Thank you for showing the house, it’s got a lot of nice features, both kitchens are beautiful. In terms of the smallest room, it can be for a live-in-maid or nanny. Basement has a lots of options, like gym, hobby room, music room, vine cellars, also it can have a space for presents-wrapping room (usually this supplies take a lots of space). Great tour !!!!

Hi Terrance! Thank you very much for all your lovely tours! You do a great job always! Love this home & size & yard & pool area. If I had the money I would love it. I’m not into wood colors or gold at all but maybe with the white it would be nice enough to stay but any gold color accents or lights or fixtures would have to go. I love the size & space & details & layout a lot. I need enough closet space & storage space which is non negotiable for me which it has which is great. The primary closets I’d probably just have hanging rods installed all the way around because I need hanging space then decide what else I need. The 5,000 ft basement I wished was finished out but because it’s not I’d probably put 4 or 5 more bedrooms & 2 or 3 full baths & have a gym, theater room & big family room. I am a musician & have a lot of music things, vinyls, guitars, keyboards, amps,CDs & music art stuff I could make room for finally. It’s great though if I had the money. Hey Terence; once again another nice Video. Thank U for this one. UNFORTUNATELY I live in the Midwest and even in the Ritzy Neighborhoods around the Chicago area U could buy a PLAIN 7,000 sqft. house, that looks just like this one; with an Nice fully Finished basement for about $1.5M . I Think that Whoever seeks to purchase this Home would obviously have more interests in the Land, 3 acres. On the subject of UNFINISHED BASEMENTS; I think what alot of these builders don't understand is that most people with that kind of money aren't that picky about basements. They just want it done when they move in. No matter what it looks like, they'll pay more Money for that already finished basement rather than suffer all that inconvenience and time wasted to have the basement finished after closing.
Thanks Robert! I've heard what kind of deals you can get on these type of homes outside of Atlanta and it always amazes me. From Chicagoland to Texas, there's a LOT of house for the money for those who have it to spend, no question. This home is in one of Atlanta's most prestigious neighborhoods and with that amount of land, homes like these command a nice premium no doubt! Looking at the sales history over the last year, there are a few sales that support their asking price. I think this builder having their own design studio makes selling the idea of finishing these spaces to suit easier. I get what you mean about having it done though. I do LOVE touring homes where the basements were finished. Thanks for watching man, and for taking the time to share your thoughts.
So, primary was a let down. Would have let that office space go and used that in the primary. Then unfinished closets..nope. I like I can do what I want with basement since get Atlanta home theater in there to do magic. Habe to figure out how to do an outdoor kitchen though in the bavk.
Outdoor kitchen in the back would be awesome. I think the closets could be finished by the builder and negotiated into the contract, at least that's what I would try and negotiate for a buyer if they wanted that.
Beautiful home on the outside, primary bedroom small and the closets are small. For 7 mill I need the basement finished with a theater, a gym, a kitchen, a social area to watch the Super Bowl/Boxing etc. Also the home should be gated. I get somethings unfinished but to finish it should be within the 7 mill.
Thanks for taking the time to share your thoughts, you've got some good ones. That far side of the basement with the door that leads back to the amazing outdoor living would be a great spot to have that social space.
This is the best they have available. If you want the dimensions, you'll need to contact the builder directly. Marketing Booklet: www.loudermilkhomes.com/s/LAKE-FORREST-MARKETING-PACKET.pdf
Hey Harrison! That's a cool thought actually. I am open to giving it a shot for the right house. I do have a late-afternoon/early-evening shoot on Monday, we'll see if that house could be a good candidate.
Very nice finishings. I love the pool design. However, I could be off base here and please tell me if I am but $784/sq ft seems pretty high. Considering the basement isn’t finished nor any closet. So I would pay 6.75 mil. Then have to either get my own design team or there design team to do my closets which could run an additional 30-40k. As well as get them to finish my basement for about another 200k. Doesn’t that seem a bit excessive?
