It will eventually get overcrowded like most cities get. The word will get out about Dallas and people will rush to move down there. That’s what happened to Atalanta, DC, and Miami and that’s what’s happening right now with Tampa.
The downtown area reminded me a lot of Houston's downtown area. I was only in Houston for 3 days but had the same feeling of it being a ghost town which actually really appealed to me. I'm currently in Austin and in my opinion it is way too crowded, although it is a beautiful city. I'm planning to move to either Houston or Dallas after I graduate from college next year.

As a texas native downtown doesn’t really get a lot of attention during the winter or summer again too hot or too cold but if you go on a day like Friday you’ll see more people also all the clubs in deep ellum are crowded and there are a lot of outside bars but Dallas isn’t an outdoorsy city I would suggest checking on like a Friday night in deep ellum or Knox Henderson and Harwood as well

I think it's a southern thing most people in the South don't go downtown especially in Dallas where everything is so spread out. Especially when most of the things you need or want to do are in the communities that you live in in Dallas. The average Drive in Dallas can be anywhere around 30 to 45 even an hour long drive sometimes depending on traffic no one wants to go through that just to get to downtown Dallas

There's a cultural difference at play here. Up in the north and northeast and Chicago do things different. Yall live in old cities that have been here almost since the beginning of this country and is designed like that. Dallas is a newer city and has plenty of space to build where people didn't have gather all in one place to do things. Dallas no doubt is a city. I guess one would have to ask him or herself what preference of city would they like to live in.

just moved back here. Im originally from Dallas. To me not a lot has changed. just new buildings and more apartments. Dallas has so many suburban cities that have great places to go. Deep Ellum, lower greenville, and West End use to be the hot spots 15 years ago. Alot of Long time Dallas residents have moved south of Dallas.

Smack dab in the middle of downtown is not where the action is. You need to go to uptown / west village / Knox Henderson / turtle creek / highland park
I can’t speak for Dallas but I know downtown Houston isn’t made for the nightlife the only people down there are those that live or work there. Parking is not convenient and they basically have “events” there and that’s it. It is not the downtown of NY or Chicago where there are things happening all the time most of the businesses downtown are closed by 6 pm. There is probably some nightlife in the city it’s just not located downtown.
Deep Elum is where all the clubs are commerce the opposite direction you are driving . Or get on Pearl street going north you will run into uptown. Dallas downtown is really just for business
