I loved the "church" house, would buy that one over the HGTV houses in a heartbeat, and probably not do a thing to it.

I agree not to paint kitchen cabinets...The cabinets and floor are wood overload so I would add in a lot of modern ivory decor in solid color to brighten and ivory rugs on the kitchen floor..The kitchen soffits are a good place to put decor like ivory rope baskets to add color but it has to be done correctly and not look junkie... Three ivory rope baskets, a few colorful boxes, a plant etc... Grouped together..Its takes skill to update the look when we have a lot of wood in the home but think of how to counteract the wood with solid ivory decor etc..The other thing is that when you update a bit and add ivory in every room it brightens and will give the home a cohesive look...My place looks amazing now.. Staging the home is a better idea I totally agree..
There’s “dated” meaning cheap cabinets and wallpaper added in the 80s or 90s, and then there’s “dated” meaning cool original features from the 1940s. Not the same thing! I love the yellow and black bathroom tile!
Restor a Finish is inexpensive and easy with amazing results on cabinets.

Hi Kati! Thanks for showing my 1948 yellow and black bathroom. I totally agree with removing the wallpaper and replacing the cabinet. I was told by my RE agent to do nothing--that someone would come in and make it their own. To me it looks uncared for. The white vanity is also faded and the marble sink has a chip in it. I'm good with replacing both. The current ones and were from a big box store over 25 years ago. I was also going to replace the light fixture. The wallpaper is fabric backed so an easy removal. What color do you suggest for the walls after the wallpaper is off? Anita

If you have a lot of people who comment on it - - maybe your industry is not keeping with fresh brains on what a lot of buyers may really want - especially if an agent knows how to relate it to history and past styles - AND that the material is so much better than modern material.

Sellers just need to price their homes well. At the right price, anything will sell. I'm in the field of real estate and I don't agree with your premise. In my local area, most buyers aren't looking to purchase homes that resemble HGTV remodels. Most sensible buyers are looking for the basics: a good location, nice curb appeal, a nice kitchen and good-sized bedrooms and baths. Homes should have a decent amount of natural lighting and have a functional layout. You wouldn't believe how hard the basics are to find!! And, not for nothing, but HGTV produces very few beautifully designed/ decorated homes. With the exception of a few HGTV designers, most of their shows are hosted by talentless so called "designers".
I prefer to buy fixer uppers. I can change anything to exactly what i like.

Someone in our neighborhood painted their brick home white with black trim, totally stripped it of character- it’s been on the market for 6 months despite being very newly renovated and in a desirable neighborhood. I’m sure the listing price is too high, but I can’t help but think the paint job was a terrible decision. I am so glad Paige’s video came up for you- she’s got a great eye

Our 1840s brick home does not have central air. How do you suggest we handle that?
How much will it cost to add it. Is it a reason someone might not buy the home?
@@KatiSpaniakyes it is. Adding it is complicated though. We have used window units in the bedrooms and been fairly comfortable with the high ceilings and ceiling fans downstairs but I know most people don’t have our tolerance. I guess we should find out what would be involved.

I had an a/c installed in my daughters house for a house warming gift. Since her heat was forced air the duct work was there…cost 14000. ( but that included a new gas furnace since hers was quite old) it is the duct work that raises the price…so if the heat is forced air you already have the worst of it done.
@ sadly it is not. Forced hot water in baseboard heaters.

