At the end of the day, you need to look at your own income and your own bank account. When we as Black people freak out over higher rent and higher home prices, we are supporting the idea that all Black people are broke and that we all make $25k a year. Some of us do, but some of us make good money. Some of us make great money. I’m tired of hearing Black people say “oh that’s expensive so it’s not for Black people”. It may not be for your Black (blank) but the lower income individuals don’t speak for the whole community. We have to stop supporting the notion that “Black” means “broke” and “White” means “rich”. We don’t do ourselves any favors by supporting our stereotypes.
We've definitely come a long way as it relates to financial success and prosperity. We have to get to where it's generational. Longevity is the key with money and how we spend/ invest.
Atlanta to me is what you make it im from Chicago I love Atlanta for different reasons . Its Peaceful at least where I have lived and there are alot of black owned businesses there and the energy is much different here comparing where in from . I'm not debating someone else's experience but for me its the best place I've ever lived.
The prices for housing are incorrect. They are way more higher than listed in this video. Please do not be bamboozled, people out here in ATL work two to three jobs plus have a roommate to be able to afford to pay rent... I forgot to mention housing complexes require you to make 3 to 4 times the rent to be eligible.
Now I understand why ppl keep moving here. They think they can pay 1k for rent and around 300k for a decent sized home in the city. Your numbers are way off. You'd have to redo the entire video to make it accurate. 500k median home in North Buckhead? Maybe in the 90s. Try 1 mil starting....
median income means the average. the average house in buckhead is probably not the new construction or expensive flip for sale today. a couple of low priced homes--say $250k would drive the median down.
@@AE-wi3zb I get your point, and I'm guessing her figures are from the 2010 census. I recently road thru Atlanta a couple of years ago and was amazed at the steady growth in the last 15-20 years. I stayed in an apt. in Buckhead years ago and some people thought I had money. I just set out to find a affordable apartment in town and did just that. Not every home in Buckhead or the Sandy Springs area is Better Homes and Gardens. There a few old timers still living in some houses or fixer uppers and vacants or foreclosures that will keep that median lower than the current prices on the market.
Visually Texas nor Washington DC can can compare to some of the ALL BLACK neighborhoods in Atlanta. These people are just showcasing predominantly white areas.
capitol heights maryland is nice too. lots of affluent blacks. my sister bought a home there. she is doing well she works for the cancer society in DC.
SuperGOALdigger I’ve seen the prices. Because it’s an AVERAGE of newer high priced developments and lower priced “unrenovated” properties in areas like West End and Mechanicsvile the average is lower in those areas. Even though it may be $1000/month for a studio in some buildings it’s still $600 at those 8 unit buildings on Rawson St, Pryor St, and Cooper St for example. At the end of the day, I get what y’all are saying and yes her numbers are still off. They’re just not as off as you think they are.
These are not Black neighborhoods. Read the title carefully. It reads "Top 17 Best Atlanta Neighborhoods” not “Top 17 Best BLACK Atlanta Neighborhoods”. There is a difference. This entire video is basically click bait. I own 4 rental units in upscale neighborhoods in Atlanta. I haven't seen an upscale Black neighborhood since I started buying in 2006. There are Black neighborhoods that are being gentrified. After the poor Black people move out they are then considered "upscale". There are a few Black people doing well and living in affluent White neighborhoods, but no affluent Black neighborhoods. TH-cam really got Black Folks thinking Black people in Atlanta are prospering. I have only made it through a few cities on the list, but none of the ones listed are “Black Enclaves of Wealth”. Let’s take Ansley Park for example. Ansley Park is in Midtown and I have a home there so I know what I am talking about. The homes there are beautiful and expensive for Atlanta. I have walked through that neighborhood several times and NEVER seen a coming out of any of the homes there. I am not saying “no Black families live there”, but I am saying “I have never seen a Black family” there. This video is called “Top 17 Best Atlanta Neighborhoods” not “Top 17 Best Black Atlanta Neighborhoods”. These neighborhoods are diverse in that there are other nationalities living in these great neighborhoods like Chinese, Japanese and Indian, but most of the nicest neighborhoods are devoid of Black people. I also own a rental apartment in North Buckhead. I RARELY see black people who own homes there. They come there to party and shop, but Buckhead is for the most part not inhabited by Black people. Black people are struggling by every known metric.
Maybe she should have provided a census report of black people in these neighborhoods, because I’ve been here three years and gentrifications is alive, well and growing.
Right now the West-End and East Point are some of the last places that are not gentrified yet.. But developers are already investing over $500 million since last year
Sista is waaaaaaayyyyyy the heck off unless she's using pre-1996 Olympics data. Even then, she'd still be low on her figures. Another thought is she could also be using data for Atlanta, Texas. IJS...
She's going by neighborhoods actually in Atlanta (inside the Perimeter). I was wondering why Dunwoody, Alpharetta, Sandy Springs, Sugar Hill, Chamblee, Vinings, and Cumming didn't make the list.
Atlanta is a beautiful City..the best of the best live here..we are a mixed bag of people..all varieties and cultures. Beautiful homes and Beautiful people. From the very rich to the very poor. Come visit and make up your own mind. If you can't find employment here it is only because you do not want to work! God Bless Atlanta!!
Glad you started off saying these neighborhoods aren’t cheap. I don’t get folks that say Atlanta is cheap. We are a world class city that rivals any other major city.
You can't buy no Condo For $ 100,000 In New York City that's Why a lot of New Yorkers go to Atlanta cuz To them Atlanta's Prices R cheap considering what we pay up here In New York
I'm not sure if it's been done yet, as I just subscribed to this amazing channel; however if ever you feel like it, please do a spotlight on the top cities/towns, and/or counties in the state of GA. If you do, please feature Powder Springs and/or Austell, as they are diverse with Black excellence in business and home ownership. Thank you for your channel!
Great job! This was a quick overview of the Metro- Atlanta Area, there are several additional pockets North, East, and West of the city where you will find an entire different lifestyle in GA and depending on your budget could still be 20 mins or less from the city.