Great Question! It's all relative to be honest. When I look at the comps in the MLS for properties that have sold over the last 12 months within a 1 mile radius of this one, I see homes like 440 Cochran Drive, built in 2016, that sold for $3.75M on 5,183 sqft, or $723/sqft, and that's on a partial unfinished basement. There's also 373 Lake Forrest Drive, built in 2017, that sold for $3.7M on 5,932 sqft, or $623/sqft, on an unfinished basement. Both of these properties sat on 0.6 acres of land. The one in the video is on a tad over 3 acres. Finally, another example is 4620 Powers Ferry Rd which sold for $5.5M on 6,970 sqft (though this one had a partially-finished basement adding 925 sqft of finished space in one big rec room), or $789/sqft. But, it only had 1 acre of land. So from a $/SQFT perspective, these are just some samples that support their price, especially with the 3 acres. Would it be NICE to have the house come with a finished basement and decked out closets? Absolutely. But is it excessive to not have those items? Not according to what people are paying in Chastain Park.
They looked like cracks in the concrete from settling or curing; they were all sealed up. I would hope that the builder addressed them adequately, but I would also expect a buyer to inspect them and pursue their own satisfaction.
Yea no doubt. They did seal them, but I would highly recommend any buyer have their own independent evaluation done with an unbiased structural engineer.
Beautiful home, long way to get your mail …..I believe the house is overpriced, the basement is unfinished and the terrain in the back is not flat….. I like the houses in Milton Ga
I like the basement and how I see all the work done is to my liking with few minor needs.... the floor joist are actually built out instead of those wood I beams... I would require a elevator because my body is trash....LOL
I would expect a working 3 stop elevator at this price point in addition to a finished exercise room in the basement. Finishing the basement would also hide all of the cracks in the foundation. Linen closets should have shelving. We are building our home and will not be putting carpet in anywhere. To each their own I guess.
I am in agreement about the elevator. The finished basement, well it would have been nice, but there's a precedent for it in this price range with homes that have sold (similar $/sqft) with unfinished basements. What are you building?
You didn't mention the porte-cochere... Is it possible to put some type of screening behind the sliding pocket glass doors to deter animals, pests, etc...This house is well designed and appointed, it didn't need the ARHAUS people....🙂
I actually learned something today, thank you... :) I'm sure it would be possible to install some kind of retractable screen system that tucks away when it's not being used, maybe above awning-style. That must exist right?
It's nice. It feels almost Builder Grade. But my biggest concern is there's a lot of cracks in the foundation for such a new home. Great location though.
I really like this house. I love the long driveway. I love the colors of the floors and the kitchen. I wish it had five car garage like the other house like this.. some light fixtures are a little dated. And my personal opinion is that this house cost way too much to have carpet in the upstairs the whole house should have wood floors carpet is cheap. Nobody uses carpet in 2024. With all du respect I would buy the house.
I definitely agree about the carpet. Having hardwoods everywhere would have been much better. I do prefer the color of hardwoods in this home compared to the other though, but I prefer the way this house looks on the exterior.
An interesting home. Not in my price range, and I always watch these tours as a bit of a craftsman / long time ago trim carpenter….. but that slab in the basement…. Even the cracks sealed up… maybe it’s fine, maybe it happened after they started building or while the slab was curing …. But that is an issue. I will say at least the builder didn’t try to hide it with a finished floor. Disappointed that for the price, the closet are all completely empty. Seems like cabinet and closet fixtures should be included in the price, or a budget for them to be selected and installed.
I hear you about the closets. If it were me buying, or representing someone on this, knowing the builder has a design studio, I would negotiate an allowance into the purchase to finish them out. Everything is negotiable.
The house is okay. The backyard area is beautiful however the house itself is no different that other stuff that I'm seeing built all over Atlanta. It's just copy and paste. I wish my fellow builders would step outside the box for once.
I know what you mean. I would imagine they build what sells. I can't imagine any experienced builder wouldn't strongly consider market demands. With that said, some outside the box builds would be refreshing.
@@TerenceRichardsonTours I feel that. I'm all for making what sells, however it's basically become cereal box cutouts now. They go by the template, and add nothing to it that stands out. You'll get tired of eating the same thing every day eventually.
