      I like it has no pool. All that backyard for kids to play etc. Pools are an extra expense in my opinion. I'll just go to a community pool if I need a swim or cool off. Or just take a trip to the tropics to lay on a beach. I don't like the painted brick.

      Why? You're paying for a home that's almost 10,000 square feet, with an in law suite! You could put a pool back there to you liking for under 100k! Depending on the length of time it's been on the market you could negotiate the price of the pool very easily!

      @@fisherlove11320q people equate having a pool with wealth. I see this comment all the time when it comes to expensive homes, especially if it doesn't have a pool. Plus many do not consider the up keep it take and often it will be used. I agree with you anyone could add it in if that's what they what they really want, giving the amount of land for this property. For myself I don't swim plus I have a special needs kid that requires 24/7 supervision so it's a liability and waste of money for me.

    29:13 I would probably make this space into a computer room. Instead of putting desks in each bedroom, this allows for a separate dedicated area for studying. We could put 3 or 4 desks/countertops in here with some storage next to each one.
    This will be a quiet room for homework/study sessions or group projects. You can always throw a fold out table in the middle for a centered workbench

    Now, this is the HOUSE! This is a family compound that could rival the any modern estate. Just Wow all over it. For once, I love all the fixtures. I would add more lighting to the room across from the main kitchen because it is shaded. that's easy to fix. The In Law suite definitely needs near flat entry to the shower and a bigger bench. A small remodel. As a senior with mobility issues, any step up is a challenge. It is impossible for a wheelchair.
    The color scheme is gorgeous throughout. I love both the exterior painted brick and interior walls.
    For some of the odds and end spaces over the garage, they could be dedicated space for the occupant's hobbies, e.g. Art, Crafts, Model making, etc. Then no one child would be arguing over another one invading their personal space for their interests. The house is built such that the older kids could have their own Junior Suite. With all the entertainment space in the lower level, that would work nicely as an "earned" reward for the elder kids to have their "apartment like" suite. When there are sleep overs, that's an easy place to stay up with their friends overnight and hang out.
    I would add a pool and a hot tub but would have to consult a professional about making more privacy in the backyard. No one wants neighbors ogling swimmers and sunbathers. If not a pool, then some type of entertainment feature that makes going into the backyard something special other than look at all that lawn to mow. They'll have enough room for a riding mower for sure. Lastly, I'd set up an Alexa or Google network so I can talk to anyone in the various rooms without yelling "come down to dinner." Plus, parents can drop in on their kids' rooms to check up on them quickly. It is such a big house; you'll lose your voice trying to get a response from someone on the 2nd floor for sure.

      I love this house! It's definitely a top 3 out of all the ones I've done. That would be a interesting use for those rooms upstairs, a hobby room for each occupant/kiddo. That space downstairs could be one heck of a game room, lounge and entertainment space. Earned space for sure, especially since DAD WANTS IT TOO ;) It might not have been obvious but the house on the immediately left, and the two on the immediate all have pools. There's a need for privacy on that back left side of the lot where they're building new homes no doubt.

    I would turn the last section of the tour into a second apartment separate from the main house like the in-law apartment beneath it. Although because it has the stairs, it'd probably be more appropriate for a college-aged family member or as a guest quarters. I'd start by sectioning off the area from the top floor by adding a door by the linen closet in the hallway. The wall between the two smaller rooms would get knocked down, with the countertop area being repurposed into a kitchenette (a mini fridge would naturally fit in the open space beneath the counter) and the area off to the right being a small dining area. The open room at the end of the hall makes a great living room space, and of course you have the bedroom and bathroom.

    Though nowhere near its grandness, this home reminds me of the 70s split level I grew up in. I love a split level home. It really breaks up the stairs you need to climb and I don't know why we don't see more of them. The plot is incredible. I personally have no desire to do the upkeep for a pool, so I'd probably build out a bit of it for outdoor living and let the dogs have the rest. The home interior style is not so much my jam. I can't even figure out what it is. Floor plan is amazing.

    😅🤣😂That was a mini mansion... You need about 20 people to live in that big house...
    💙Love all the outdoor areas front and back... Along with the inside kitchen, dining room, great room and basement space areas...
    The rest of the home including the master suit would need to be revamped somehow... I would want more of an open airy space; there's too many walls and doors...
    I don't know the asking price; but understand why it was reduced... The new buyers would need to remodel a big portion of that home...
    Overall thought: if I had the money to buy and remodel to my liking, then I definitely would buy this home and have a lot of my relatives living in the home, too...

      With the exception of the kitchen/family room area and the staircase, it's most definitely a very cut up house. After the health crisis of 2021, I've seen some builders move away from the open concept homes in favor of creating more defined, private spaces. So perhaps this home was built with that in mind.