That ranking was pretty solid...up until that #1 spot. Believe me when I say, no one is picking Buckhead over any of the other neighborhoods in that list. Not walkable and barely any activities outside of shopping at malls and high end dining.
What A very good presentation done with black excellence. I am new here to the state of Georgia and you are showcasing it very well thank you for sharing this beautiful state with us
ALL of those areas have horrendous traffic. On the weekend when you want to go to your trendy bar leave at least 1 hour early because THERE WILL BE TRAFFIC!
These are white neighborhoods and half of them wouldn't want any blacks staying next to them especially North Buckhead. How about showcasing some of the beautiful all BLACK gated communities in south fulton and Cascade.
I was wondering that! Looking at the price of the residences vs rent the numbers didn't add up. And while I know there's many affluent black people in the Atlanta area, the 17 named I've only heard mentioned by some of them and not as their place of residency. I'm only familiar with a few areas like stone mountain and sandy springs and considered ATL area as a place to relocate as the cost of living is similar to my current situation.
Here's the list below. Imma keep it real with you, shit is expensive and Atlanta is full. 17. Chastain Park 16. Morningside 15. Castleberry Hill 14. Brookhaven 13. Kirkwood 12. Ansley Park 11. Decatur 10. Highland-Poncy 9. Cabbagetown 8. Grant Park 7. Druid Hills 6. Auburn St. 5. Fourth Ward 4. Inman Park 3. Candler Park 2. Virginia Highland 1. Buckhead
Wouldn’t mind seeing videos on how to get started and resources of starting our own businesses. Like creating a well established business plan, marketing with social media, and resources we can use without having to take large amounts of debt out. Or maybe even interview tips for those who want the experience first. I think a lot of us on here want to start own business or excel in our field but not sure how.
Those are all good ideas. However, there are several channels on youtube about mentioned subjects. Just search for it. A lot of good information out there.
Thank you for doing this video. The voice over was lovely! Would love to have seen more of the gorgeous mansions here in the A starting from Chastain onward! Would love to have seen more of the neighborhoods -- Cascade, Stonecrest, Lithonia, Stone Mountain, etc.
Nice video but as a current resident her in Ga. I can tell you these places (while nice) have been gentrified are predominantly white & the rent is ridiculously high unless you live in an income based apartment!! The streets are small, traffic is horrible (including electric scooters, bike riders), the homeless population is out of control & crime is rampant!
Truly eye opening, even as a native Atlantan; not to mention the impeccable footage! The Beltline has really anchored so much development (both good and bad) so I'm especially glad that your platform is offering a level headed approach to showcasing these long standing, well established neighborhoods and communities instead of "what's hot." from the eyes of Gregory the Gentrifier.
Went to atl for the first time a couple months ago and already miss it🥺