There’s clearly some very nice features in this home. BUT too many ‘ain’t got’ for 7M. I get it, comps, location & land. I’m going to stick with GTC in Acworth.
It lacks perspective. Staging would help. The ceilings are really tall so it skews things a bit. The bedroom portion of the suite is a bit over 400sqft. The suite itself is at least 1000+ sqft with the closets, bathroom. There are definitely bigger than 400sqft primary bedrooms out there though, no question.
Bedrooms very underwhelming for that price point, have seen many homes half that price with bedroom closets way nicer. Beautiful property, but they definitely have to have a better WOW factor for the Primary Suite and Closet. Enjoyed the tour
@@TerenceRichardsonTours I absolutely loved the stunning footage captured by the drone, DJI Osmo Pocket, and the DJI mics. I'm a huge admirer of DJI products. Although the house looks great from the outside, I would have preferred a larger parcel of land at the back. With my passion for man caves, I see tremendous potential in the basement, even though it's not finished. The panoramic wall of windows is something that my wife adores, and I can envision many possibilities with the design. While I cherish my current home, I am determined to build again, and this time, I am aiming for a 3-5 acre lot.
@@Mrgoharder91 cool man! I'm a big fan of the DJI products too. The audio was a little challenging on this one because of the sound of the waterfall, so it sounds a bit muted as it tries to compensate for the environmental sound. The pocket 3 is generally awesome for these tours. I checked out your channel, saw your house tour. I love how the kitchen opens up into the 2-story great room. Seems like a great space. Building from scratch on 3-5 acres is something I would love to do too... Do you already have a house plan in mind? Thanks for watching~
@@TerenceRichardsonTours I haven't made any house plans yet. I've been in my current place for two years, and the real estate market has been quite unpredictable. I'm patiently waiting for some homes to become available within my price range. When I purchased my current house 2 years ago, the appraisal was low due to the lack of other homes in the same price range, which has made it difficult to make a move. However, the neighborhood is growing and will have 2700 homes once completed. I plan to reassess the market in about a year, and by then, I'll be ready to make my move. With a brand new Publix being built in the neighborhood and lake access. And so many amenities, I'm sure to sell when the market is right.
I don't see the point of having an elevator in a house like this unless the elevator is large enough to accomodate large and heavy furniture/items. I was surprised to find that elevators seem to be typically closet-sized affairs. When I heard that Prince was found unresponsive in his home elevator, I had imagined something like the utility elevators in hospitals.
I've seen a bunch in my career and some of them would invoke claustrophobia out of people who never had that fear prior to stepping into a barely shoulder-width size home elevator. But most are 3x4 or so
At this price point strange this was built as a spec home and not a client building this home. With a client this home could be built for probably half the listing price. The builder is asking for 100% margin on this home. House has been on the market for almost 2 years. Obvious the list price is incorrect.
They just recently finished it. It was listed from the get-go but wasn't completed. I guess we will see what happens to price if nobody snatches it up, but there are recent sales of similar $/sqft in the vicinity.
I can understand that. At the property I filmed yesterday, there was a pear tree and the fruit that had fallen to the ground were covered in bumble bees...
So the patio and the open door need a remote screened in section to make it worth the 7 million...and the basement needs finishing for 7 mill. Also, for full family gatherings...with disabled members in mind, you need like a stairs that with a push of a button can transition to a ramp. I never know why for moving or handicapped they don't design stairs on the sides with ramp in middle...even if younger owners, you can get hurt or have surgeries then not be able to move around house. If owners get disabled, they have to move. Or if you stay in the house for years, then you will get older and need those ramps and elevators. Another thing designers don't do ithink pragmatically. Cabinets to the ceiling are great, but why not build a small closed slot to be able to pull out a ladder to access those cabinets? Does not make sense. Who can reach those without a ladder?
The house could easily be adjusted to accommodate a mobility-challenged person. A ramp here/there and then the elevator wouldn't hurt. I like your idea for a purpose built concealed ladder. That's a good one.
