    For clarification on the permit. The $45k includes the water and sewage upgrades, this is mandatory upgrade if your home is over the age of 29 years on bigger renovations. I included that in the total cost of the permit as this was the total fee that was needed to be paid prior to receiving the permit. These are the permitting rules for the city where the house is located.

      God bless. All of those permits down here in Texas (in my city at least), would cost under 5k since, as far as I know, you are not adding to the original square feet of your structure. I need to emigrate to your neck of the woods and certify for building inspector that'away is what this video is telling me. Also, usung a wheelbarrow is what I have been screaming for the past 20 or so episodes. Enjoy your new project and I hope these costs do not sink any of your plans going forward.

    It took him awhile but by 3.0 Sammy finally understood the assignment, and threw in a self automation upgrade! 😄 I've seen many YT videos where homes like this just get torn down and replaced by McMansions, so it makes my heart happy knowing you want to bring this retro house back again, only better!       Yeah, and the decisions they are making are super smart. That's a million-dollar view, that house, especially how nice the vernacular architecture is, and how much of the original design they are keeping, will hold and grow every penny they put in, and as likely as not with the sweat-equity and TH-cam income they are putting in, they will make their future financially sound with this couple of years of crazy expense, work, sacrifice and financial risk they are paying now. In 20 years, they will have a multimillion dollar asset, paid free and clear, their only expense will be their kid's tuition and their local tax payment. Good for them, they deserve it after the trial by fire they are making

      Thanks for the info. I had a 20’ x 12, extension put on my house not so long ago ( 6 years ) and all in it was £40k. UK sterling. Thats planning permission architect drawings all materials and construction. It has a shower and toilet room. A huge living space with stairs leading to an upstairs mezaneen bed room. Allowing for inflation maybe it would cost £50k to build now.

    It's amazing how mesmerizing it is to watch 2 complete strangers on TH-cam destroy/remodel a neat older home. Jenna took a huge chance on completely changing her channel from Crafts to home remodeling. I've been watching another guy overseas rebuild an old Chateau house that was completely burnt out in the 80s. Everytime a new video shows in my feed I get giddy like a young school boy waiting to play their favorite game with a smile on my face. I'm getting more inspired everyday to actually upload videos I make and edit but never post.

      Usually, a large cost in getting a permit was hiring the engineer. This project is complex for an engineer

    As a structural engineer my absolutely-not-professional-analysis is... "it tried". The purpose of it would have been to account for any potential snow load on the cantilevered section as well as distribute the "dead load" of the roof (the weight of the roof itself). Even if you don't get much snow by the ocean, codes would have been designed for the "worst case" storm - or at least they are now. It's potentially also functioning as a "hold down" for any wind coming off of said ocean. It looks like that overhang could have caught a lot of wind and could have lifted part of the roof if it wasn't secured correctly. The placement is actually fine, and you wouldn't want it too far towards the edge - this is an incomplete analogy, but it would be like holding up an umbrella vs a hammock. But how it's notched/connected/rusted? "It tried".

    I grew up in this area, in a house like this. My parents had it built in 1957. About a decade later, we had a (rare) huge snowfall (your area gets a lot less snow than where I lived). Late evening, the phone rang. It was the architect, just casually calling let my Dad know that it might be a good idea to shovel off the roof ... like, now ... not to wait for morning ...

      I know exactly what that's like. A few years back I had a flat-roofed commercial building in Oregon, and we had a few days of heavy snow. Around 8 PM a roof in town collapsed, and three guys I know called me to let me know. I figured maybe I should go shovel. So around 10 PM when I should have been in bed I was four stories up on the roof shoveling, for about 4 hours. It wasn't lonely though - there were crews up on the roofs of about a dozen other buildings I could see from mine, also shoveling.

    When I did construction (many years ago) I laid or wrapped aluminum or galvanized sheet metal on my debris ramps. I always had flashing rolls on-hand so why not. Much less resistance on the ramp.

      They are left to fall down because the value now lies in the building lot, not the structure. Their’s was listed for $2.5 mil, a neighbouring property was listed at $2.8 mil. in an area where the average new home price is in the 4-12 million range. People with the money to live here want a new modern build, unless it’s a MCM of a famous architect. lol.🤙

      Idk if it's the same in Canada but here if you work without a permit the state can force you to demo any work you've done to your property so permits are a necessary evil in this case

    I’ve recently discovered your channel and have just binge watched this project from the start.
    I am in awe of your determination, teamwork and positive attitudes!
    My husband and I are 3.5 years into a new home build that we’ve now had to take over from the builders we originally contracted. It’s a lot less physical work than deconstruction and Reno’s (which we’ve done previously) and watching this helps me keep our challenges in perspective.
    I look forward to seeing how you restore this beauty!

