      Yes allergies are a very real thing here. Typically starting around Feb/March & ending by Late fall after the first frost. I personally have allergies and take over the counter stuff as needed to alleviate symptoms.

    Hi Dean, could you help me understand y’all’s property taxes? From what I’ve read, the assessed value is 25% of appraised value, and the tax rate is 2.6%, in Nashville proper. That will equate to an effective property tax rate of .65%, and that’s assuming appraised values are more or less in line with market values.
    Is this correct? If so, that is a mind bogglingly low tax rate.

      The following example is for a residential property with an Appraised Value of $350,000 and with the 2022 USD Tax Rate of $3.254 per $100 of assessed value or $0.03254.
      Step 1 Multiply the Appraised Value times the Assessment Ratio. This will give you the property’s Assessment Value.
      $350,000 X 25% = $87,500
      Step 2 Multiply the Assessment Value times the Tax Rate. This will give you the amount of the county property tax bill.
      $87,500 X (3.254/100) = $ 2,847.25
      or
      $87,500 X 0.03254 = $2,847.25
      I took this straight from TN Gov but to answer your question a good rule of thumb is Appraisal is usually even significantly less than market value, and yes tax assessment is a % of the tax appraisal amount.
      example taxes of homes I showed today
      2658sqft in Spring Hill 2021 Build = $3,518 taxes
      2261sqft in Franklin 2016 build 3bed 2bath = $2,554
      property Taxes on the extremely high end are going to be like 5-7k

      Hard to predict, all areas can experience tornados to my knowledge in TN. If you are concerned with tornados you can purchase a shelter from $2,500-10k Depending on size. They make them large enough to fit double bunk beds if you really want the space. Basement homes are also a great home type to consider if you are especially concerned.
