This... Had three agents come to my house, as I was thinking about selling. First one said I could easily go on market at 540K, had comps etc. Second agent arrives and tells me my house can only go on the market at 410-420K, I was in total shock after the first one told me 540K. She also conveniently forgot to bring any comps, which raised my suspicions that she was trying to rip me off. Third agent came and said same as first 530K-560K, and it would likely sell over asking. She brought comps as well..... I couldn't believe the second one, whom I ushered out of my house after she showed me that number and had no comps. Unreal, totally unethical!
@@yvonne820 Uh, well lets see.. TWO REALTORS told me my house value was in the 500K range and one tells me it's only worth 420K at best!? That is unethical because she was not telling me what the fair market value would be, I am guess she either had a client interested in it but on a strict budget, OR she is just a lazy agent that wanted a quick sale! It's my house, I will sell it for as much as it is worth, and it isn't 420K!

What if you sign a buyer 30 day contract and the agent lists a house for a seller that you are interested in? How can they show it and effectively represent both of you?

So how important is the availability if they are simply listing your house? I'm not expecting them to show the property to buyers as you pointed out dual agency is not good. I am expecting them to market my property to the best of their ability. Just curious why the big push for availability during the week
During a typical week, I receive calls from homeowners asking questions, buyer agents asking questions and buyers without agents calling me directly. I meet appraisers, home inspectors, fire dept for smoke detector inspections. I talk with attorneys (who are not available evenings and weekends) and mortgage reps. MOST of my communications are M-F during the work day.
Question, what is the biggest difference between discount brokerages and a full service real estate agent? In other words, what are the limits of the discount brokerage or what service will they offer less in comparison to a full service real estate agent? Thank you.
There are MANY variations of discount brokerages. Some will only do pictures and put it in the MLS - the homeowner is responsible for dealing with negotiations and fielding buyer agent calls. Some will handle the calls but won't do 360 tours, floor plans, aerial photos or video. A full service agent handles all aspects of the marketing and transaction process.
In my area I have not experienced an increase in break-ins. But to be safe, I recommend putting away or covering valuables prior to pictures being taken.
I can see that the title for the video has the words " shady agents" which will catch most people's attention. I have been a broker of my own firm for 33 years and I don't know if I have run into any intentionally "shady agents". Perhaps incompetent? No one wants to lose their hard earned license. How many agents out there purposely desire to con someone? I really don't have know but in the big town I live and serve in real estate I have known untold numbers of fantastic, knowledgeable agents. I would personally use the word untrained or not experience agents rather than shady. But that is just me. ( I do like and appreciate Jen's channel)
What is your biggest concern when hiring an agent?
That the agent will not listen to all of our concerns and work with us and for us versus ‘just getting a sale’.

A really good agent is going to cost a lot more. Do as much as you can (like staging & fix-its) on your own, so they charge less.

In fact I would think I would want them to be available on weekends for open houses.
I assume availability to show the house. You don't want to lose out on potential buyers by having an agent who can't show a house readily
