David Hansen is a civil engineer and planner with a wide breadth of experience in land development. He recently gave me a great education on taking any property with a potential for development and figuring out how to set it up so it’s worth the most after the development.
Why is this important? With David's knowledge and skill set, he can create money out of thin air by understanding municipal planning and zoning ordinances and creating subdivisions that can deliver the most value and achieve their highest and best use.
If you have any interest or experience subdividing land, you will get immense value from this conversation!

The country boy in me hates the title, the poor boy inside of me loves it ☯️
This was absolutely 🔥 content and highly educational for me. Thanks fellas💯💪🏼.
Thanks for listening, Mike!
Seth this podcast was right up my alley and thank you so much! I am in the middle of transitioning into his space from wholesaling lots in suburbs. This was a huge wealth of knowledge and very instructive for me to get a grip of where I am going and where I can expect to be at now. I will defintely love a further podcast breaking down the entire entitlement process from his view if you can get it. I will defintely be reaching out to him as well. Thank you!
Thanks for listening! I'm glad you enjoyed it!
currently subdividing my lands in Anaheim, got lots of insights from you for my projects, thanks
Well done Seth. Well done!!
Thanks, Rob!
David Hansen, the Shovel-Ready Exit king lol definitely wasn't all that comfortable with exchanging his methods and finances. All completely understood, and human. It's a "if you know, you know." type of thing. He found his niche and mastered it. REspect!
Great info and comeback story! Thanks I'm encouraged.
Totally agree! Thanks for listening!
Great one Seth, I had heard about David from another investor friend we both know that was working with him not to long ago and love the ability/possibilityto be able to structure deals and partner with him.
Take care Seth, by the way been listening and following you for a couple years from here in Michigan as well, I’m outside of metro Detroit area in Livingston County. My daughter actually went to Grand Valley. Take care!
Thanks for listening! Nice to hear from another Michigander, too. :) Go GVSU!
@@Retipster Actually you were one of the first people I ever listened to and continue to follow when getting into land, I think there’s a lot of people who’s life you positively affect that you don’t even know, that’s pretty cool isn’t it!
58:08 …true story.
In 03-04 I partnered with a mortgage BANKER, he ran a 1 man operation ,and a former coworker told me about opportunity in SUBPRIME lending..again 03-04…[broker]
I took the opportunity cause RE investing was an interest of mine…
Long story short..the mini McMansion buyers, buying [IGNORANTLY] with[out] grasping the significance of 3,5,7 ARM loans…balloons popping all around til 💥 .
