Thank you for this information. I"m a single Mom with chronic health issues and the rent hikes keep pushing me out of places. It will be better for me to have a mortgage and not have to worry about rent increases every year. By next Spring I should be debt free other than my car.

i am grateful and i am a single mom and this is my second time trying to buy this duplex. i am currently still trying this . i am on ssdi and waiting on a down payment and my credit to get higher. i also have been qualifed for a fha loan but i KNow from my research i would need a 203 k loan to fix it.
it took me 10 years to figure this out. Not having debt and having a low income is the only way any human may qualify for a mortgage.
Debts are good. They are known as lines of credit. Except you have to minimize your debt to income ratio; most would say keep your debt to income ratio LESS than 30-40%, hope this helps.
The thumbs downs people must just be "Horrid" people who don't want anyone else to get a break in life. You know, those selfish pricks. I don't qualify for any of this but think it's great for families to have home ownership. Win/Win for everybody.

But I've been trying to do a lot of research etcc...So when you felt like you were ready to purchase. Whats the first thing you did?? go to a bank to see how much you can be approved for or which loan you qualify for OR search for an agent who can help you do those things. Thank you!

I was told by realtors that I can not get a loan for a foreclosed home. I was told they are cash purchases only. How did you get a loan for a foreclosed home?
Foreclosures are owned by the bank, they of course allow loans to purchase. But most lenders require a certain minimum amount they will finance. Some lenders are at $50k, some are $80k, others are $100k. One other reason a house must be purchased cash is if the house would mot pass lender living standards. Example, the roof, plumbing, electrical, etc are in misrepair and the bank will not make repairs. This is where the FHA203k loan would come into play. Best of luck to you on your home buying journey!
Love your videos. Just came across them a week or so ago and they are so helpful and informative. How did you decide where to buy your house in Florida that would be good for appreciation, like neighhorhood, etc especially not being from Florida and knowing it so well. We are hoping to make move there and find a cheap house also but get lost in all the places and nuances of each place, neighbhorhood, etc. It's also hard from a distance to know where is safe and will appreciate well without knowing the area well. The crime maps only go so far in being helpful and have severe limitations. For example Clearwater says downtown is very dangerous which I know isn't really true although there is likely petty crime which makes it red. If I didn't know this area fairly well, I would make the assumption it's dangerous which it isn't. It all becomes so tricky, lol. Any insight or tips? Or maybe even a video?

This was helpful. Can you do a more thorough or step by step video. My income is higher but most homes are horrible inside. How much was the mortgage amount monthly payments on $20,000 income. How did you find the house? Everytime I see a foreclosure I liked my realtor convinces me otherwise and says bank owed are no good. I tried to buy a 2 family as a single income buyer and the broker messed up. The payments would be around $1650. A month. I told her there's no way I can afford that and I cancelled everything. Losing my earnest money of $2000.
Any info is appreciated 9n inspection, choosing contractor, main things to look for to be approved for FHA 203k, etc.

noemi bajandas Foreclosures and bank-owned can be rough because owners tend to trash them once they lose hope (I used to work at a mortgage company so I've seen how bad it can get). If you want that type of property and are aware of the risks, you need a realtor who can confidently handle those types of properties, and not every realtor does. Most agencies have a select few who do. You may be wise to explain to your realtor it's what you want (it is your money after all) and if they're not on board still, find a new one. This is too big a purchase to not be heard

You need a new broker. Bank owned and foreclosures are good. Will have to look at a lot of them because they get snapped up fast. Houses can range from turnkey to disasters. Try to look for a disaster that needs mostly cleaning up and painting if you want a good price. For a great price look at fixer uppers.
@@croswellianprincess3590Yes, some look really bad but are just cosmetic. A clean up, point job and minor repairs will do it. On the other hand those that have leaks or need re roofing I would stay away from. We have bought , fixed up and flipped a few times.

Check out 1st time homebuyer programs in your state. You could get dp assistance. They will tell you about income limits.

I’ve been in an emotionally abusive relationship and desperately want out, but have nowhere to go. I’ve been homeschooling my kids, so that’s been pretty much taking all my time, plus my husband keeps close tabs on me. How can I qualify for anything? I can’t get child support, etc. until we’ve separated. But I can’t separate until I find a place for my kids and I. I feel so stuck! I talked to a realtor who told me that there used to be a program to help women like me, but it was shut down just after Coronavirus hit. I hope your relationship has either improved or you have found a way out. In Florida, you can call 211 to get information on community programs that can help you. I don't know if the same program is available in all other states or not. It's certainly worth a try. Your local library should be able to help find resources as well.
