Hard to predict, all areas can experience tornados to my knowledge in TN. If you are concerned with tornados you can purchase a shelter from $2,500-10k Depending on size. They make them large enough to fit double bunk beds if you really want the space. Basement homes are also a great home type to consider if you are especially concerned. Yes allergies are a very real thing here. Typically starting around Feb/March & ending by Late fall after the first frost. I personally have allergies and take over the counter stuff as needed to alleviate symptoms.

The following example is for a residential property with an Appraised Value of $350,000 and with the 2022 USD Tax Rate of $3.254 per $100 of assessed value or $0.03254. Step 1 Multiply the Appraised Value times the Assessment Ratio. This will give you the property’s Assessment Value. $350,000 X 25% = $87,500 Step 2 Multiply the Assessment Value times the Tax Rate. This will give you the amount of the county property tax bill. $87,500 X (3.254/100) = $ 2,847.25 or $87,500 X 0.03254 = $2,847.25 I took this straight from TN Gov but to answer your question a good rule of thumb is Appraisal is usually even significantly less than market value, and yes tax assessment is a % of the tax appraisal amount. example taxes of homes I showed today 2658sqft in Spring Hill 2021 Build = $3,518 taxes 2261sqft in Franklin 2016 build 3bed 2bath = $2,554 property Taxes on the extremely high end are going to be like 5-7k

I think it depends on the market. The great migration is not close to being over. Tennessees population is set to double over the next 10 years. Interest rates being higher now than during the pandemic means, I believe the stats are- 97% of homeowners in the US have below par rates on their homes. Supply is the issue, so we shall see if prices ever go back to pre pandemic levels. I’m curious to your thoughts ?

@@livinginnashvilletennessee6560 There was an even larger "great migration" in 2005-2007 in most of the same places. Makes no difference and usually precedes the 5 year old crash.

@@fareshajjar1208 You also had tons of predatory loans in 08 that is now not the case. Sounds like you aren’t interested in Tennessee, many people still are moving here, and the supply issues we face are the biggest concern. Once again 97% of mortgages in the US are below par rates. Nobody wants to sell unless they have to! People are going to continue to leave out of their state and move to beautiful TN. Have a blessed day!

@@livinginnashvilletennessee6560 No, I love TN. I have funds in low 7 figures put back for the purchase of my dream TN property. Anyone who buys right now will be sitting on a huge loss in two years. I saw all of this in FL in 08. Foolish people think markets only go one direction. ALL MARKETS FALL AT SOME POINT and this is the mother of all bubbles. Right now there are more systemic failures in the banking system than in 2008 already. The catalyst doesn't matter, it's different every time. Within 18 months I will be buying in TN at 60% or less of present day asking prices. And they will be begging me to pull the trigger. By the way, that will not be the bottom or anywhere near it. Peak to trough of real estate bear mkts is about 5 years. We have only started...

@@livinginnashvilletennessee6560 Pop of TN will not double in 10 years. Whoever says that is being paid to say it. There will be tons of illegals but many of those will self deport when the fed govt changes. In south FL we had the most migration of any region in America. Many people did not work--had wealth they brought with them. None of it mattered. When the real estate bear mkt started, those crazy prices vanished for 10 years. Balance came into the system and all the dumb flippers and shady builders and grifters lost their asses. There was tons of supply before and after... supply had nothing to do with it on the upside or the downside. It is about price to income ratio. Migration just prolongs the start a little bit but eventually income is the only way price is supported. Five year bear mkt in real estate is coming.

I think it depends on your financial situation, if you are renting you are paying for someone else to build equity in an asset. If you own you would be building your own equity in an asset. If you’re worried of a real estate market crash maybe keep renting, I personally do not believe a crash is coming due to supply issues and 97% of the US having below par rates means that 97% of Americans don’t want to sell their home unless they have to. I still believe out of state buyers are moving to TN with great numbers which will cause prices to go up due to increased demand, and the supply we have here of homes staying limited.