NO WAY the medium rent prince for North Buckhead is $1100!! You should change that to "minimum rent" for a studio apartment that is NOT in the best area of North Buckhead...
Excellent video but the incomes in some of these neighborhoods are from 1 person households . It also doesn’t account for passed down wealth chaste in park and Brookhaven alone are mostly multi million dollar homes . A person could make 70k a year but have 3 million dollars in the bank. There are a ton of corporate executives, entrepreneurs and entertainers in these areas. You need to make at least 200k-1million plus to affford these areas .The rents are way off as well you can’t rent a nice apartment in a nice part of Atlanta especially a 2 bedroom for under $2000 a month. Also no neighborhood in Atlanta is building new homes for under 900k townhomes are also being built for 700k to 1 million plus . I have plenty of friends and associates in these highly affluent areas. I lown a home in Alpharetta/johns creek . I’m house hunting in Brookhaven chastening park and sandy springs. By the way they are gentrifying every area inside the perimeter for upper middle class to wealthy buyers.
Proud to be African American! The world needs to see this side of our people more, so they won't be so quick to judge. More success stories like these please.
Depending on how much you willing to spend on a house your best bet is to be on the edge of the Metro, unless you're okay with living in parts of Gwinnett County or Southside like College Park or Fairburn or Clayton County or Henry County
New subscriber...this video came up as a suggestion..it arrival is very fortuitous in timing as I am looking to relocate from Tampa. The median prices across the board are lovely but I suspect not completely up to date. I love the neighborhoods you have reviewed. I will definitely look at a few of those area in the upcoming months. The immediate draw was the close proximity of all neighborhoods reviewed to the airport, which is vital for work. The secondary appeal living in a comfortable desirable neighborhood for entertaining visiting family and friends.
I lived in East Cobb for years. So expensive and traffic on Roswell Rd and Johnson Ferry plus Braves stadium caused me to move to Vine City. One of the last places where your money goes a long way. Atlanta really can be reasonable if you not trying to be on a reality show.
Maurice Thomas Jr. You’re very welcome. We had to correct the subtitles where Incomes and Home Values got flipped. It bugged us that it wasn’t right for a few.
Only thing I strongly suggest people research besides housing. Is the air quality, I moved here an developed a lung disease, I worked in Atlanta live in Snellville an this video is spot on, I can see were gentrification is taking place an we know how that's done. So beware.
I thought this was going to be the best black neighborhoods. A couple used to be but have been gentrified! As an Atlanta native, this was hard to watch!!!
Hello I was wondering since your a native can u please tell me where a safe city for a well to do black family could move? if its not too much trouble, thank you in advance.
I not sure what’s true about the median prices, but it’s great seeing nice well groomed clean Black neighborhoods. Not all Blacks live in the hood or run down neighborhoods!
I think people should take more notice of this video and stop finding negative shit to talk about , instead go populate these neighborhoods with black family so they can become 10 best black neighborhoods to live
Yes though this city hosts probably some of the cheapest properties for quote-unquote City Life ... all areas mentioned Apartments will start up 1100 or higher which is decent considering it's the city but the heydays of Atlanta being super affordable is LONG GONE!! When I moved to the city 8 years ago I paid under a thousand for rent. Now it's almost double..just sayin!
Yawl say that now but your cost of living has to match your career or job, that's the problem. Our minimum wage is still $7.25 no $15.00 or double digets like Cali.
@Jon Harris Right, I'm an ATL native and More than half of these places will land you in an apartment at that price just like you said, in the Hood like Castleberry Hills, Kirkwood, and Grant Park just to name a few. This is a set up honestly. You will not get much bang for your buck you are better off in places such as Hampton,McDonough, Peachtree City, Fayetteville, Fairburn, Powder Springs and etc.
Living in Southwest suburban Chicago and currently paying $1580 for rent, Atlanta still sounds affordable from my perspective. Atlanta’s affordability is subjective is all I’m saying.
@@fnihp30 You can expect to pay minimum $1400 for a 1br in most places in central Atl. The neighborhoods shown here, more like $1600. But you'll get a pretty nice place for the money.
