in Vadodara the builder first show the actual site of construction then they show the flat which not book they actually take to the site and show us all the flat which I have kept in my option list, then I have to select which I want to book, we can go to there office any time and the safety person of that site take to the site that how much work is going on in ur flat, even if you want to cancel the flat you can cancle any time and you will full payment refund which you have paid.
I have booked in lodha palava.. I booked in 2015 march... As they take slab wise payment, by end of December 2015 I had almost paid 19 Lacs to lodha and roughly another 3 Lacs for stamp duty and registration.. than in January 2016 I got a call saying that the tower in which I booked hasn't got government approval hence I have to change the booking in some different tower.. Till date I have paid up to 95 percent of the flat cost and they have raised a demand of final payment for possession.. I requested them multiple times to allow me to see my flat and take the possession but they don't agree. Request all not to book lodha... Never ever

They did gave me an option to cancel my booking but the issue was that if I cancel the booking the amount which I had paid to lodha till than will be returned to me in 12 installments and the stamp duty registration amount paid to the government, I shall follow up with government officials for my returns.. I had no option otherwise I would have been screwed
For ready to move flat also, they play trick. They form a big monopoly by tying up with other big banks. They process their loan fast and for other customers they don't give any consideration. They will raise all the demands at a time and afterwards say it was mentioned in your agreement as per construction or due date whichever is earlier. At the time of agreement also they create such illusion by simply making you sign the agreement without explaining it to you in such a huge crowd.

They will ask you to pay the token amount on the same day after your first visit... you will not get a chance to think also ... to me firstly they asked around 1 lakhs then when i said i want to think and then take the decision then they started negotiating like “ sir you can pay 27,000 just book a flat tomorrow if you will come all the offers and flats may not be available. Such people with their unrestricted spending power, impulsive actions and lack of knowledge have become a paradise for exploitation by the real estate agents like the Lodhas. Such customers have little skepticism left in them to ask questions about the construction as they are way too mesmerized by the nicer face and greetings from the builders. When something bad happens for real it's too late and the builders have packed their bags and left. It's the lack of consciousness supplemented with willful spending power that causes the builders to take advantage.
Because of people who abuse the spending power rest of the people who are wise in spending are at loss. In my area, subziwala charges way more than market but all IT don't think a moment and pay whatever he asks and when people like me who question why such high price, even subziwala makes fun of us. Now imagine what can a big corporate like Lodha can do or any other real estate giant.
What I learn from this as I'm a 25 year old man : Do not purchase a house without seeing it and checking it. Edit: Also don't forget to hammer a wall or two before moving in just to make sure everything is up and running.

I am a 43 year old guy. I am in southern part of India. My father in law was a civil engineer in ISRO. When me and my wife decided to buy a flat or a house, whatever fits our budget and place, he insisted that he will come and check it personally. What I learned from that experience is that, if you are going for a flat or a house, please bring with you a person related to that field, may be a friend or you can pay someone in that field to accompany you. This will definitely save time and money for you for sure. When me and my wife decided to go for a house which was okay for us, my fatherinlaw pointed out some future difficulties that may occur to us in that purchase. He pointed out the slop on the backside of the house, which can cause problems in heavy rainy season, he could tell the type of wood used, he pointed out the materials that are used in construction simply by swiping the wall, etc. Moral of my experience is, if anybody reading this comment who wants to purchase a home for them, please before payment, bring a person of experience in civil field...i hope somebody finds it helpful. I hope all the people will get justice and peace of mind, prayers.

I have been looking for a house since 2-3 years and still has not finalised any because of many basic issues. The points highlighted by Krishnarajji are very valid and it will definitely help others. I received a letter from lodha stating that 3rd booking amount of RS 593460 is suppose to be paid latest by 26.08.2019 and they also send me a demand letter dated 23.08.2019 demanding everything which is due.I had paid them the 3rd booking amount on the due.My question is how can they send another letter for all the due amount which also includes booking amount 3 when due date has not come yet.

They will ask you to pay the token amount on the same day after your first visit... you will not get a chance to think also ... to me firstly they asked around 1 lakhs then when i said i want to think and then take the decision then they started negotiating like “ sir you can pay 27,000 just book a flat tomorrow if you will come all the offers and flats may not be available.

I am a 43 year old guy. I am in southern part of India. My father in law was a civil engineer in ISRO. When me and my wife decided to buy a flat or a house, whatever fits our budget and place, he insisted that he will come and check it personally. What I learned from that experience is that, if you are going for a flat or a house, please bring with you a person related to that field, may be a friend or you can pay someone in that field to accompany you. This will definitely save time and money for you for sure. When me and my wife decided to go for a house which was okay for us, my fatherinlaw pointed out some future difficulties that may occur to us in that purchase. He pointed out the slop on the backside of the house, which can cause problems in heavy rainy season, he could tell the type of wood used, he pointed out the materials that are used in construction simply by swiping the wall, etc. Moral of my experience is, if anybody reading this comment who wants to purchase a home for them, please before payment, bring a person of experience in civil field...i hope somebody finds it helpful. I hope all the people will get justice and peace of mind, prayers.

I received a letter from lodha stating that 3rd booking amount of RS 593460 is suppose to be paid latest by 26.08.2019 and they also send me a demand letter dated 23.08.2019 demanding everything which is due.I had paid them the 3rd booking amount on the due.My question is how can they send another letter for all the due amount which also includes booking amount 3 when due date has not come yet.
