Great content. Where are you getting capital for land?
In my experience banks won’t lend and most sellers want cash for land deals. The only exception for financing is if a land parcel has a permitted structure that’s up to code and I believe must also have utilities. (At least here in CA)
Outside of cash, hard money loan (w/ drastically high interest), or a HELOC / cashout refi… what others avenues are there to purchase? Most early investors don’t have these options other then approaching a hard money lender.

Hey there! With land it's cash. You can sometimes find regional banks that will fund land purchases at 40-50% down. In the beginning it can be tough with raw land. I suggest beginners to get property with a traditional loan or whatever they have access to first. Even if you're able to afford raw land, I wouldn't necessarily recommend it to a fresh beginner. It does take some experience so you don't go way over budget.
