    I created a 2nd home in my 2 acre land, so both homes are rented out. I also rented out two spots for RV parking space and I have a marijuana green house which has a permit. It looks tacky though. If you are into interior designing and gardening i do not recommend these ideas.
    I love gardening and interior designing so I am in the process of buying a 2nd home which has a cottage style home and a manufacture home in the same property. If everything goes well with escrow I will use this property as an outdoor wedding venue and events. I am thinking of creating the cottage home into a tea house for parties the house and garden for the wedding venue. I also want to set aside a space in the garden and create a Japanese tea house. Just a few more ideas to add to the list.

      Land is so cheap where I live. I snagged a 50 acre forest for 36,000, cut and sold a quarter of the trees then built a big house. The house cost me about 200,000 but I rented it out for 1100 a month. It won’t take but 24 years to see huge profits.

    What about the mineral rights. Years ago we bought 26 acres in western NY and our lawyer (old family friend) was very specific about making sure we owned everything. We didn’t even know that was a thing that existed. Can you explain a bit about that? Is it a county or state thing? We are looking at buying other land in other states and our friend is retired. Is this an issue when you buy your land? Great videos by the way. Nice and clear thanks

      The mineral rights matter IF you're planning to drill or mine the property (or if you're depending on lease income for the mineral rights). If those things don't matter (i.e. - you're just planning to use the surface of the property, which is what most people do) then the surface rights would be all that matters in 99.9% of cases.

      Really. Detroit, is 140 sq miles., sitting on a river of commerce flowing through the St. Lawrence Seaway. You could place Manhattan, Boston, and San Francisco inside of Detroit with room to spare...plenty of land for commercial or residential development opportunities in addition to the existing stock. Stop believing what you see on tell-lie-vision. If I only show you images of ugly people daily for several years, you will begin to conclude that the world is only populated by ugly people.

    I found few lots in California and would like to find who owns it and make an offer. How to find who owns and their contact info?

      Go to the city or call the city if your out of state. And ask who owns it?. For a small fee they will give you a print out, or verbaly give you the info over the phone after you pay the 5 dollar fee, more or less depending on the state. I get info for 50 cents per property. Good luck.. Ps its in the tax office have adress ready for them

      You don’t even need to go to or call the city office. Everything is online now. What you do is google the county’s GIS or tax map. It should take you to a section of the county website where you can view a map of the area and you can click through the land lots and see the information you’re looking for!

      Not a bad idea! Of course, it all depends on what the local zoning will allow and any other restrictions they may have, but you could always give them a call and see if this kind of use could work during certain times of the year or certain local events.

      That depends on a variety of factors. Is it irrigated or non-irrigated? What state and county? What's the historical crop yield? What crop is the land good for (or is it better for grazing)?

      Billboards and storage will almost always require commercial zoning. Airbnb or hipcamp would be residential (assuming short-term rentals are allowed). Farming would be agricultural. Green energy could be a mix, depending on where and how it's applied. To some extent, it depends on the municipality and what each zoning classification allows in those areas.

How you evaluate what they maybe worth based on location etc and how you come up with a offer after all is said and done. Do you use an agent as a middle man or do you make all the deals on your own.       Thanks! I don't ever use agents, as they generally don't bring much value to the table in terms of land expertise (at least, none of the ones I've met have been able to do this).     A scammer sold an acre of land to my parents for $5000. My parents didn't know that it would fail the perc test but it did and when they tried to sue the person for their money back, they filed for bankruptcy leaving my parents devastated. They eventually gave the property to me. I want to do something with it. I was thinking of storage or making a solar farm. It's at the end of a small trailer park. I was thinking I could sell energy or storage space to them. How do I go about finding out if I can do that or not?

      Call the city to discus your idea. If they okay it then you’ll contact the trailer park owner and present them with the idea. If they agree then it’ll be up to you for coordinating permits and installations

    I would like to know if there is a right of pre-emption in the United States of America, such as "farmer status". I am from Slovenia, EU. I buy land often and I'm also a farmer. In our country, when buying agricultural land, regardless of the set price, priority is given to neighboring farmers, farmers and so on. When buying forests, priority is given to the one who owns the forest closer to it. Even among farmers, there are different pre-emptive rights. It is also intended to combine land into larger areas.
    If the farmer does not compete for the agricultural land or forest, the seller can sell the land to anyone. The price of land in our country is increasing. In recent years, by approximately 100%. The current price of agricultural land varies between 2 - 5 euros.

