  • Are you thinking about relocating to Biloxi? In this video, we're going to talk about what you can expect if you decide to move to Biloxi, MS. One of the questions I get asked all the time is, "What can I expect when I move?" And that's a great question. Biloxi is arguably the most famous city on the Mississippi Gulf Coast. It's home to Keesler Air Force Base and as far south as you can go without physically being in the Gulf of Mexico. So, what can you expect if you're moving to Biloxi?

      Thanks for the feedback. Another interesting and little known fact is that beach sand blown into the highway during heavy winds is not put back on the beach. It is considered contaminated and trucked away. The cities spend a considerable amount of money cleaning up sand from the highway.

    I really enjoyed my time in Biloxi. The hospitality is what gets me. Coming from the East Coast it was a breath of fresh air. Don't really see how ppl can go hungry in a place where you can live off the land. The place is surrounded by water! Hurricanes do scare me but I appreciate the insight.

    Yes! The food! We have talented chefs, and the variety is impressive. I retired here for the absence of snow and the excellent fishing.

      What is this, "snow" that you speak of? Is that like beach sand? We have lots of that.

    lived in Biloxi when I was stationed at the Seabee center in Gulfport in 1970-71. It was a really nice place.

      That wasn't long after hurricane Camille. The coast has changed significantly since then. The Seabee base is still going strong.

    I was stationed at Keesler in the middle 90s. Loved it there. I actually love it there and it’s always in the back of my mind for my retirement spot. Especially for reasons mentioned: proximity to NOLA and Florida panhandle, laidback lifestyle, casinos, and biggest is the cost of living! As mentioned, it’s not for everyone.

    New subscriber here. I'm about to retire and I am also tired of the hustle-bustle here in the east coast. I have lots of questions and I'm doing some research. One thing I noticed is that a bank branch is not in the state of MS. I would like to set up an appt.

    So no difference vs Tennessee other than hurricane insurance that will break you. If even insurable

      I lived in Tennessee when I was in the military. Insurance was very reasonable, especially when compared to South Mississippi. I know the Cumberland River has had a lot of flooding and I'm sure flood rates have gone up. Not all properties on the coast are at risk of flooding or require flood insurance but if you have a home, or you're considering purchasing a home, that is built below required elevations in a special flood hazard zone flood insurance can get quite expensive. Wind insurance can be costly also the closer you get to the coastline. Insurance companies have become really particular about the age of a roof and other mechanicals of the house. If you have a roof that's older than 15 years many companies will not even write a policy for you. Thanks for the comment.

      Also lack of inventory, increased interest rates, and construction costs. Many people don't want to trade their 3% mortgage for a 6% mortgage.

      Thanks for the question. The source I like to use is www.payscale.com/cost-of-living-calculator/Mississippi-Biloxi. You will be able to put in specifics of your situation and get a more refined answer. The site is showing median home price at $296k but it's not quite that high, more like $265k. The reason most public sites are off is because MS is a nondisclosure state meaning actual sales date is not publicly available. REALTORS have access to the data through the MLS.

    I lived in Biloxi in my 20's, before the casinos moved in. I live in Lauderdale County now. I've seen the world. I'll keep Mississippi.

    What sane adult would want to relocate to MS? It's consistently at the BOTTOM in all metrics of our country.

      Actually quite a lot of people relocate here, buy second homes and invest here, and retire here. Most people are kind and hospitable, the air is clean, we don't run out of water or power nor are we forced to ration it, we run our air conditioners all summer 😁, we don't have snow storms, and the cost of living is reasonable. The rest MS isn't representative of the coast by any means. We're definitely not a good fit some people and some people are not a good fit for us. Thanks for the question.
