I would prefer to sell by owner because realtors bring nothing but trouble.
I can only imagine the exhaustion… but I hope those buyers get sued for that and then some. This is frivolous and I cannot believe it wasn’t thrown out.

How is this any different than before? The listing contract has always been for the entire commission amount with the listing commission only being split if there is a separate agent representing the buyer.
Pretty much always have the discussion. It's hard to sometimes because it can become rather combative quickly but necessary. Always surprised how complicated we continually make straightforward processes.
In 2009 my great uncle passed. I was living at his house because we knew he couldn’t live alone anymore and my job was 10 minutes away so I was asked to live there. I thought no problem. When he passed a few months later my cousin asked me to continue living there and watch the house. Ok I just had to pay the bills and taxes so, cheap housing in the Bay Area, woho! Well I started packing up some of the things, eventually I got my cousin involved. If we had waited until 2020 all his furniture would have been in style again 😂. So in 2018 the garage was packed with stuff. I moved and my cousin moved into the house. A year later he had to move and I went back to help. We had 3 garage sales, most of the furniture was just given away. The nicknacks were sold but my cousin who’s 70 now, kept thinking, this is vintage and worth X, I 25 years younger, said, no it’s not, no one wants this stuff 😂. I still have 3 boxes of things that he thinks is worth something. A few weeks ago he told me to donate it! It’s period piece clothes and I know a place that takes that stuff but they are an hour away so I haven’t gone yet, but omg trying to even donate a lot of these things or sell it at a consignment store is so hard. I did put free and left a lot outside and people just took it, I was so happy 😂. But it’s been 15 years since my uncle passed and I still have some stuff, I don’t want my kid to do that. I’m going to make sure he knows he shouldn’t feel bad for throwing away anything.
I am elderly, my house needs TONS of updating, and I can't afford to update it or to pay the real estate taxes. The lot is nice and the location is good. I can't afford to stage it. Only a flipper would want to buy it.
CLEAN SELLS? HA! This has got to be the biggest bunch of bull i've heard all year! ARE WE TO BELIEVE THAT A GREAT HOUSE WON'T SELL BECAUSE IT'S NOT CLEAN!? We bought our house because it was the best in our price range We all fell in love with this house. It literally had a half inch of dust on the ugly burgundy living room wall, strawberry mold in one of the toilets and it took me 20 minutes to unclog one of the drains in the kitchen sink. None of these things deterred our love for this house whatsoever! Would YOU pass on a house JUST BECAUSE IT NEEDS A GOOD CLEANING? Give me a break!!! Also, during the time of our house hunting, we've seen many spotless houses that we would not purchase ever!

HGTV has ruined what sellers can offer and overly raised buyers expectations. And things that they promote on HGTV aren’t necessarily practical or appealing. Shiplap, busy backsplash’s, austere and glaring light fixtures to name a few.

I love carpet, although I get that it’s way harder to keep clean. One big drawback to hard floors is that sound carries a lot farther. My in-laws had all tile except for the bedrooms and front sitting room (all one floor), and when the TV was on in the living room, it felt like it was right in your ears in the back bedroom, with the door closed. 😣

