I find it unfortunate that TH-cam has so many channels that are great for teaching anyone how to build a house, grow a garden, learn code, or even manage a business. For decades there have many videos, books, etc.. that teach people how to buy without an agent. A person has to be interested enough to look. Not just limited to saving a 3% commission but also ways to get a house for less, creative financing and many other things. Investors have been doing these things forever. In the 2020-2022 boom investors were beating out retail buyers over and over because of having an agent in tow. The retail buyers believed the agent saying "seller pays my commission". The investors could "over pay" by 3% because they don't normally use an agent so it cost them nothing to bid higher than a retail buyer.
What a joke. The whole system is a trap. I just paid 19K to 2 realtors. That didn't really do that much work. They are just trying to justify why they should earn the high percentage. There has gotta be a better way.
Wait for real videos to show people how to buy a home, this video is misleading the audience to make it seem harder than it is to buy a home. This is why buyer’s agent are like used car salesman

I’ve bought 2 homes both times my realtor didn’t do anything but open a door and send me some PDFs…realtors are known for doing nothing. She makes it sound like they are some brilliant advisors. Buying a home in SF is just who can lay down the most money the fastest…
This video is not for standard people. This information is more related to celebrities that want to buy other celebrities mansions. Not recommended if you are not a millionaire in San Francisco!!
Actually the intended audience for this video is just your every day SF buyer. The stories and examples I'm giving are based at or near the median price point of SF. Homes in SF are complicated at every price point maybe even more so at lower price points than higher. The median price in SF 1.7m and there is a lot that can go wrong when you don't fully understand the disclosures or things that can impact resale value, just to name a few.
Correct. Most pay an agent $30,000 instead of the $1500 to hire an attorney. Buyers aren't very well informed. And you don't even need an attorney. The purchase contract can be downloaded for free which is why an attorney would charge very little. The reality is if a buyer wants to back out virtually no seller is going to sue them to honor he contract or give up the deposit. It would be expensive and tie up the property for months.