@TerenceRichardsonTours True. Think I should patent one? Lol....Have it next to like a pantry door, hidden in a paneled thin space like spice racks are, only going to the top of cabinets. Have a rail running along cabinet tops hidden by trim. Just have to open door and pull then you could just push along like ladders in a library.
close to 7 million and an unfinished basement? No way! The master suite is way too small, and no luxury to it. Pool area is ok, but nothing special for the $$
TBH the entry way is underwelming it looks like a normal build. a nearly 7 million house should be breathtaking. The layout of this house is so standard and basic. It doesn't even look like a luxury home. This is a open floor plan for a mansion is never a good idea. Basic trimming, light fixtures, wood flooring. There should be crawford callings, wall panels, marble flooring on the first floor. The primary suite has small closets that are unfinished. This house is worth maybe at best 2 million.
I hear you. This is in Chastain Park and there are several sales with similar size, features and $/sqft. There are maybe less than a handful other locations the price would work. Everywhere else, it's a lower price. But that's real estate.
It's definitely a long and relatively narrow 3 acres. Buildable area was definitely on the back side. They have a similar looking one for sale on Powers Ferry not too far away.
@@dawnm.stoyer5634 staging takes away from the imagination in my opinion. I cant imagine what to do with each space when it’s a bunch of random furniture everywhere.
This for about 7 million is terrible. This house is worth at least 3 million. It looks cheaply made. I’ve seen better houses for 3 million. Houses are 2x-3x than what they’re actually worth. Sandy springs is a nice location, but 7 million in sandy springs for THIS? Yeah. No. I’m really hoping for a housing crash.
Looks like every other no character new build! If you want style by older while mixing if old with new on the interior new Homes have no character and all look the same
I applaud that they didn't try to cover them up. They were filled in and sealed and I imagine a buyer will have them thoroughly inspected. But how many builders would just cover them up and nobody would ever know?
I can't understand why you would build a beautiful huge million dollar home and have some rinky-dink closets. Two closets in the master bedroom and both are not that large and one has a whole wall taken up by a window. They have lots of storage space and a tiny linen closet. With that unfinished basement and plenty of storage space there, take all that storage and dead space upstairs and give me bigger closets...🤷🏽♀️

I love the homes you show
Thanks Rob, I appreciate you! Don't miss this Tuesday's, it's the same builder as this tour.
@@TerenceRichardsonTours nice tour nonetheless
Thank you, I appreciate it
Beautiful!!!
Please can you send me the floor plans with dimensions - to help visualize the size and placement of the rooms. Thanks!
This is the best they have available. If you want the dimensions, you'll need to contact the builder directly. Marketing Booklet: www.loudermilkhomes.com/s/LAKE-FORREST-MARKETING-PACKET.pdf
So far I love it ❤
Awesome, let me know what you loved best about this house after you finish watching!
The bathroom and closet bigger than the master bedroom 😮😮😮
I would love to see what they look like to finish
Definitely my dream home😍 Is there a way to have night shoots to view houses at night as well?
❤ the primary suite
I do too!
What were those striations on the concrete floor in the basement?
They looked like cracks in the concrete from settling or curing; they were all sealed up. I would hope that the builder addressed them adequately, but I would also expect a buyer to inspect them and pursue their own satisfaction.
Love all that
😀
Love pool
It's pretty awesome.
Notice the cracks in the cement floor in the basement? For a new construction that is not good.
Yea no doubt. They did seal them, but I would highly recommend any buyer have their own independent evaluation done with an unbiased structural engineer.
My favourite feature is the 2 x double garages and courtyard parking, a sure bet for discerning homeowners not wanting to flaunt their car collection
I do like the privacy it creates!
@@TerenceRichardsonTours 💯
This is my house!!!
What did you love best about this one?
@@TerenceRichardsonTours everything!
A very nice home. My only comment is that all of the bedroom closets, the pantry and basement should be custom finished at this price.
I completely understand how you feel. They do have a design studio to finish them all out, but at an extra cost (unless negotiated into the deal)
This looks like Big Boi New home before he bought it. From the Hip-Hop Group Outkast, congratulations to him, beautiful home.
