I firmly believe that getting a photographer that specializes in homes is more important than most anything else. I’ve seen photos where I ask “Are they trying to sell this place they haven’t cleared anything out!” Photos of unmade beds with men’s trousers on the bed, bathrooms overflowing with toiletries, or worse photos of homes all decked out for Christmas but you’re looking at them in the Spring! 😂 Check out a photographer’s portfolio, contact references, do your homework and get those buyers in to grab your home! Perusing Zillow has become kind of a “hobby” for me, haha. A couple things I’ve realized doing this…when a listing has many outside photos at the beginning, I start suspecting that the inside is not good, and 95+% of the time it ends up being true. Maybe they are trying to emphasize the beautiful location or view, but this strategy is a turnoff for me in a buyer’s mindset. Also, as for empty houses not having energy…true, but I’d rather see an empty house than a virtually staged one, or worst of all, an extremely cluttered one. Another turnoff is photos taken with a wide-angle lens in an attempt to make rooms look bigger. If I go to see that house in person and see how small the rooms really are, I am going to be very annoyed as a potential buyer. Another peeve…indoor pictures where the blinds or curtains are closed. I immediately start wondering what is out there that they’re trying to hide….a dilapidated house next door? Nuclear power plant? 🤣 Really enjoy your videos….we’re considering a move in the next year or so and find them very helpful!
I’m the opposite. To me the outside, exterior and the property it’s on is super important. I want to see the property layout and any mature gardens or potential gardens…or huge trees that might be trouble. The inside of the house…also, but a tad less so. You can change the inside but you often can’t change much of the property the house is on.
Ehh I disagree on the wide angle shots. I actually appreciate being able to see a wide shot of the rooms and how they flow together. You can usually gauge the general size of the house from the sq footage.
I don’t see anything wrong with the house you said was dated. Looks gorgeous to my taste. I like warm colors and the warmth of wood. Our neighbor has “updated” with minimalist decor and grey fake wood (vinyl) floors! I wouldn’t have it as a gift! I HATE grey! I can’t believe that most people would prefer grey! We’re offwhite walls, salmon carpet, light green or gold draperies, and papered kitchen and bathrooms. We need a complete reno, but no way would I go with cool colors.
House #2 they are being honest in their photos. Photos of how it could look with refinished floors and pics of how it really is. I'd prefer that honest presentation to a fake it presentation in photos that will cause me to waste my time going there if I am not wanting to refinish floors.
Your video is educational, I appreciate all the knowledge! IMHO though, if a color looks too mustardy-I just don’t consider buying according to paint color. I know paint colors can be changed. If someone buys a house because of the interior paint colors, then they are a dummy!
In Ontario Canada HouseSigma is great to see listings. I like that you can see listed vs sold plus if someone flipped the property you can see photos of listing before flip. This helps me understand if they just slapped it together and approximately what they spent.

I agree that unwanted emails is a real pain! What I do occasionally is go through and unsubscribe (when I have a little time to kill). Gmail, if that's what you use, has an unsubscribe button near the top of most of those unwanted emails. If you don't see a button like that, then open the email (DON'T TOUCH ANY OF THE LINKS IN THE EMAIL!) and scroll to the bottom of the email, where there should be a link to unsubscribe. Some will take you to a page where you can "tell them" your email preferences. I usually go with "none" on that type of situation. Just take your time and be careful about what you click. You definitely don't want to make an annoying situation worse. Best of luck!

Please remember, not all buyers are "young" in fact I suspect 1/3 of buyers are age 50+ but I could be wrong. And not all buyers care about trends-- they want quality even if it's a little "dated" they'd rather have that than cheaply done "updated" houses.
The problem is that a lot of folks do not know or can differentiate RH from IKEA. And, they certainly do not understand the difference between 2x4 vs 2x6 construction.
Agree! I look for quality, care taken over time, state of condition of everything important (and pricey!) and also things like mold or water damage, and unseen or unpredictable harm or dangers. Size matters too.
Great question. Most 90's homes in Raleigh were built with Masonite (now failed/rotting). 65% of homeowners replaced it with cheap vinyl siding, 15% replaced it with Hardiplank (cementious siding). The remaining 20% have replaced a portion of their Masonite with a hardboard replacement. Some homeowners replace old windows with $300 vinyl windows, some use $700 Anderson or Pella windows. It comes down to Builder grade replacement vs. High quality upgrade replacement. And much of that decision is now being done by Wall Street firms buying up houses.
Try to find similar homes that recently sold with similar finishes. Usually a fix and flipper like myself does this. If there are no recent comps look for any currently for sale or pending. Use keywords like updated, renovated in the search.
if people want a perfect house why don't they build their own? I want a house with wood and character .... most people I know do - this is just showing homes I consider nearly perfect .... I don't have money to do any type of 10K upgrade to make it look like every other house on the market - I'm perplexed with people

Amen to all you said. I can't believe how lazy/cheap some realtors are these days, taking pictures with an I-phone? Seriously?? Also home sellers are either not advised correctly or not willing to do what's needed for the house to sell, and then complain about not getting top dollar. I told my local realtor houses were sitting on the market for 90 days because they weren't priced correctly and she disagree. We live in FL and she thinks it still 2020 when everyone was moving down here and paying crazy prices.

