My father is a landlord. Please take pics of all the issues ( the ones that you can) and get you a lawyer. The fire extinguisher being expired BY YEARS is law suit worthy. I would at bare minimum look into it, bc what he's doing is NOT okay. Stick your ground and I pray positivity flows your way!!!

Those folks talking about you purchasing a house don't have a financial education. If they did, they wouldn't be speaking stupidity. It's more expensive to get a mortgage with the high interest rates right now. 6.7% for a 15 yr. fixed & 7.6% for a 30 yr. fixed. They don't know how to do the math. Best way to purchase a house right now, imo, is to do a 3 yr. lease option with an additional option for another 3 yrs. Zero banks involved. Then keep an eye on mortgage rates. When they get lower then and only then go the traditional route.

First I will say, the reason the landlord can’t do anything about someone smoking cigs is because without actually proof, visual proof , they are unable to do anything about it, even if other tenants can smell it.
Second, I feel it’s VERY normal in my experience where landlords and maintenance lag on everything and never get shit done. It’s kinda really rare these days to find a landlord / leasing agent etc , that actually gives a fuck about tenants versus the money for rent.
It’s a shitty situation for sure, and y’all deserve so much more than that!

If I were you, I would throw a lawsuit 😅 I had a similar situation as you years ago, and it's against the law if he is not willing to fix the problem. It is the landlord responsibility to do so.

That landlord needs to hire maintenance and management!! No possible way he can take care of a whole building on his own… he’s probably not good with finances and thinks he can’t afford the help which puts him in the hole even more.
He’s okay with letting you go as a tenant bc he feels like he can easily find someone else to put up with his shit and still pay him for it 🙄
I know this is never an easy time and figuring out your next move is stressful, but for me it seems like there’s always a bigger and better reason on the other side I couldn’t see at first! I’m sure you’re strong and smart enough to move through this and come out better for you and your son on the other side 🩷
Coming from someone who’s in real estate, it definitely sounds like you’re ready to take all the steps necessary and settle down for the next few years (if you had no reason to settle like your son then it would be better to rent) but what I will add is that if you do look into buying, consider newer homes so the maintenance won’t catch up to you as soon as it would for older homes! They also have good resale value in case you move like 5 years out

Another benefit of owning a home is that your mortgage payment isn’t considered late until the 15th let’s say. So it can be due the 1st but you incur no charges or any threat of “eviction” if you don’t pay right away. Yes there’s property taxes at the end of the year but I just know it must feel good to not be stressing every month to make sure something’s paid on an exact day 😂