    Finally a massive primary suite. So many multimillion dollar homes with primary suites that you can barely get out of bed and walk between the bed and the wall to the bath. The nwasher and the dryer I am falling in love. Baseboards!! Definitely would’ve switched those closets around and moved the bathroom closer to the primary bedroom in case of a long walk in the night. Just saying. Would’ve been nice to push out somewhere and create a little nook for seating in the primary suite. Be a little coffee and tea station. One problem with large homes is lack of small snacking stations. Long way to the kitchen in the middle of the night.

I love it that is sheer genius. if this is supposed to be a multi generational house I think a lot of that been left open for the multigenerational family to work its way into I would put in a long bar of children’s desks for homeschooling. Great play areas. Also maybe grandma or grandpa needs home care somebody that comes in and looks after them for a few hours each day that works and so this multi generational home is going to be malleable depending on needs. I’d love this house and I don’t love many houses that I see on these tours. But this one is just a great well thought out house with unlimited potential and pool😢 and that second kitchen? What if different brothers and sisters and families coming to visit often on during summers and holidays.

    Love the house...and ur right...E.Cobb is pricey land. Wish they had put the pool in at that price, but that home is nice for the price. Id use the 2nd fridge in the pantry for Healthy Juices and healthy food items...only.

      The builder is Jeremy Ruttenberg & Associates. They have built other custom homes, and I believe have at least another available.

    I would like to know why a lot of the houses on sale in Atlanta are not showing fully furnished or a furnish. so people could see what their furniture would look like in that space and give them ideas .

      Great question Jacqueline! I think staging a home is so important. It's really up to the home seller to decide whether or not they want to invest in staging. In some really hot parts of town, they don't always feel like it's needed. My personal philosophy is to encourage all of my home selling clients to work with my stager. It makes a big difference.     At this price point the kitchen could have been larger especially for a home that is considered multi-family/generational. A much larger pantry as I envision the kitchen being the main hub.

      ⁠@@TerenceRichardsonTours I would have the kitchen in the back this way there would be a seamless transition between the indoor and outdoor coking and dining area definitely a larger pantry double islands appliances are on point, so no changes needed there it would be my dream to have a multi generational home like that I can picture my kids grandma and mom in the kitchen cooking.

    No pool for me... to much maintenence and cost. Plenty of pools at country clubs and fitness centers to use.
    I'd maybe put a trampoline and some sport equipment back here for the kids. I have 2 dogs, so maybe a cutout space for them to be outside yet still sheltered from rain in the sloped grass (left side in the tree shade closer to the house).

    I love the house but honestly I'm surprised this basement isn't bigger. That's a tiny basement for georgia. Even a small home in georgia has a basement bigger than that. No movie room or kitchen down there or anything

      Yea, the basement doesn't follow the entire footprint of the house. It's really just under the primary suite. I don't know why it was designed or built this way. A thought I had is maybe they thought they already had enough square feet with it being almost 9200 sqft total.

      Possibly. But they should have did a better job at that. Atlanta and GA in general are known for having spacious basements that's comparable to the main living area. This was probably my only knock on this house

      100% agree. A big house is much more difficult to take care of, especially with more kids running around. Having a maid crew come in once a month or so to handle just the more deep cleaning tasks, bedding, and hard to reach areas will allow the adults to put more time into the kids and to themselves.
      The residents of the house can handle the basic/daily laundry, dishes, and vacuuming.
      Same with hiring an outdoor maintenence service (lawn/garden care, powerwashing the garage, driveway, and patios, etc.

    For me, no upstairs laundry unless its over a garage. No above counter sink. It looks like a bowl sitting up there. No open floor plans. I dont want to cook in my living room.

      @TerenceRichardsonTours lol! I worry about leakage. Overflowing the washer. I saw a beautiful home with the laundry room above the garage. It was so nice. It was over a detach garage. It was like a mini washer. I ❤️ it!

      @TerenceRichardsonTours Also, I'm getting away from bathrooms in the bedroom. Infectious control. I dont want the odor of the bathroom into my bedroom. I did see a home with the owner suite on one side of the house, and the bathroom was outside in the hallway of the owner suite. It was incredible. OCD, probably, but I would like for the bathrooms kept outside of the bedrooms for vanity reasons.

      It doesn't feel like a real basement, but more of an extra level. It's not the whole footprint of the house, but that's still over 9000 sqft of finished space.

      Please note I have nothing to do with those TH-cam channels or the properties themselves. Additionally, please note, Apart from living in the UK, I do have properties in Johns Creek, Alpharetta (Georgia) and Florida. In respect of the Georgia properties it was a pain trying to find a property with 4 sides brick, converting the two rooms inside the front door to something other than formal dinning and an " office". I don't like open plan, (personal choice and not a criticism). So Brick walls had to be built. Door ironware, was the standard black handles, floors relaid with 'wood', not engineered wood either in parquet design or Herringbone.
      English plug and sockets where possible, for the obvious reasons.
      I just want American builders to show the skills that I know they have in design and installation, rather than the "big is grand" formula....and to not copy each other as you will see in your next 3 videos. Sorry for any typos...