I suspect people put in photos of rooms that aren't great (such as at 8:06) in an effort to present the condition honestly. I personally appreciate that. If I as a buyer saw a bunch of beautiful pictures and rooms that had been virtually staged to cover up imperfections, then walked in to find crappy floors, I'd be angry. I'd think they'd been very dishonest and would wonder what else they were hiding. I've done my homework, I know what I can afford, I know how much it costs to refinish hardwood, and I'll take all that into consideration when making my offer. But I don't want to be lied to with pictures. Taking great photos is one thing, but not including photos of things that will have to be updated I personally think is a bad idea. (Including both would be fine. "Here's the condition, and here's what it would look like if you covered it with a rug." Totally okay.) Also I can't stand gray and I love the wood trim. Not every home buyer is a 20-something with modern tastes.
I love the look of mid-century through 80s homes. I hate the belief that all homes should be homogenized to a blank slate beigeness. Could we be turning off the same number of prospects as we attract with this approach? The thought of people painting that beautiful trim to hide it makes my skin crawl. Have you ever cut and installed stain-grade trim? I love-hate realtors.
I have been following you for awhile and took another look at some listings in my area. I found one home with a listing photo that showed a pile of toys and boxes in the front yard by the street which were clearly put there to be discarded. What agent would put such a photo in a listing??? Not one I would ever hire. Ditto for a listing with an incorrect town listed or the one incorrectly referring to its location relative to a neighborhood amenity.
I love your videos! I look at a lot of homes online and I can tell immediately by the photos if it’s been staged. An untidy home where someone can’t even make a bed? I think to myself how can anyone take that photo and think it looks good. Honestly, from a buyers perspective, virtual staging is deceiving IMO. That is not the representation of the home or the energy. I’d rather see it empty if no one lives there. Question. I am staging my own home. I have a warm light gold color throughout the entire home. Is it worth the money to paint all the walls white? Would the chances of getting a slightly higher price increase based on the paint color? Our house is in pristine condition and we are listing at $1.1M so it is a higher end market. Thank you.

In my market housing prices are all over the place, it makes no sense: a new house built quickly with 1300 sf selling for $299 a gorgeous home built with quality and more sq footage and yard selling for much less. Then I see a horrible home in poor condition selling for $299k I think people are wanting project homes. House flippers are destroying historic homes.
If you don’t see a functioning tv everything is staged. Remember the cable is only in one side of the room and u May not be able to furnish it the same. Personally I want to see all the outlets. Pay attention to the outlets when u see a stage place.
If you've ever sold a house you would realize just how important an agent is. Kati makes very good points and is giving you a lot of free information. If she knows a good agent in your area, it's a definite advantage for you. In this day and age, I would not even consider letting someine come in to see my home on my own. Too risky. I do the same! Also zoom in on the trim and walls, especially corners if you can. You can see if they're gouged, worn out or freshly painted.

Oh yes same here. I live ina rural area and they post 20 outside photos and 9 inside . Alot of people avoid the bathroom. Big red flag.

I love your videos! I look at a lot of homes online and I can tell immediately by the photos if it’s been staged. An untidy home where someone can’t even make a bed? I think to myself how can anyone take that photo and think it looks good. Honestly, from a buyers perspective, virtual staging is deceiving IMO. That is not the representation of the home or the energy. I’d rather see it empty if no one lives there.
Question. I am staging my own home. I have a warm light gold color throughout the entire home. Is it worth the money to paint all the walls white? Would the chances of getting a slightly higher price increase based on the paint color? Our house is in pristine condition and we are listing at $1.1M so it is a higher end market. Thank you.

In my market housing prices are all over the place, it makes no sense: a new house built quickly with 1300 sf selling for $299 a gorgeous home built with quality and more sq footage and yard selling for much less. Then I see a horrible home in poor condition selling for $299k I think people are wanting project homes. House flippers are destroying historic homes.
Ypur expectations of the average home across America seems pretty skewed.

If you don’t see a functioning tv everything is staged. Remember the cable is only in one side of the room and u May not be able to furnish it the same. Personally I want to see all the outlets. Pay attention to the outlets when u see a stage place.

If you've ever sold a house you would realize just how important an agent is. Kati makes very good points and is giving you a lot of free information. If she knows a good agent in your area, it's a definite advantage for you. In this day and age, I would not even consider letting someine come in to see my home on my own. Too risky. As for her being an agent, she obviously is, since she's so knowledgeable. Have a good day and enjoy your home.

Agents do absolutely nothing worth tens of thousands of dollars of your money. And now that buyers have to pay their agent’s commission, you’ll see the none of them really think so. Agents have no real training, but more critically are not even bound to represent your interests. An attorney is, and you can hire one for a few hundred dollars, not $50,000. They have actual legal training and are sworn to represent your interests only.

I can't believe I'm having a hard time finding a house and you're talking about color paint and floors do you know how simple that is you could paint the house with a few hundred dollars and a painter for another few hundred dollars every surface the floor for a few hundred dollars a room you're talking peanuts find me a house and stop complaining

Those are original wood floors with character. It only needs suface sanding and polyurethane coat to look awesome again.
Nope. Nope. Nope. I disagree with so much of what you say. Generic advice for generic price. I would never pick you to sell my house. You have no idea how to tap into the emotions that sell houses a fantastic prices. You would be great at selling warehouses, or commercial buildings though.