    But what about zoning?
    I'm looking at some cheap commercial land in central Florida to use for storage and to park and sleep in my truck sometimes. Maybe rent spaces to truckers and RVs. Not much is going on in the neighborhood and the lot is only 1/2 acre lot. I would install bathrooms, showers and laundry machines. Nothing too big - maybe 20 spaces and mostly and initially so i can use it and get around all the laws that stop you from living in your truck or van. Wondering about Zoning and business license challenges and strategies on this.

      Zoning is definitely an important consideration, and it will play a big role in what you can/can't do with a property - so you'll want to verify that your plans are okay with the zoning department before you get too far down the road with buying a property and/or setting it up for your desired purpose.

      You'd probably have to make some calls to the local utility company and/or cell company to see what they need and what they can work with (if anything).

    Seth, you sound like the college educated weekend warrior for sure. What you are touching on in this video isn't where the real money is. You look for the low quality junk that's cheap. This stuff will never morph into high end development property. It will be purchased by a duck hunter or someone who prefers the wet landlocked low ground. what you need to do is research before investing. Target speculation and time will make you the best return but plan on paying fair market value for the stuff just outside of the rat race. An hour out or the edge of a popular county. this stuff will most likely get state and federal utilities in the near future and speculators that you beat to it will be willing to pay more for it. It sounds like you have a small business account so im not sure if this game is for you or not. I've been in a long time and turned profits in 8 states. Been there, done that. too much to teach you here but good luck. I enjoy your videos. Keep them going my friend.

      Yeah, it's possible. There's really an opportunity cost both ways, depending on whether you sell it as-is or try to force the appreciation higher in some way.

    i live in the uk and just found my american birth dad after a 20 something year search, nice to know im part american :D he is not in good health so i just bought 5.82 acres in the suthern missouri ozarks for somewhere to stay when i eventually can get over there to meet him face to face for the first time in my life ( prob wont happen tho because of his health) i have the land on seller finance but im hoping to eventually be able to do some sort of 'property development for profit' then re invest again if it works out right the first time round lol

    dont forget the property taxes !!!!!!!!!!!!!!!!!!!!!!!!!!!! or they will take it away from you if you dont pay. Also, people who smoke and might set the place on fire. or who refuse to pay the rent will present you with a challenge. You might also have to face dangerous trespassers with the local authorities and courts not responding as fast or favorably as you might like to. There are risks.

      That's a fairly common scenario (in my experience, anyway). When I encounter these, I plan to pay them off and I factor it into my offer price and overall investment.

      @@karenpatterson3726 It depends who is going to pay off those taxes. If it's you (the buyer) will have to cover that cost PLUS the purchase price, then no - it's not (not unless it's worth FAR more than the $17,700 they have it listed for). Even if the seller is planning to pay them off, I still wouldn't consider that a "good deal" unless the property's real value is far in excess of their listing price.

    Question about another way of making money from land. I have a rock and sand contractor wanting to to dig a 4 acre pond on my 24 acre property which is out off town limits (Texas). He says he will pay X for dump truck taken out, and that he will build me the pond. It would be a 4 month project. It just sounds to good to be true?
    Have you heard of anyone buying dirt from a property owner and paying them to take it out? I am beginning my research, but if you or anyone has any info on this I am all ears. Thank you.

      Hi Kaylor, thanks for the nice comment! Yes, I actually have heard of this. There's a local gravel company near me that has dug out 3 large lakes over the past 30 years. All they wanted was the gravel, and once they were done, they created a lake from the hole they dug in the ground. This kind of thing can actually bring a lot of value to an area if it's planned out well... a big housing development was built around one of these 3 lakes and the developer made a killing (all from property that had a much lower value before the lake was there). So yeah... I think there's potential to this, as long as there's a clear plan and everyone knows what they're doing. If you end up doing this, let me know how it goes! Sounds like a cool project to learn from.

    Funny, none of those options are viable on either of the two properties I own. Airbnb would be the only real possibility and they are too far from the city for that.

      Yeah, some properties are pretty restrictive in what they can be used for (bummer, I know). I've found that (generally) the more rural a vacant lot is, the more flexible it tends to be in terms of uses.
