He can't, because it doesn't exist. I just purchased a home as a first time homebuyer, and I received my down payment from my state. You must complete an attestation that you haven't owned any interest in any real estate in three years, AND of course, they run your credit and can see if you have/had any other mortgages.
Only when you live in the home can you pay as low as 3% down. Typical investment properties aren't lives in by the owner and that's who pays 20%. FHA allows you to move into a new home every 2 or so years. That means you can live in a home for cheap and then move and have an automatic rental property. After that just wash, rinse, repeat.
Kris father Inlaw did not believe in what he was doing also! Kris kept buying houses and turned his father-in-law into a believer. Never quite chasing your dreams if they are realistic!
If no one believes in you just prove to them that you can do it. No matter how much you want to give up,pick your head up because nobody is going to do that for but yourself. It your life to live not theirs