Ah, Outkast, how I remember hearing their music as a teenager
Beautiful home, long way to get your mail …..I believe the house is overpriced, the basement is unfinished and the terrain in the back is not flat….. I like the houses in Milton Ga
Lol, a looong way for sure! I'm looking for more in Milton to feature.
I like the basement and how I see all the work done is to my liking with few minor needs.... the floor joist are actually built out instead of those wood I beams... I would require a elevator because my body is trash....LOL
Elevator would be easy to put in! What would you do in the basement?
I would expect a working 3 stop elevator at this price point in addition to a finished exercise room in the basement. Finishing the basement would also hide all of the cracks in the foundation. Linen closets should have shelving. We are building our home and will not be putting carpet in anywhere. To each their own I guess.
I am in agreement about the elevator. The finished basement, well it would have been nice, but there's a precedent for it in this price range with homes that have sold (similar $/sqft) with unfinished basements. What are you building?
@@TerenceRichardsonTours building a forever home. Not discussing any further in public. Thanks.
@@brookelevin324 Of course :) hope your build goes smoothly.
We need to negotiate a price reduction to cover the cost of that unfiinished basement! At least 100k easily!
I can help with that ;)
The house is nice but for almost $7M I expect a lot more like a fully finished basement closet completed finished with racks and shelves and etc.
I would love to see what a finished basement done by them looks like. They left the closets undone so the buyer can get exactly what they want.
What? No pot-fillers??? The house is beautiful. I can only imagine what buyers in that market would have negative to say.
Hah, I make it a point to point out the pot-fillers in each video now, for my pot-filler people of course! #pfp
Use the small front room for a custom built bar. I did that with that useless room at the front of my office. Those sliding doors should be electric.
That's a great idea for the front room. Mechanized and electrified sliding doors would be awesome... ⚡
I love it beautiful wow❤😅
What do you love best about it?
It's nice. It feels almost Builder Grade. But my biggest concern is there's a lot of cracks in the foundation for such a new home. Great location though.
The location is 🔥
Where did u see that from the video makes no sense
Just wish the Basement was finish 🥰
I really would love to see one of their finished basements. I can only imagine what they can do...
we need to talk about this property room studio music or basement game room
Where would you put the studio?
Are those filled in cracks in the basement floor ?
That they are!
There’s clearly some very nice features in this home. BUT too many ‘ain’t got’ for 7M. I get it, comps, location & land. I’m going to stick with GTC in Acworth.
One can get a lot of house there for the money comparatively speaking.
@@TerenceRichardsonTours 💯 percent!
For such a big home the master bedroom doesn't seem large enough.
Nice home almost 7 million without a finishing the basement I don't think so
I would love to see how they would finish the basement... I'm sure it would be amazing
Use the space as office
That would be a good use
When can I buy it, stunning.
Step right up, I can help you today :)
Bedrooms very underwhelming for that price point, have seen many homes half that price with bedroom closets way nicer. Beautiful property, but they definitely have to have a better WOW factor for the Primary Suite and Closet. Enjoyed the tour
Thanks for watching and sharing your thoughts Joseph. What did you feel they did well?
Great video.
Thank you! What did you like best about it?
@@Mrgoharder91 Are you in Twin Lakes?
I don't see the point of having an elevator in a house like this unless the elevator is large enough to accomodate large and heavy furniture/items.
I was surprised to find that elevators seem to be typically closet-sized affairs. When I heard that Prince was found unresponsive in his home elevator, I had imagined something like the utility elevators in hospitals.
I've seen a bunch in my career and some of them would invoke claustrophobia out of people who never had that fear prior to stepping into a barely shoulder-width size home elevator. But most are 3x4 or so
@@TerenceRichardsonTours Wow, lol. Thanks for the reply.
@@bricaaron3978 my pleasure!
im very interested in this property is it negotiable
Hi Michael, give me a call/text at 678-785-5275. I'm sure they are negotiable.
Wow👍🏾
What did you like best about this one
No way to open the windows?