I stay at the Post Alexander condos right across from Phipps Plaza and Lenox Mall and my rent is $3,450 a month. The median home value for North Buckhead should be $1,000,000. If you’re a family of 3 or more looking for a house with 2-3 levels, in North Buckhead you will pay at the least a good $1.2 mill and it can go all the way up to $15 mill at the most. All the 1 level homes are going to be anywhere between $800k - $1.8 mill
King of Reads you’re so negative, nasty and bitter. Why are you going on these ppl videos making comments as such? Even if they’re wrong, your comment was not necessary, looking like Bishop Eddie Long, Justin.
Black Excellence Excellist I LOVE your videos! You have taught me a lot about black communities and cities where we’re thriving. You’re a valuable resource for the people. Sometimes we have to laugh at the negative people like him.
@@ATLyen3000 Bruh those number were wrong in 2010. I rented a 1- bedroom apartment off of Marietta for about $700 in 2001. That was the cheapest I could find then.
One the first things that this woman said in the beginning of this video, she said affordable housing. It is affordable if you don't live in Atlanta.I am originally born and raised in Dallas,Texas. And everyone isn't flocking to Atlanta like that much.It is cheaper to live in Dallas and we have the best job market.Atlanta is extremely congested and overcrowded.Housing is affordable here in Dallas, and you can find a job a lot quicker here. Atlanta, Georgia great place to visit, network,do business, etc, but as far as affordable housing in the city and on the outskirts of the city I will always and forever go with my city of Dallas every single time.
Hello I was wondering since your a native can u please tell me where a safe city for a well to do black family could move? if its not too much trouble, thank you in advance.
Eleanor Rivera come to fayette County. Poc are doing amazing things Peachtree city, or TYRONE. Low crime and great schools. 15 min to airport and 25 min to downtown
Did I miss something or did she forget about East Lake and East Atlanta and Edgewood(Little Five Points) area? I didn’t hear her mention them or maybe I missed her say them? Also regentrification has already started hitting THE WestEnd. Anyway she left out quite a few neighborhoods in Atlanta that are up and coming and nice
You can tell this is a Real Estate pitch. She keeps using the word Affordable. She’s forgetting to mention affordability for around $500,00. Not to mention some of these places you are going to be dodging bullets and putting your kids in Private Schools. And that $1100 rent is a Studio Apartment.
Chastain Park is nice, the houses are pricey, Lenox is also a nice and expensive. Brookhaven is also a nice place but very expensive. Atlanta Georgia is a nice place to live I grew up in NYC with cane here back in 1992 then I moved back to NYC where n 2009 stood there 8 years then 2017 I moved back to Georgia I love it here
I applaud you about this video but I'm going to have to build off on a comment that a commenter just recently made under this video. I lived in pretty much 1/2 of those areas. The video of spot on for the most part, don't get me wrong. However a lot of those areas have a small percentage of black populations. It's very few that are actually black homeowners in those areas I mean very few. But the rest of the black people who do live in those areas, 7 times out of 10 are renting condos or houses in those areas. They are not full fledge homeowners in these areas. Now my daddy's from old fourth ward. A portion of old Fourth Ward is getting re gentrified and everything but there is the other side of Old Fourth Ward where is Ralph McGill and Boulevard, is very ghetto and extremely dangerous to be at. So we don't know what they're going to do with that side of old Fourth Ward because it seems like they're not going to do nothing about it at the moment. Oh and anyone that's asking about ways to get away from the traffic....if your job is downtown Atlanta, Southside, Gwinnett County, anywhere on 285 for the most part, or North Fulton, you're going to be dealing with some traffic whether you like it or not. Outside of that oh, you're going to be fine usually if you have a job in the same county or adjacent county that you reside in then you going to deal with a little tiny bit of traffic here or there, that which is not an issue versus the traffic in the areas that I mentioned. Good luck folks.
Hello I was wondering since your a native can u please tell me where a safe city for a well to do black family could move? if its not too much trouble, thank you in advance.
I was just walking back behind Boulevard the other day, near Central Park, and there's a bunch of fancy condos back in there, so I think it's only a matter of time now before the whole stretch gets unaffordable for lower income folks (and by lower I mean you make less than 100k a year!). Been living here a year, and you are totally right!

