- The residents of Lodha New Cuffe Parade, particularly Tower Dioro, are feeling cheated by Lodha. They feel that the greenery and open spaces promised to them have been taken away from them and sold, and their safety is being compromised by the excavation and construction work of the basement near their tower.

@@rahulpatel0071 as always I'll recommend buying their finished projects, Southern Investments, Raheja, Prestige, Mantri, Sobha and Embassy, because they build solid flats that will last 50+ years for sure, and are hell of a lot cheaper than Lauda.

I never dealt with Lodha after looking at these videos, but have experience with Godrej and Hiranandani and had similar experiences there as well. Especially the flat quality was found to be bad. Paying crores of rupees and getting nothing. All builders are one and same these days I feel. I stopped trusting them and won't be buying flats anymore.
No other builder rose like this. Sab FSI chori ka paisa hai. Result of BJP affiliation he thought he is infallible. Nobody could touch him. Flat quality is far below that of flats offered by Raheja, Hiranandani, Runwal, Kalpataru.
I feel pity for the telecaller from Lodha. She very much knows that she is on the side of LIARS but she has to speak on their behalf.

Upload Suraj developers projects which are in Dadar Area west..most projects are delayed for many years..Thomas Rajan the Director of the company has cheated most Churches out of their land ..Ofcourse the Priest + the Trustees are hand in gloves with the builder..One project named AVE MARIA . just Opp Portuguese church Dadar west hasn't been completed from the last 22 yrs ..but he has used the land to complete a Massive Office named C.C.I.L Bhavan ...

Buying real estate in India is such a huge risk! Corrupt builders who are in bed with corrupt politicians. RERA has changed nothing! Why would it? Builders are among the top funders for BJP, Congress, and Shiv Sena (probably extortion). Many netas are themselves involved in the real estate business. Same story in NCR and Bengaluru.
No party is different. Some of them just appear to be different in the beginning but 5 yrs in power changes everything. BJP which was supposedly the "cleanest" party has been running the mega extortion racket in the name of EB via ED aka "Election Department." Poor quality flats across most Lodha projects is a clear case of Builder-Politician nexus. Such glaring violations and no fux given. No wonder India ranks #79 on the Justice Index - below even Mongolia and Malawi
Fact of life : Once builder pockets your money, you become "हम आपके हैं कौन" for the builder. I am personally facing issues (though not very serious) with the builder, but he isn't bothered because उसका क्या जाता है? It is only through such videos that builder's realise की उनको भी उनके practices का खामियाजा भुगतना पड़ सकता है।
The poor sods who buy into future buildings at NCP (the name itself reeks of scams) will be shown the adjacent Metro construction yard as "NCP open area".
Later, it's easy to say with that womans pathetic voice that "the plans have been changed, the map had minor errors, but dont worry, we sacked the person who drew the map."

We Lodha Belmondo pune residents are suffering from too many issues ,They shown us Layout plan of 28 Towers and 28 Villas only with a 50000 square feet Clubhouse but now Lodha builder has purchased adjoining land about 20 acres and expending layout plan almost every year , adding more towers showing same amenities without the express consent of existing buyers , collecting huge amount from residents in the name of FCAM from last 7 years without giving any statement of income and expenses account . They are cheating thousands of families . They are not doing conveyance deed to any of the sux societies even after societies handed over 3 years ago .

Most of the builders now a days quoting very high prices on the name of demand. They are creating artificial scarcity to loot common man. Buying a flat in so called reputed builder is kind of Life time imprisonment with EMIs and hefty maintenance charges. Be wise while you invest. Crores costing flats are not really that worthy. Hardly builder spends 30 lacks for each flat construction and sells for crores.

redevelopment work . Andheri West Shree Savgan is the example. No open space just made commercial to society. Have earn more than 50cr and didn't provide any facilities to house owners no play ground no parking space.
My parents home in Dahisar has been stuck in redevelopment for over 10 years. I don't know the builder name but he left the project in between and ran away stating he is at loss of funds. We didn't even get the rent money that he had promised all residents. Many complaints has been filed to RERA and nothing is happening. One of my friend's parents home was stuck in redevelopment for 20 years and they received their flat last year.

India needs a better government and better governmental organizations who don't get influenced by rich people. These builders have no fear at all and if you fight against them, they just gang up on you. I thought it's just in Bombay that these things are happening, but I did some research and found builders are treating people like this across India. I have no idea which city is good in India now to buy home and live peacefully.

Please tell what is Rera, its objectives, achievements and failures
RERA I feel is influenced by all these big builders. These builders doesn't provide value for money for many many years, many complaints have been logged to RERA and nothing is happening. RERA also has many complaints logged for houses stuck in redevelopment projects for years and RERA doesn't take any action.
Rera is just feel good factor for buyers. Nothing more.

Boss, Living Rental is better. Risk is wayyy too high when you buy a property. In almost every cases I hv heard, people has had to face some issue or the other.
Yes and no. These are all ppl who barely scrutinised the project. Sure, majority of the buyers (esp NRIs) are like that but if you cared enough - you could measure everything from exact sqft, and consult a lawyer aware of civic body laws, CHS rules before making the payment. Though you save money on under construction projects - often times they come with such risks ie. 1. Change in promised amenities, carpet area, design, amenities etc 2. Delay in delivery. Though RERA section claim to address some of these risks - it's not that simple and takes a lot of effort. If you buy an already ready flat with 95% units occupied - your risks are far fewer. You do pay 10-20% higher - but the peace of mind is tremendous in terms of use of land being legal, FSI, carpet area, utilities in order, amenities etc. I urge homebuyers to spend some time and make an informed decision. If you are going for under constr project - team up with 4-5 families at least - so that you have negotiation power and also critical mass to make the builder accountable.

This lodha is really fake n not trustable they sake the flat with wrong promises now we dnt have entries from Palava gate crack in all walls in all flats in lodha crown security issue car park was free but now no option and chargeable and now major problem regarding the Rmart for groceries it's going to be close as the rent is 1 lack where we go outside for groceries when it was promised everything will be inside the lodha gate
