I remember apartment hunting in brickell with a friend in 2017, she got a studio in ICON Brickell Building for $1600 and it was a big studio and balcony 6th floor. Most places we saw were under $2K in those days. Miami Beach you could get a studio $1200-1500. Those days are long gone, even though it wasn’t that long ago. There was a surplus in apartments, these days I’ve moved away from Florida but still got family there.
These are very valuable rules for anybody who wants to get rich. Unfortunately, most people who will watch this video will not really be able to apply the principles. We may not want to admit, but as Warren Buffett once said, investing is like any other profession-- it requires a certain level of expertise. No surprise that some people are losing a lot of money in the bear market, while others are making hundreds of thousands in profit. I just don't know how they do it. I have about $89k now to put in the market.
Great video! I really have a question. For someone with less than $3,000 to invest, how would you recommend we enter the crypto market? I am looking at studying some traders and copying their strategy rather than investing myself and losing money emotionally. What's your take on this approach?
My advice: for newbies to grow financially this year, invest. Saving is good, but investing elevates your finances. Why newbie make huge losses on trade is because investing without proper guidance can lead to mistakes and losses. that will stop you from trading, this has been one of the biggest problem to new traders, I've learned this from my own experience
Living in miami last 3 years after covid its getting crazy in miami very expensive and salaries are less than newyork and LA . Miami car insurance home insurance is highest allover in USA groceries also expensive.

I lived on Brickell in 1977, in the converted attic of an old Miami mansion from the 1920’s from a kind couple that rented it to single men. About 1/4 mile from the old DuPont Plaza. $165 month. 😂
Honestly, it would be a dream to live in Brickell I love everything about it; the beautiful buildings, restaurants and malls I could definitely imagine myself living here .
Trust me brickell gets old, fast. It’s a wannabe New York or “big city” with no established roots. It just became a spot around the recession in 2010/2011 during the crash . Before that it was nothing. It’s not rich in character …yet. People rent or buy then get out pretty fast. No one really talks about it bc it’s such a transient city. And over hyped… personally speaking as a resident of Miami Beach for 24 years…I would love brickell too for 2 years lol 😂 ppl just move here to say they lived here.
$15K pretax minimum $30K/mo - level 1 comfort $60K/mo - level 2 comfort $150k/mo - you can do almost whatever whenever. All numbers are monthly pretax.

The problem of Miami is not about the cost of living, but Floods, hurricanes, home homeowners insurance, insurance premium, flood insurance..... that's why alot of people are leaving Miami.... I’m a single male entrepreneur in my early 40s. I have lived in Brickell for the last 14 years, but the cost of living in this area has gone up about 40% just in the last 3.5 years. Te monthly cost of living for me here is about 14k / month; this includes a 2 bedroom high rise, food (lots of Uber Eats), basic weekend entertainment, and the cost of a private Boat Marina (Rickenbaker). You can do it for less or for more of course. Depends on your life style and toys :)
I pretty much just go to Brickell to have a fun few days and then leave. Brickell is like Vegas to me. Personally, I wouldn't want to live there because the environment is surrounded around drinking. But, it's really nice (if you can afford it)

2 bedroom STARTING AT 2500 equates to 30,000 a year (that im sure doesn't account for utilities and MISC cost) . the USA average income is about $38 - 40K. The reality is that only the upper middle class can remotely dream to live in miami confortably which is the top 30% of US population (and this calculation is only taking into account the starting price of 2500 for rent, which after utilities looks more like 3100). so realistically its not remotely affordable for the average american which accounts for about 70% of the population.
I pay 3k for 1b/1ba, which isn't terrible relative to what's around. 3 years ago i was paying 2.4k for 2b/2ba, however. The NYers came with the pandemic and jacked the prices up...

I think you said you work from home, away from home, or travel, but if it costs $7-10k per month to live there, in an apartment or condo, and if all you or someone makes is that much hypothetically, is it worth it to live there instead of a neighborhood in Miami where cost of living may be cheaper. There are high crime areas in Miami, and you want to avoid those areas. If you have $0 at the end of the month, then is it worth it? Or would you suggest that you should spend around 30% of income for your living expenses? Do apartments or condos have this requirement to be able to lease there, like in NY some will say your annual income has to be 40x the monthly rent or something like that.
There are definitely cheaper areas to live outside of downtown, but they lack the energy, walkability, and convenience you get in Brickell. Being close to great restaurants, shopping, and networking opportunities is a big part of why people choose to live here. It’s all about what you value in your lifestyle. If those things are important to you, it might be worth the higher cost. But if you're looking to save, there are more affordable neighborhoods in Miami that might make more sense depending on your priorities.
Yes we do think you should make enough so you’re not left with $0 at the end of the month but how much you want to save will vary per person so we did not cover this in the video! Great point though 😊

With that being said me and my wife enjoy creating similar content and are planning to move to Miami in the next 3-4 years once her youngest has graduated from high school. I have been preparing for this transition for a while now and my biggest obstacle will be done in the next 2 months, obtaining my Bachelor's Degree in Digital Marketing. We are planning to make trips down over the next few years to start getting familiar with the city and the neighborhoods, we will also be looking for other creators who are similar to our own content to make friends with. Brickell is extremely overrated. Its only walkable for like one street and that's it. Everywhere else its some dark street with 10 story parking garages or its under the metromover concrete pathway, overall horrible architecture and zero street presence. And just wait until they redevelop Mary Brickell Village. Then it will be truly a sad place to live.

I dont understand why people would like to live in brickell,a small congested expensive place where you have to spend an hour in traffic.its not even worth the price,its boum boum.noise all time ,where you got panhandle every corners.dont listen realtors saying everything is beautiful in miami,think before you make any decision and dont wait later to say ,i regret it.good luck to everyone.
Not everyone wants to live in a strip mall. What's so hard to get about that? In America your choices are strip mall or expensive city.
