    What has stopped me from replacing lighting and ceiling fans was the installation costs. I can't do it myself and a licensed handyman charges quite bit in my area. I had to replace one ceiling light recently and the cost was $215 just to put up the light (no rewiring or anything was needed).😢

      Replacing the blades or repainting them is a cheaper alternative to buying a new ceiling fan.

    I don't want to get too political but the idea of "keep your head down and turn off the news" is precisely how we get into these situations. Every facet of our lives is impacted by politics. It determines the economy, the regulations companies have to comply with, the interest rates, taxes, etc. Over 90 million eligible Americans did not vote in this election and that was a key factor in determining which administration won. And many voters didn't even vote from policy standpoints, they voted based on "vibes". Saying we should just pivot every time things getter more expensive or difficult instead of holding our elected representatives to account for these issues means things will never get better.

    Some here think that replacing the floors, or choosing a popular type of flooring, when selling is not a good return on investment. Not always true. When we sell a house, it's not just "location", it's also appeal. Each home we sold, we did so in days--not weeks or months. In fact, the last home we sold in 2002 took one day to sell. Presentation can even outweigh location in some instances.

    If you're selling the house, and not trying to flip it, don't replace the flooring. Let the buyer decide what they want; they'll always make the right decision for them.

    Dents, dings, and chips are the patina of age. If you do your own floor and have leftover pieces, it is possible to replace damaged flooring. The only water proof floor is sheet vinyl. Every other floor has seams that can leak. LVP is good but still not completely waterproof. But sheet vinyl doesn't last long. We installed hardwood in the first house we owned (and built) this was long before engineered or pre-finished flooring. When we bought a "used" house we replaced all of the flooring with hardwood. The first phase was still before prefinished floors. The second phase was prefinished. I agree with you assessment of ceramic tile. I have never seen a ceramic floor with some age that did not have a cracked tile or more.

      It comes down to supply and demand. If there's a shortage of available condos, people will pay more to get one. And if they're still renting at $3,000/month, the landlord has no reason to lower the rent.

    I totally disagree. Ceilings SHOULD be white. painting walls and ceilings the same color looks cheap and is the cheap way out for painters.

    Another problem with vinyl flooring is that there is a lot of prep work to do to the subfloor. Depending on the thickness of the plank, you can feel many of the imperfections of the subfloor through the plank (eg knots, seams, chips, etc). Personally, while it is easy to install, i prefer spending the $ on wood flooring.

    Hardwood always looks dusty and dirty. I must admit, though, I've had wood in two different kitchens. It was beautiful and the dings were few but character building. Had lovely wide plank heart pine in one home and oak in the other. They were beautiful. We had neighbors who put car siding all over their downstairs. It was beautiful.

    I find it amazing that there is zero talk about the LLCs (flippers) buying up properties for example, in September and flipping them a month later in October and selling them for 30K, 60K, 100K more then what they bought them for a month prior. Keep in mind they pretty much painted the interior and maybe installed new carpet. I have personally been looking to buy a home in Ames, Ia (near my daughter as a second home) and this "trend" has applied to 80-85% of the homes I have looked at and I think I am at about 10-12 now. There are only 2 homes that I have looked at where the actual "homeowner" is "the seller." I have never seen anything like this and it is frightening!!! I received my real estate license in 2005 in Chicago via Illinois Realtors Association (where I live). There MUST be some federal action taken to regulate this horrific trend in the market. All of the affordable homes are being swallowed up by greedy real estate "predators" and ruining what affordable homes ARE on the market making it more difficult for home buyers to get into a home, driving the prices up, causing a deficit in availability what they hang onto them, etc..... It is criminal.

    Strong disagreement on my side about white kitchens. 1. It is never going out because it is timeless and was never a "trend". Simplicity can't get outdated. 2. White is not more difficult to clean, to the contrary. Having a surface where you can't see dirt doesn't make it clean. 😅 3. Dark woods are sad, look old and claustrophobic I know its all opinions but I can't see white kitchen being outdated, ever.