I'll have to re-watch the video to remember
At this price point strange this was built as a spec home and not a client building this home. With a client this home could be built for probably half the listing price. The builder is asking for 100% margin on this home. House has been on the market for almost 2 years. Obvious the list price is incorrect.
They just recently finished it. It was listed from the get-go but wasn't completed. I guess we will see what happens to price if nobody snatches it up, but there are recent sales of similar $/sqft in the vicinity.
@@TerenceRichardsonTours Is it common for custom builder to build a spec home at this price point?
@@tamil1001not very common no. But Loudermilk has built a few specs that have all sold this way. Most people will custom build from the ground up.
It looks like you can't open the windows upstairs. The painting outside of the house needs another layer. 4 Million ok but almost 7 no
It'll be interesting to see what it ultimately ends up selling for
@@TerenceRichardsonTours The House is beautiful tho. Greetings from Germany
I'm allergic to bee's..so those sliding doors would never be open
You're onto something! Might be worth exploring :)
Nice bet it’s stressful furnishing a house that size.
Oh wow, good point... Luckily, whoever buys this home will most likely be able to afford an interior designer.
There is a lot of wasted space, a lot of space that is not finished for the price. In my opinion this is a one to two million dollar house if that
Maybe in a different part of Atlanta
Call the war room for Prayer
Makes sense to me!
I use as office as den
That would be a good use of that space, no question!
close to 7 million and an unfinished basement? No way! The master suite is way too small, and no luxury to it. Pool area is ok, but nothing special for the $$
But it's got a porte cochere.
Time will tell what someone pays for it. I'll be curious to find out!
This is a beautiful house, but definitely not worth 7 million. I rather buy a house in California, by the ocean, for 7 million.
I hear you. This is in Chastain Park and there are several sales with similar size, features and $/sqft. There are maybe less than a handful other locations the price would work. Everywhere else, it's a lower price. But that's real estate.
sold three houses in at area. I’m not a fan of that lot. I’ve seen the same elevation a few times in the area.
It's definitely a long and relatively narrow 3 acres. Buildable area was definitely on the back side. They have a similar looking one for sale on Powers Ferry not too far away.
@@TerenceRichardsonTours Besides that great video. Good job sir
Thank you!
For that price, why isn’t it staged.
Great question. I would love to see these homes staged. I'm a huge proponent of staging.
A year ago I would have said the signs of a crash are not presenting themselves. Today, well, ask me a year from now 😄
Did they even hire a landscape architect?? Looks like the builder went to Home Depot and just picked out plants...
I don't know 🤔
Looks like every other no character new build! If you want style by older while mixing if old with new on the interior new Homes have no character and all look the same
What would you like to see done in a new home of this magnitude?
$6.5 million can I get an elevator
Adding one would have made sense. If I rep'd a buyer, and they wanted an elevator, I would do my best to negotiate one into the deal prior to closing.
A lot of cracks in the concrete. At the price point it should be already finished
I applaud that they didn't try to cover them up. They were filled in and sealed and I imagine a buyer will have them thoroughly inspected. But how many builders would just cover them up and nobody would ever know?
Carpet really???!! 🫤
That was my reaction too
This kitchen was absolutely horrible
What would you need to see to like it?
At this price, i need the house to be staged for showing.
Agreed. Staging is so important; it sells houses/spaces.
The house is is finished I wouldn’t trust the builder. It is cheaply built
What makes you think it's cheaply-built?
I can't understand why you would build a beautiful huge million dollar home and have some rinky-dink closets. Two closets in the master bedroom and both are not that large and one has a whole wall taken up by a window. They have lots of storage space and a tiny linen closet. With that unfinished basement and plenty of storage space there, take all that storage and dead space upstairs and give me bigger closets...🤷🏽♀️
How much bigger would you have liked to see for the closets?
Need elevator, too many steps, elevator is a must
All three floors have room for one in a pre-made shaft that's currently being used as closets, but can easily be retrofit for an elevator.
that house screams new construction, sadly
What would you have done differently?
Take too long on viewing one room 😢
Thanks for watching either way.
The foundation has a ton of large cracks is that do to the weight of the house or settling?
Where are you seeing that? Do you mean the back side of the house?
