    I’m in Columbus, pretty much everyone I know spends a weekend down there. We got a large group trip planned for October. Always have to have a hot tub and a big house. But it’s an easy 30-45 min drive.

    Love your stuff! However, the “valuations” feel optimistic. I value my portfolio’s assets as “SFRs sold in a fire-sale.” We do this because that’s what we see struggling operators (or even good operators) are getting when they exit. STRs are not true businesses and thus don’t trade like businesses. They are ultimately residences. So it’s a little presumptive to overvalue them as anything more. If you get someone to pay a slightly increased valuation because you operate the STR well and have huge proven net cash flows, great! But baking that value into your overall “return” seems, again, a little optimistic. Thoughts?

    I lost over $80k when everything started to tank. Not because I was in an exchange that went belly up. I was just stupid to hold and because that's what everyone said. I'm still responsible. It just taught me to be a better investor now that I understand more of what could go wrong.       The very first time we tried, we invested $2000 and after a week, we received $9500. That really helped us a lot to pay up our bills.

    Hey Kai. You talked about the cap rate. Since there are only 3 units wouldn't this not count as commercial real estate and cap rates dont apply? Or are all short term rentals valued like commercial properties?

    Heads up for fall for leaves changing color, this year is going to be bad. We are in a bad drought here, a bunch of trees have turned brown and dropped theirs leafs a few weeks ago.

    Hi Kai, great content as always! Question: How do you get the number of visitors per year for your "Demographic Travel Density" formula? I searched the interwebs but couldn't find a central "go-to" source except for Statista which is a paid service or fumbling thru lots of state and local websites. Also tried AI which said Texas Hill Country gets around 4M visitors vs. the 34M per year you got. Any ideas for us researchers? Thanks!

    When you say the cabins break even after the first few months, do you mean the monthly cash flow is breaking even?

      Yes, correct. Monthly cash flows cover all fixed period costs including loan servicing.

    Kai, you mean to tell me that you cosigned Nethen to purchase this property for $865,000 as is which is $288k per door and invested another $250,000 totaling $1.115 million for three tiny cabins in Ohio?? This sounds like a very bad investment. I wish him the best but Kai this deal sounds like a headache and small return on investment. Love your channel brother. Been following you since you had under 20k subs.

      Hey Jason! It may seem like a lot upfront but the expansion potential is high. Also, the property is already above $20k in booked revenue this month. It’s more of an NOI purchase rather than standard price per square foot.