the listing/seller agent can gets another agent from the same company as a buyer agent if buyer doesnt have one so the commission stays in the company. Is there anything a Buyer should have in the offer contract when buying a condo that is important not to leave out?at what time should certain things be in ( inspection, etc) so that it closes on time and not be running around urgently to sign on time. Besides looking at a cc&r, what do i look for ? thanks I am buying and not have an agent yet but going to open houses on my own. If I walk into an open house, and want to make an offer, I can then go find and sign a contract with an agent as my buyer agent so he/she can write the offer ? that's ok ?
buyers are liars , sellers are story tellers.
Thank you for mentioning the number of sales an agent does can be less in an area of higher prices. I have consistently been one of the top 5-10 Agents for number of sales each year (out of over 625 Agents) which is usually about 20-30 transactions per year. The median home price is $1.4M and until this year there have typically been only 100 or so homes for sale at any given time.
What about "Over 60"? This video is just a repeat of your other videos with the same information and it has nothing to do with "Over 60". Disappointed.
Before I listed my house, I paid for my own inspection. This gave me the opportunity to address any concerns that might come up later. By the time I listed, I was able to provide a copy of the inspection report (and proof of repairs) to potential buyers. I think it helped alleviate the fear/stress some buyers may feel. Also - make sure your buyer has a pre-approval letter (or cash) in hand before you accept the offer.
Now in my area
I am the oldest daughter and trustee of my recently deceased daddy. During his 7 year journey of Alzheimer’s I was his full time caregiver and property manager of his 3 rental properties. Unfortunately one of the tenants caused severe damage to the house w a cigarette butt that he threw out the back door and landed on the porch….. Everyone got out safely but the house was badly burned. I ended up getting a substantial insurance check and turned around and sold it to a contractor who flips houses. One of the other houses had old, worn out carpets, cracked and leaking tub/shower unit, needed a fresh coat of paint throughout. I went w a neutral light tan and put in vinyl plank flooring in the neutral shades. I replaced all the old rusty ceiling vents and installed a new heat / exhaust fan in the bathroom. In 2023 I had already had to put in new central heat & AC( previous one was 30 years old). Since daddy was in an Alzheimer’s unit and I couldn’t legally sell any rental property until after his death, I rented the newly remodeled house for $850 a month to make up for some of the remodeling costs. Daddy died in March so my 4 siblings and I have his 2 remaining rentals for sale. We’re working w a realtor w 30 + years of experience. The house is vacant now. 8:21
OMG! I had an agent take more of a cut during escrow and would not give it back to me as a double ended agent. I have and will not recommend her to anyone. Also I used a trusted agent to sell mom's house. There is always one sibling who thinks they should use "their friend". NOPE!

When my parents were thinking of selling their home and moving to a senior's residence, I could see that this was stressing both of them out. Mom didn't want people traipsing through her home, and dad enjoyed tinkering in the garage and caring for his garden. Although I had recently bought and renovated my own home and was 100% happy with it, I just went ahead and bought their home and sold mine. This met both mom and dad's needs. After both of them had passed away, I already had a plan in place to sell the property and move to another city to be with my children. I sold the property within a month of dad's passing after doing a lot of the good things you mention in your videos. It was a good business decision since I got a great price for the property. However, the buyers weren't going to live in it; they were going to use it as storage and office space. This is what made me feel guilty. I felt that I had taken good care of mom and dad's home and made it an equally beautiful home - but it would no longer be a home cherished by a family. In any case, I doubt that mom and dad would quarrel with my decision.
Thank you for this video. This has been my focus for the past couple of months. I think the most valuable thing we did was to find and list with the right agent for the sale. Closing is scheduled for next week. Our Realtor was/is amazing!

It’s probably just me, but I thought I would mention I did not enjoy the music in the background. And in all fairness, I usually play all videos on a faster speed because I talk fast and I listen fast. Because of that I found the music very anxiety provoking, but I found it very distracting and I could not listen even at the slower speeds. And I’m sad because I always wanna listen to everything you have to say!

I’m an eXp agent in TN and the pushback I’ve gotten from buyers’ agents on my last 3 listings shows how untrained they are on all the changes. EXp isn’t perfect but they certainly prepared me to understand and explain the changes and do things with utmost care to abiding by the terms of the NAR settlement.

My mother sold my grandparents house. Her sister, who did not live close by thought the house was sold for too little. The selling price was in line with the town where it was sold. Fortunately, this did not cause problems.