She needs to CLEAN the kitchen cabinets and update the finish with an oak tinted oil finish or water based poly. I LOVE those vintage oak cabs. Most of my rentals have them, very easy to clean and refresh finish and knobs
I hope you’ll do a video on the “Producer Seduction” that can hit. One can have a heart desire to BE that HGTV designer who works magic. The same urge hits when we see a clever craft item. Buy it for $19.99? Nope. Go spend $99 and three trips to the craft store instead. I think a lot of fear and anxiety is dealt with by running around with paint swatches and kitchen remodel plans.
Hi Katie! It’s Jeanne from the first house. Thanks for your advice. Just to clarify we are only in surface shine category because of two things: Age of our home…which we can’t change (built in 1991) and because our HVAC is old because it hasn’t failed so we haven’t replaced it. We have new roof, floors, windows and paint. I am assuming that even though our HVAC works, we need to replace it before selling because furnace is 33 yrs old and AC is 24 yrs old. Based on your advice, I think we will replace the kitchen cabinets (instead of painting them) and keep the bathrooms as they are. The kitchen cabinets are 33 yr old cheap, builder grade and I hate them. We will enjoy the new ones for a few years before we sell. We also will do something about the interior doors like you suggested. They are cheap hollow core, builder grade doors too. Thanks for your insight!

Jeanne, I wanted to share that when we faced an expensive repair on our 20+ year old furnace, we opted to replace it. However, the AC condenser was serviced and found to be in good working order. We also have our vents vacuumed every 10 years or so (no pets, no smokers). We replace our furnace filter regularly, too. Hopefully, your service company person can tell you the condition of HVAC before you replace. Yes, the age is old. I'm throwing one more piece of info in here. My husband owned a 100+ year old farmhouse on a lot and a half in a metro area, in a neighborhood that was in the beginning stages of transformation. It had a gravity fed furnace in the crawl space that was original. It sold once to a homeowner who lived in it for a few years. When it sold a second time, the buyer scraped off the home and erected a tall, modern behemoth of a house on that oversized in-city lot. We definitely need to keep all context of our housing in mind, right?!
First home ,both kitchen and bathroom cabinets, update hardware to something modern, minimalist, maybe stainless steel will go a long way! Dont paint cabinets!!😱😱
We had oak cabinets and used a chemical sanding solvent then used a dark stain. Everybody loved them but it was a lot of work to remove all the doors, take them to the garage and re-hang when finished. The unremoveable parts of the cabinets were refinished in place.
Just watched "Christina in the Country" and Allison Victoria in Chicago on HGTV...they are both putting in wood cabinets that generally look like this seller's. Big difference is cabinets now run to ceiling, which makes more sense than having awkward space over cabinets. Glad people are moving back to wood cabinets again, after all the white.
But are they putting in that strong-grained oak? For me that would be the issue. Boxes can be painted and new doors put on. It's not hard to hang new doors, I did it myself as part of a refacing job I started on my 1950s built-on-site knotty pine cabinets that I gave up on in the middle. The cabinets had already been through one reface job in the 1970s; the first one was that awful dark 1970s laminate!
@@jillcnc You are right. For an old bathroom, I chose to get new custom, wood doors to only replace old cabinet doors and drawers. One can pick any style, type of wood, and any stain or paint color. It was easiest, cheapest, and best option for a bathroom cabinet update. Highly recommend West Michigan Cabinet Supply!!