Absolutely...I live in Midtown the City itself is almoat 50% White with Blacks living outside the city ..especially new residents.
I have to correct you. According to 2017 US Census Bureau estimates, Atlanta is slightly over 52% Black. That's currently majority.
Maggie Monroe now it’s not. It use to be.
Good point, I wouldnt classify akmost any of those neighborhoods as having any significant percentage of Black residents.
Doesn’t matter.
Atlanta to me is what you make it im from Chicago I love Atlanta for different reasons . Its Peaceful at least where I have lived and there are alot of black owned businesses there and the energy is much different here comparing where in from . I'm not debating someone else's experience but for me its the best place I've ever lived.
Great hearing that Blacks own business and that it’s nice and safe!
Right
@@mzeastcoastgirl390 🤣
Happy to hear you’re loving the great city of Atlanta. Definitely a change from Chicago

Great video but where are you getting your median pricing on homes? Seems low to me.
Michael Payne it’s made up. She playing!
Yes indeed. Those median income levels were low af as well
Atlanta has alot of character and is very charming. I can't wait to visit again. So much more to see.
Shatera Lawton yea early 2000’s at the last eat but you can’t find those prices at all now
median income means the average. the average house in buckhead is probably not the new construction or expensive flip for sale today. a couple of low priced homes--say $250k would drive the median down.
Hasan x I get what you’re saying. But please direct me to a 250k house within buckhead
Y’all need to do a video on affluent Black neighborhoods in Texas! And black professionals in Washington D.C.. But 🥰 !
Julian Johnson we on it 🔥
Not a bad idea that you should do it, get your view and rating going ya know?
Visually Texas nor Washington DC can can compare to some of the ALL BLACK neighborhoods in Atlanta. These people are just showcasing predominantly white areas.
Black ppl are doing quite well in TX! Especially Houston
capitol heights maryland is nice too. lots of affluent blacks. my sister bought a home there. she is doing well she works for the cancer society in DC.
I'm confused where these rent prices are coming from lol. I pay more than this and I live in Roswell 😂😂
Right. If those were the real prices, I wouldn't have moved down here to Griffin where is much cheaper.
Factoring in the hood areas that haven’t been renovated or gentrified yet.
Me too.
@@unaBRIDGEd32 those are expensive too. Have you seen the prices for Mechanicsville and West End now??
SuperGOALdigger I’ve seen the prices. Because it’s an AVERAGE of newer high priced developments and lower priced “unrenovated” properties in areas like West End and Mechanicsvile the average is lower in those areas. Even though it may be $1000/month for a studio in some buildings it’s still $600 at those 8 unit buildings on Rawson St, Pryor St, and Cooper St for example. At the end of the day, I get what y’all are saying and yes her numbers are still off. They’re just not as off as you think they are.

MORE BLACK NEIGHBORHOOD VIDEOS PLEASE BLACK EXCELLENCE THANK YOU!!!!!❤️
These are not Black neighborhoods.

These are white neighborhoods not black. They didn't list one of the beautiful BLACK gated communities in south fulton.
There’s isn’t any
I would hope people would do their own research before packing up & moving anywhere
Maybe she should have provided a census report of black people in these neighborhoods, because I’ve been here three years and gentrifications is alive, well and growing.
Same in South Side of Chicago & NY.
Most of the cities named used to be a haven for blacks.. you won't find too many in these areas now. Atlanta has been gentrified like hell.

Excellent video! I’m a recent transplant and this gives a great lay of the land.

Thank you for this update all my fam and nyc moving there, they can enjoy it.
Thank you for coming back and pasting your thoughtful comment 👌🏽

NO WAY the medium rent prince for North Buckhead is $1100!! You should change that to "minimum rent" for a studio apartment that is NOT in the best area of North Buckhead...
Good school districts have high priced homes
“Number 1. Chastain Park **shows park full of white kids** 😂😂😂
All those prices are inaccurate...they make those places seem really affordable
Very very well done actually excellent

@Jon Harris I get it Atlanta is an infant in comparison though

“Mild, sunny weather”. I died. 😂😂😂😂😂😂
Before moving here do your own homework..
These rent numbers are so out of date! LMFAO

Maybe we can have a look and see if there is enough analytics out there on the suburban communities
Acworth and Powder Springs
Conyers McDonough, Douglasville

Stone mountain, snellville, Lawrenceville, Newton county, Rockdale county, Henry county.
Did I miss something or did she forget about East Lake and East Atlanta and Edgewood(Little Five Points) area? I didn’t hear her mention them or maybe I missed her say them? Also regentrification has already started hitting THE WestEnd. Anyway she left out quite a few neighborhoods in Atlanta that are up and coming and nice
i bought a house in Mcdonough two years ago, i love it.
You can tell this is a Real Estate pitch. She keeps using the word Affordable. She’s forgetting to mention affordability for around $500,00. Not to mention some of these places you are going to be dodging bullets and putting your kids in Private Schools. And that $1100 rent is a Studio Apartment.
Yeah old 4th ward might be dodgy
Augusta Ren!s Marcella Very accurate post!!

Good video. Single most important point is to stay inside the perimeter for the best n'hoods. Nothing to do OTP.
