy two apartments in another area for the same price so the rental cost needs to be very high to get a good ROI. It all depends on the unit, if it has the marina view, how the floor plan is, does it have gym and pool and how old the building is.
Unfortunately cheap labour to maximise profits will show in the poor workmanship. Other than that dubai is worth considering thanks for sharing your journey.

No way sorry lol, the pattern is way overcrowding congrats on the purchase but to me the interior design (material selection) was done by an engineering or procurement department and not by a proper designer. No synergy. Anyway it's your unit and you can do what you want if you wish no worries 👍
Omg! What a bad idea! Never buy property, in a city that is building, with such a high speed, yet has nobody wishing to move into them. Your flat will drop in value faster then you can blink, because they keep building bigger and better, making your property unwanted. And of course, if this was Hong Kong, with limited space, great idea, but Dubai has unlimited space, so you as owner of an old flat will for ever be screwed. Availability is much higher, than demand, which is a huge red flag! Another problem with Dubai, is the corrupt government. Friends of mine bought an off plan apartment, to be build by the company, owned by a Dubai royal. It never happened, they never got their deposit back and neither did any of the other buyers. They had a lawsuit going for more then 5 years, only to be told nothing will come of it, as the company meant to build it, has a royal owner. Last but not least, the economy of Dubai is real bad and has been for years, the international super rich are slowly turning their back on Dubai. It’s too hot, too many working class tourists flooding the city, no outdoor life possible due to the sun. And remember even the locals spend 2-4 months in Europe to get away! Not to speak of the slave like conditions the buildings are made under nor the crazy design fails, that pretty much every building, ends up having, like sloppy standards, or like Burj Khalifa, toilet trucks 24/7 creating noice and traffic just to get the human waste away from a luxury building not connected to the sewage system to save money, the crazy levels of wind noice on the higher and most expensive floors or the fact that around 1/4 of the lifts are constantly broken, taking ages to be repaired, as it isn’t standard lifts, meaning the super rich penthouse owners spend up to 20 min to get from ground to top or reverse, including minimum 2 lift changes, as not one of them goings straight to the top. Or let’s talk about the westerns, who end up losing their jobs… once they fall even the SLIGHTEST behind on mortgage payments they will be arrested! This leaves people, to wake up in the dark of night, grab their kids, a small suitcase, sneak out to their car with not much more then hand luggage, hoping not to be seen or reported by neighbours, hoping to make it to the airport, where they dump their super cars at what’s internationally known as graveyard, to flee the country. Have you seen the online videos of families breaking down. In tears on board an aircraft, the moment the leave Dubai airspace? Finally knowing they made it and escaped? These are all well known facts, it’s beyond me, that ANY human is dumb enough to buy anything here!

Hi, Damac is a massive company. It all depends on what project you choose to invest in. They have everything from ultra luxury like the Cavalli to more basic projects. We would advise that you consider the specific building or project first, rather than checking if it's Damac or not. Must know a developer have 1 year grace period. Some use the grace period. Inly few developer who deliver on time.

In general EMAAR is great. However, there are some buildings that we know of, where the quality could have been better.

It all depends on the area and the unit. You can find everything from cheap apartments outside Dubai to very luxurious apartments. Are you looking at any specific area? and how big?

We are actually also looking at that, but we have not found anything yet. Most of the apartments is too expensive. It's good for short rental like Airbnb but you can in most cases buy two apartments in another area for the same price so the rental cost needs to be very high to get a good ROI.
It all depends on the unit, if it has the marina view, how the floor plan is, does it have gym and pool and how old the building is.

They are a developer from AD. They have seen quite good growth in Dubai over recent years.

Never buy property, in a city that is building, with such a high speed, yet has nobody wishing to move into them. Your flat will drop in value faster then you can blink, because they keep building bigger and better, making your property unwanted.
And of course, if this was Hong Kong, with limited space, great idea, but Dubai has unlimited space, so you as owner of an old flat will for ever be screwed.
Availability is much higher, than demand, which is a huge red flag!
Another problem with Dubai, is the corrupt government. Friends of mine bought an off plan apartment, to be build by the company, owned by a Dubai royal. It never happened, they never got their deposit back and neither did any of the other buyers. They had a lawsuit going for more then 5 years, only to be told nothing will come of it, as the company meant to build it, has a royal owner.
Last but not least, the economy of Dubai is real bad and has been for years, the international super rich are slowly turning their back on Dubai. It’s too hot, too many working class tourists flooding the city, no outdoor life possible due to the sun. And remember even the locals spend 2-4 months in Europe to get away!
Not to speak of the slave like conditions the buildings are made under nor the crazy design fails, that pretty much every building, ends up having, like sloppy standards, or like Burj Khalifa, toilet trucks 24/7 creating noice and traffic just to get the human waste away from a luxury building not connected to the sewage system to save money, the crazy levels of wind noice on the higher and most expensive floors or the fact that around 1/4 of the lifts are constantly broken, taking ages to be repaired, as it isn’t standard lifts, meaning the super rich penthouse owners spend up to 20 min to get from ground to top or reverse, including minimum 2 lift changes, as not one of them goings straight to the top.
Or let’s talk about the westerns, who end up losing their jobs… once they fall even the SLIGHTEST behind on mortgage payments they will be arrested!
This leaves people, to wake up in the dark of night, grab their kids, a small suitcase, sneak out to their car with not much more then hand luggage, hoping not to be seen or reported by neighbours, hoping to make it to the airport, where they dump their super cars at what’s internationally known as graveyard, to flee the country. Have you seen the online videos of families breaking down. In tears on board an aircraft, the moment the leave Dubai airspace? Finally knowing they made it and escaped?
These are all well known facts, it’s beyond me, that ANY human is dumb enough to buy anything here!