I agree about "they love to entertain" Or they want the most updated kitchen and then at the end they show them eating pizza. And they haven't taken it out of the box. The funniest is the bbq people with a bunch of uncomfortable guests and they are serving hot dogs.
It's funny, because I look for houses that are not updated, because the quality of older materials can be of a higher quality. The problem I have with the yellow tile bathroom is that it's a mishmash of years. If I owned this home I'd be looking for pieces that correspond with the year of the tile, such as door handles, light fixtures, sink, and choosing paint from that era.
Like what? That's my bathroom. The RE agent told me to do nothing. To me, it looks uncared for. The vanity sink is chipped too.
@ajsstuff4080 I think you're asking me what I'd do? If I buy a house from, say, the 1920's, then I know the wood used in the construction of the house will be thicker, unplaned, perhaps milled on site. The electrical may need to be upgraded. I've replaced light fixtures with period pieces, and tried to match the colors of the existing tile. Sherwin Williams has period colors for bungalows, colonials, etc. Renovators supply has hardware, such as door knobs, hinges, and electrical faceplates. But, depending on your house and the area, the prospective buyer may want to renovate the entire space to a modern look, so it would be better to let them do with it what the buyer wants. It depends on if you're in a hurry to sell. Personally, Is probably strip whatever wallpaper and paint a color that matches the tile color for the time period/style, and if not too expensive, do the same with the sink. I'm a d-i-y-er who likes to paint, so this would be fairly quick for me to do.
It's a shame that people don't see those old 1950s bathrooms for how sturdy they are. You can't buy that kind of tile anymore. I had one that was black with Ming Green trim. I replaced the floor with black-and-white octagon-and-dot tile and had the heavily-chipped Ming Green tub glazed white. I put in a washstand with a basket and a new white mirror/cabinet. I painted the walls a very pale green and put green-and-peach towels in there. That bath was NOT included in the photos, but the fully renovated upstairs one was. And the house sold quickly back in 2015. Yellow-and-black is even easier to deal with than mine was.
You're right it is very sturdy. Plaster and lath walls. I love the shade of green you're talking about.

I would definitely remove the wallpaper in the bathroom. Yes, it needs a total overhaul, but removing wallpaper is a giant pain and as a buyer I would think twice before taking something like that on unless the price was right. I could live with the tile for a while but not the wallpaper!
Thank you! That's my bathroom. The wallpaper is fabric backed so an easy removal. Just pull and take sandpaper to the paste. I just don't know what color to paint the walls with the tile color.

@@cydonia3167 Heavens no you didn't offend me. The tile color has been very hard to work with. I love the wallpaper that's there but it's past it's prime. I thought about painting it white but it looks odd next to the yellow. Then again the ceiling and all the trim is white. It would give someone a blank slate to work with. I've thought about a pale gray like in the wallpaper too but then the grays seem out of style now. Maybe a couple of samples after the paper is down?
@@ajsstuff4080 Glad I didn't offend! I'm not a professional, just my opinion but white always brightens things up and is definitely a clean slate for someone to work with. The vintage tile is also making a comeback so some buyers might really like the yellow tile around the rub!
I live in S FL, love your videos. Will be selling in about a year and these are helpful since we’ve owned since 1998 … done upgrades over the years and having to decide what to do or not do to sell. I don’t want to over improve but do want to get a good price.

I appreciate the comment that the younger generation viewer said about liking the unique waterfall home. But here is the reality: This is a home into which lots of money was put into to create those special finishes. What is the price that this unique home can attract qualified buyers?
It's the fact that the waterfall in the living room/ entrance will attract LESS buyers than a house with a normal living room ...that means it will take longer to sell and probably get less $$

Excellent video. Please do not cover up stains or damage. However, I personally can live with real wood floors that need refinishing. My cleaners make my older wood cabinets look fantastic with lemon oil. Some portion of potential buyers will be on a short timeline to move in, so I urge caution on assuming buyers will have the time or the interest to redo anything before moving in, if you need a maximum buyer pool. Also, as Kati said, a local realtor is a good guide to what local buyers want. You can look at online photos of other houses for sale in your area, although you won't know if they are attracting buyers. Thanks again, Kati, for these videos.
Updated handles/knobs would be the cheapest/easy/best for the last kitchen (1980s)
I did this when selling my late 1970s home. I changed all the door knobs in every room and all cabinet hardware. It made a huge positive difference in the look of the entire house.

When did it become necessary to ask a random stranger how to decorate your house? More to the point, why would anyone take the time to make a video about another video criticizing yet more videos? Are we so bereft of ideas or so scared someone will say something that things once considered mundane are now consulting questions? I’m not a realtor, architect or decorator so it does not bother me if someone wants to copy the Gaines or even listen to a phony influencer tell them what their house should look like and what tends to avoid or adopt.
I like the video, thank you for taking the time to make it. Please make one about lessons learned from failed contracts and how to minimize the risk.
