Can you do a video about the pros and cons between renting your Dubai property as a long term rental or doing Airbnb? I guess with one you have to sign up for bills and pay municipal tax and the other you don't? Would be great to know the considerations and if you 100% need to have UAE bank account or resident visa to set everything up etc.
Love the idea, thank you! Added your topic to our to-do list. We are exploring more on analyzing short/long term rental, capital appreciation, etc. There is no definite answer what is the best way to go. Overall short-term rental is a lot smoother in Dubai compared to other markets we have analyzed, such as Spain and Ireland. We will dive deeper into this. Keep the suggestions coming! 😊
excellent information!!! thanks alot! a quick question: how you access a specific area supply and demand? what are the risk that your apartment stays empty like for 1-2 months per year? I am hesitant to invest in Dubai fearing the oversupply which will affect your ROI!!!
dxbinteract.com is a pretty good place to get data to make your analysis. Obviously you can also look at Bayut and Propertyfinder 😊 Doing short-term rentals in developing areas as Al Furjan requires more effort in marketing and interior. You have to calculate on that occupancy will not be 100% all year. We always have a long-term vision with our investments. You need to be able to hold the property even if the market goes down. We believe that The UAE will be a growing for years to come. There will be real estate bubbles but the market has historically recovered quickly.