    When we remodeled our kitchen with used cabinets from Habitat Humanity, there were not many drawers. Over time we were able to install pull outs in many of the cabinets. It is hard to balance our own wants with resale value. I have to admit that when were looking for a house, if the place was recently decorated, I was usually rejected it. Generally it was not my style at all, and I was to frugal to buy a house and "discard" that new work. So if you are doing your own work, check to see if the existing outlets are lined up. Ours were not. We didn't notice until after we installed our dark blue subway tile. The new outlets are lined up and the two old ones each have a different line. Believe me we were NOT going to do things over.

    I rebel against the word/term "dated". By those standards we should tear down every home built before (1900??) because it's "dated". Perfectly good design is now torn out because it's "dated". Oddly, poorly designed homes are OK as long as they're not "dated".

    The word Trends indicates that they will be outdated in 5 years. Even if you like the trend the companies will make sure that you will know it's outdated in 5 years. Go back to the archives and look at how they tried to sell you Gray paint and white kitchens. Personally I can't stand the sight of stainless steel refrigerators. Your kitchen looks like a fast food restaurant

    I remember when the property brothers and others were tearing out load-bearing walls to make open concept houses. I knew it was stupid then because of the lack of privacy the noise especially with hard surface flooring. The problem word in all this is the word trends. Forget Trends and just buy something classic and keep it a long time and save yourself some money. Companies that sell you the latest trends will come back in 5 years to sell you the next latest trend. Stop being so foolish and gullible

    I plan on dying in this house. So resale value is irrelevant. I am going to do exactly what I like. That means hardwood throughout the house except in the kitchen and baths, which will be tile. I can’t stand the cheap way houses are built today. I am changing everything to pre 1940s trim, moldings and styling.

    I love my kitchen. I have drawers, regular to deep pot drawers. I also had each lower cabinet slide outs in both levels. These were well worth the expense. I now have arthritis and could never access these areas. Also love my pullout trash can and my pull out can slide.

      I stumbled upon Jan’s TH-cam channel a couple of months ago as I began preparing my home for sale, hoping to hit the market next summer. Listening to her advise and market insights have been an education for me while I’ve been skim-coating, priming, and painting my garage walls and ceiling (Buyers in my $$$$ area expect a fully finished garage - finished walls, cabinetry/storage units, wall organizers, coated floor, good lighting beyond the typical single bulb, etc). I have set a strict budget for this project, as I’m fully aware of the ROI and what Buyers are demanding in this market.

    A median household income of $150,000 is not unusual for a couple. That's about $70k per person. Most professional positions will pay that. I've seen reports of tech jobs, nursing jobs, etc. paying over $100k and that is with only a few years experience. Like you said it's all relative. In the mid 80's my starter home was 4 times my annual salary-I made about $22k (professional postion). But as you said a $700 car payment is insane. Back off the car payment to about $400 and use the extra towards a mortgage payment.

    I have been installing since Aug 2013. Earlier I used to solder but now shark bite fittings. It has o rings which cal leak if burr. You have Ball valve which is better than gate valve.

    I would like to say that bamboo and pine are not hardwood. And good engineered hardwood flooring is a more expensive product than solid hardwood flooring. The engineered hardwood flooring in my home is twice as expensive as the solid hardwood flooring of the same brand and color.

    Have a fixer in a resort town. I have seen high end old houses renovated top $$ and the buyers rip it out and replace everything. Brazilian rosewood custom joinery swapped for Joanna Gains farm kitchen! Same contractors! Don’t bother.

    Carpets must be terrible in US, good carpet can last 30 years plus in UK especially twist fibre carpets. Also imagine wood flooring throughout then having to access under floors for electrical or central heating.

    I think kitchen islands are ugly and breaks the flow of the kitchen. I especially don’t like when people keep appliances such as toasters, juicers and coffee makers on the island. It looks junky and dirty.