This is very good advice. My dad died suddenly and processing that and selling the house we grew up in was difficult. We had to hire a service to do the clean out. My mom was going into care and fighting every step of the way with us. Ugh ! The service we hired sent a family counselor to sit down with my sisters and mom. It was immensely helpful. The real estate agent was a wonderful guy, very good with my mom and his presence made everything much easier. These steps take the sting out of the process. Thank you

How did you find the service you hired. My mother's doctor's have told her she needs to go into assisted living. She's fighting it tooth and nail. One more fall and she'll end up in a nursing home and won't come back out. She doesn't understand the position she's putting my sister in. She has had a RE agent in to tell her what she needed to do to sell. She told her nothing. My mom is West Virginia, My sister who is her primary on her POA is in Ohio and I'm in NJ and the secondary on there paperwork.
@@ajsstuff4080honestly the agent should have resources. Most agents have a couple of people they can refer. See if you have a caring transitions in your town. Or if you need an agent let me know. Profitable.homes
@ Oh, this is very difficult since you are all in different places. I would start by calling 2 or 3 assisted living facilities in your mom’s town. Ask them if they can refer you to family counselors who deal in transition. You and sis most likely would go together to see the counselor with your mom. Does your mom go to church ? The pastor or priest may also offer referral. We started by going together as sisters to talk to my mom. She was very unhappy but a united physical presence helps. It’s difficult for all juggling jobs, and now mom
After my parents passed, I was the only sibling in this town. My brother was the executor of the estate. I spent a year in this empty house and dealt with everything. Five of us had zoom meetings and came to agreements about everything. This arrangement only worked because I was available and willing to meet all contractors, etc. At the end of the year, the house went on the market and sold in one week. Everyone was happy and we all got our payout. My parents would be so proud!

Same w me, my 4 siblings and I have either conference calls or ZOOM meetings to make sure we’re on the same page. But I as the trustee and the one who lives here in town where the rentals are meet w the handymen , HVAC guys, plumbers etc. But I’ll be glad when they’re sold ! 8:25

In Northern CA, I see mostly "greedy" heirs, pricing unupdated major fixers at top market price. Unfortunately, after months on the market, some buyer overpays for it.

I hope I never have to do this. My 39 year old brother lives with my parents and I am the only other sibling out of 9 that lives in the same city as my parents. I have a feeling my other siblings will expect me to sell the house but I would rather just let my brother live there. Their house was built in 2021.
Encourage your parents to set up a trust to define these details so there are no unnecessary disputes later.
They were going to set up a trust but then just said we should sell the house and split with everyone equally.

I actually live in the house a grew up in. After my mom passed I moved into the house although difficult for me I did it. Now 22 years have passed and I have recently purchased a new home. I close on my new house in a few weeks. Selling my family house will be difficult however I want to move on. I’ve taken care of the family home for a long time. I will always have fond memories.
Take lots of pictures so that you can "walk through it again" if nostalgia beckons.

It sounds like it was a power struggle right from the beginning. I would’ve “fired” that client right out the gate. Some clients are not worth it. The worst. They lack self-awareness, and they are always right. Things never go well with people with that personality type. Run for the hills.

Carpet has it's pro's and cons but it definitely takes more maintenance and care than Hardwood. You have to clean it regularly, and not just a surface level vacuum either but a deep cleaning wash at least once a year if you don't want it to be disgusting. It also just wares out over time, within about 5 years most high traffic area's will look bad and be much thinner. It's not super hard to replace, assuming you can find the same color/style as when you first bought it but it is more upkeep. Hardwood however despite it's "Feeling warm" as the video claims is far colder in area's that get chilly. It is often cold to the touch with less effective insulation between floors. If you wear just socks it's also easier to slip, especially for children. Some times you have to think of practical issues more than just "value of the house" as if your going to resell it next week. It also has to be said it's not super hard to tear carpet out, so if you just put carpet over Hardwood floors you can in theory remove it before you sell the house with a little work.

People weren't buying the house that we bought because of the carpeting. Previous owners had the Dark Red and Burgandy wall to wall carpeting put in before they moved in, when the house was brand new. When we moved in I ripped out the Shag and found beautiful hardwood floors.

Ive never sold a house yet but why can’t the owner just sell directly to a buyer? All these middle men/women sounds shady. Hiding things in contracts and not being straight forward.
It seems that the only way a Dual Agency arrangement would be ethical if a "contingency" understanding were involved. If working though an agency that represents properties, it would seem logical and ethical if the agent works on behalf of a client to buy a house on the condition of the sale of the client's house.

I recently went to look at a listed house without an agent and the listing agent tried bullying me into signing her as my agent as a condition of looking at the property. Remax is the worst!
