Hi @dovygoodguy1296 Your question/comment about new immigration to Canada and to Calgary, and how it's putting enormous pressure on builders to build homes fast is a good question. How a builder deals with the pressure of high demand and quality of workmanship has to do with the integrity of the builder's leadership which in my opinion. Cutting corners isn't a solution to the pressure of getting a home built faster. Builders are only allowed a certain number of new builds before they move on to a new phase of a development so there are checks and balances in place to control the pace of selling homes. So, a "reputable home builder" in Calgary will make sure their homes are built correctly and to code. As far as the affect high immigration has on our society as a whole, (ex: health care) that is a big question which can't be answered in this kind of forum, but needs to be looked at closely for sure due to the massive amount of challenges it has created to our society.
The effect of high immigration and migration of Canadian from Toronto and Vancouver has put Calgary in a housing shortage. This is causing house prices to rise and rent to increase. There is also a strain on Calgary's health care. This challenge is felt in all the major cities in Canada, not just Calgary. The city of Calgary, the Federal and Provincial governments are working on solutions to alleviate these challenges, as are the other major cities in Canada.
