Great question! To be honest, I am not familiar with any assistance program that would help you with building a new home. In most cases, building is going to require a good amount of savings. Exceptions would be the USDA Construction or VA Construction loan both of which have so many restrictions that its hard to navigate!

Hi Tammy! Honestly I think it would be property specific. The home would have to be on a permanent foundation and larger than 400sqft. If it meets those criteria, there's a chance you could use the FHA loan with the down payment assistance I mentioned.

Can you discuss the HUD Section 184 Indian Home Loan Guarantee program. I think you’re missing a good market with Native Americans who have access to this specific home loan.

Yes, you can apply for a conventional loan if you are self-employed! Just make sure that you have a 2 year history! 😊

I believe for FHA loan once you completed 5 years and paid off 20% of the loan payment, the PMI drops
That was the case on FHA loans prior to 2013. In June of 2013 the rules changed and PMI remains for the life of the loan.

Absolutely! The main difference is that lenders will need a 2 year history of you being at 1099 worker.

For the FHA loan, if you only need 3.5 % are you still charged for PMI?
Yes, with FHA PMI will be on for the life of the loan.
