In my opinion, the worst areas of Manhattan below the park, minimal square footage, and horrible layouts with kitchens that are way too big for the space. I guess when you have people with too much money for their own good and refuse to adapt to the basic way of living in NYC of having a generally older housing stock and not having in-unit washer/dryer, large appliances, this is what you get. A pre-war walkup across the street would be about half the cost for a similar size; go across the river to Queens and it'd be half of that.