      Structural Engineers are expensive. This project isn’t small and the house isn’t in the best shape so annoyingly enough the price kind of makes sense. But yeah seeing the prices and the scope of the work would be super interesting

      @@alexibarra4675 I'm not sure the permit cost should be attached to the cost of construction including engineers. The permit is just to allow construction within the town and is usually capped depending on the scope of the project (at least in New Jersey it is). I've done million dollar restoration projects where the permit costs were about that much but I can't imagine the need for that high permit cost from the town unless they are performing special inspections as well as the sanitary system upgrade requirement being done by the town

It is also Canada, so I don't even know what a "permit" requires in a different country. I would assume because of the state of the home that it would cost a pretty penny regardless

      The permit merely allows you to do those things but the cost of doing them is separate from the permit price.

      @@richest_image Sewage connection, street and often electricity are in fact paid by developpers. The city pays for the upkeep, not the construction and I think in her case it's not just "upkeep" it's construction.

The sewer and water connection is for exclusive use of this home so why would the city pay for it?     I could understand them charging 45k for a water main and sewage upgrade if you were building a multi dwelling building on a lot that was previously used by a single dwelling building. But that’s not the case here. This is just another case of out of touch cities ran by out of touch boomers that treat new homeowners as their personal piggy banks. What I like about this series is seeing a young couple that takes an old decrepit neglected house and use their energy and hard work to build the house of their dreams. As a gen X, I always felt that we had it much harder than the boomers but nowadays I see that it was nothing compared to what the millennials and younger generations are living now. Homeownership in Canada has always been a powerful tool for the working class to reach financial stability. Unfortunately, this dream is no longer possible for most of the working class. Nowadays we see a lot of hard working young people with good jobs that are struggling to pay their rent. Canada is a big country, there’s a lot of space to build all the houses the population needs. The housing crisis is a totally made up situation caused by a corrupted political system. Sorry for the rant, hope you succeed in your endeavour.

      Most average working people are not going to be building a new home or “renovating” a home to this extent. They aren’t average or normal and are in an already expensive area. This is well beyond a basic renovation or addition a regular person would do. Apart from the basic structure it will be an entirely new home. Since it’s going to be a new home I don’t think it’s unreasonable to require new water and sewer since the ones there are 50+ years old. Unfortunately the costs to replace services in existing neighborhoods is not cheap, something that doesn’t change based on dwelling size. I wouldn’t be surprised if they end up having to tear up part of the street to do it with how tight things are on their property. The reality is new construction costs money. I know from experience here in the states that 20k USD for water and sewer is not unreasonable.

      @@Alexlfm Well, maybe I’m a fool but I naively thought that a portion of property taxes that people pay each year were supposed to be used for infrastructure maintenance. This house already had water and sewage that was paid off by the original owners. And maintenance should have been paid for with a portion of the property taxes paid over the years. So unless they are adding a bunch of bathrooms or any other elements that require an upgrade on the water main or sewage, I still don’t think that the city should charge them for upgrades. If the city doesn’t do their maintenance correctly over the years and are using people who are doing renovations as their personal piggy bank, it’s not ok.

      @@Pintosonic Not sure about where you live, but here in Ohio, property taxes have little to do with infrastructure. Water and sewer upgrades are paid via what the city charges for the services. What they charge for water and sewer pay the wages of the water department employees, equipment, and maintenance. Upgrades are usually funded by fees and grants. When they have to upgrade the wastewater plant, they try to get grants and zero interest loans. They usually only upgrade water or sewer just before big paving projects as it is a waste of money to pave a road and then have to tear it up to repair a broken line in 6 months.
      They charge 'tap in fees' for connecting new service to a property, or upgrading a service for bigger use to an existing property. The fee depends on how much work is involved, if they have to open up the road and repave it, etc.

      @@Pintosonic No matter where you live you are responsible for the section of utilities from the home to the main be it water sewer or electrical. No utility covers that same as most roads in HOA subdivisions here in the states are the responsibility of the homeowner. When they need to be replaced the homeowners pay the cost. Lower utility costs come at a price; if it was all inclusive it would cost an absolute fortune and you would be paying for new builds and your neighbors repair. The only thing unique to Canada is the fact that the utility themselves does the work however knowing what it costs here in the states the price is the same as a private contractor.
      The fact is this will be classified as a new home. The minute you take all the rafters and internal walls out it’s not the same structure anymore. That means it’s service life is reset and so the city requires new services that are built to modern standards (their electrical service I can already tell isn’t nearly enough for a new home and they’re going to have to pay for that to be upgraded too). This house likely has vulnerable clay (which would be towards the end of its service life) or at best concrete sewers and could very well have leaded water mains.
      There’s plenty of stupid zoning requirements, permit requirements for basic things and slow moving building departments to complain about but requiring new services up to code on a new house in a multimillion neighborhood isn’t one of them. If you don’t take your roof and rafters off or tear out every one of your internal walls you don’t face these requirements.

If not I’m impressed as my husband of 40 years and myself cannot do a job together without him correcting me and me mostly leaving the job to him .     I had to remove my deck recently and did the same underside-hitting of the floorboards, so I know how much of a workout that is.       Except, like every time you look a little deeper you find that either Jenna did zero research into the requirements (which are literally spelled out on the Cities website under Building> Permits) OR and I am thinking this is more likely is playing damsel in distress for an audience who doesn't know better.
      I think honestly I'm going to walk away from this series because my ability to suspend belief that she is this obtuse to the ways this was ALWAYS going to go, especially given how she claims to be working with engineers

    I just realized... sure, you're demoing a good chunk of the house, but the renovations are coming too. this video series could last a solid year. i am SOOOOO excited to see what you guys do with this place!
    Congrats on the permit. i know that sounds pricey, but trust me... the added cost of upgrading sewer and water will be HUGE down the road. We're redoing just our master bath and the hall bathroom here in "chez frissonic," and we've already had to redo a good chunk of the main drain lines because they were 1.5", and code is now 2". That's toilet, shower, sink... all of it. New p-traps, too.
    You're going to love this house when you're done with it because it's going to be ALL you.

    A good helper is worth his weight in gold. We are retired and we have a good helper who comes and mows our lawn and helps with curting and stacking wood etc. It makes life so much easier.

      It says online that a permit in BC is $1000 for renovations over $100,000 - am assuming the sewar and water upgrades are prepaid for in that price to tie their water to the city? I would want a complete breakdown of costs and fees as this permit cost seems outrageous - I would question this and be anonymously contacting a contractor and asking pricing for such things! But that’s me - I fear as an influencer they are gouging you cause they think you can afford to pay it! Hoping any viewers with knowledge on city permitting rules would shed some light on this for Jenna and Nick - I am sure someone is watching!

    Architect here 👋 "Green roofs" (as we call them in my country) are actually pretty clever if done correctly. The garden on the roof will protect the building from overheating, keep some water on your plot (drought prevention) and look attractive. Also nothing wrong with flat roofs in general (if done correctly ofc), not mentioning that modernist architecture kinda requires it.

      Flat roofs are just a ticking time bomb, even when everything is done correctly they can be maintenance nightmares as they are inherently bad at getting water off the roof.
      Low slope roofs and clever architecture are 100% the way to go over a flat roof and honestly a higher pitched roof is all the better. Just because you can do something doesn't mean you should.

      Another architect hear to clarify - when we say “flat roof”, we mean low slope. No one in their right mind today would construct a completely flat roof. At my firm we do low slope and green roofs all the time and they work great.

    I'll stay in the US and get a house in the sticks, thanks. I get that water and sewerage upgrades cost. But in the States the lines are already there. Any upgrading would be needed if a big subdivision or major commercial facility were to set up shop. Hardly does your abode qualify as either. Otherwise it's between you and the plumber. Permit fees are miniscule compared to 45k.

    Demolition permit for single dwelling in your municipality is $1880….building permit is based on construction value, presuming at least $9721 plus…..and I see the $2000 fine in their bylaws and charges….but don’t see how that added up to $45,000 !!! I hope they provided you a breakdown of why. And great job on the roof!

Until they tell you that was just a PERMIT to have that work done, not the actual upgrades. I also don't wonder why no young people are able to buy old houses and renovate them.
