      Almost all old houses can become like new with hard work and some money.
      However if the location is not good you are wasting your money.
      Take into consideration that not all old houses are proper for a full renovation. You have to know your exact needs.

      Also renovating a very old house that needs a ton of work, can cost you almost as much as buying a newer house, or building one from scratch. The one in this video looks like it needs to be demolished (and authorities might have condemned it and force you to demolish), so you would be building a brand new house which would cost you a LOT of money. The government will make you to bring it up to (building) code, and that will cost you an arm and a leg. Stay away from properties with rundown structures like that. That place looks awful and will be a money pit. Try to find a place that you can move in right away and renovate little by little. Look for inhabited houses for sale, which means they are mostly up to code, and you won't have to spend a fortune to make it legal to move in.

    Guys you have to keep in mind that in some cases if you buy a ruin like that when it comes to renovating it means building a new house :D, i would give at most 5k for that property.

      Yes, you're right. Most likely, it would have to be restored/ rebuilt. These ones from the video, they probably had to be rebuilt. It's hard for us to tell yet what property would be worth it or a mistake, we still don't know the areas and price ranges that well.

      You also have to find out if the structure has been condemned which I think is the case with many of these very old rundown houses that are not livable, and look like a bomb or a few grenades exploded in it (and outside). That would mean that you would have to completely demolish it, and most likely build a new foundation. Basically build everything from scratch, which would be very costly and 5x, 6x or 7x your budget (of 30k). I do not think you are going to find a house that you can move right in with your budget (and renovate later), or find someone living in it before you purchase it. Not for $30K. I am sorry to say that your budget is really enough to buy a small empty lot. You don't want to buy a property with a structure on it that will have to be demolished because it will cost you more in the long run. You just want an empty lot, and then take your time building your house when you have the money. Also keep in mind that renovated a very old house or one that is in pretty bad shape, can cost you as much as a new house. To be honest, your best bet is to wait until you can afford at least double your current budget, and buy something that you can move in right away, with plans to renovate gradually at your leisure. You don't want to pay rent and have a property sitting there that you pay taxes on, unless you are doing it for investment purposes, but those old remote villages are not good candidates for investment anyway. Also I would consider finding a town where a couple of other english speaking "foreigners" live so that you can hang out with, and also get their opinion about the area and if they would do it all over again (move there) before you make a decision.

    If you buy a ruin and you need to demolish it to build something new, this will add to the total cost. If you buy an old house that you do not need to demolish it, then you will need to make considerable enhancements (i.e. reinforce the foundations and load bearing walls etc.) in order to get a building permit. This will also add to the total cost considerably. I would suggest an alternative, combining your land budget with your building budget and looking for an older (but livable) small flat in one of the major cities / towns / suburbs. This will help you get your foot down on the island quicker, stop paying rent sooner and let you focus on the channel / income earning strategies. Such a flat may be a lot easier to get rid of (than a piece of land in the middle of nowhere), if for any reason you decided that Crete is not for you at some point. Good luck!

      These are really valid points. Thank you so much for all the advice. It's definitely something to think about.
      We'd love to be somewhere more in nature rather then city, it's too crowded, loud, we just love the idea of having a garden, to be able to stay more outdoors and enjoy the nature. However, you're absolutely right. We don't want to be in the middle of nowhere or make a bad investment.
      I think the ideal thing would be to find an old house that we can recondition not rebuild completely, in an area close to Chania, that is also more populated. But we know this is hard to get with a small budget. We're hopeful that there still is a chance to find something. If we can't find anything we really think is suitable, we'll reconsider for sure.
      Do you know if we need to reapply for the building permit if the house is too damaged? We thought it would be a reconditioning permit or something like that, which would also be more affordable.

      @@Sunpire I totally agree with you! Keep the flat idea on the back of your head, primarily as a starter buy, since you are both very young. Regarding the building permits, you need proper advice from a civil engineer. Keep in mind that there are building regulations concerning earthquake protection from 1959 that have been revised in 1985 and again in the early 2000s. I doubt that the municipality would permit you to just restore the roof and walls of an old building (e.g. from the 1950s or before) without requiring you to reinforce its structure somewhat in order to meet the building requirements in place today. Having said this, I am NOT a civil engineer so please get some advice from an expert as this could impact considerably the cost of your project. Maybe you could find a local civil engineer that would be willing to provide you with initial guidance in exchange for you advertising their services through a video. You both have all my love and support!

      We'll definitely check everything with a civil engineer once we have a better idea of where we want to be, the area, or maybe even have a few options to put an offer. For now, I think we have too many questions about everything 😅. It would be great to be able to collaborate with someone. We know that the appointments with an engineer can be pricey. We want to have all the right questions ready by then, hopefully.

      @@Sunpire The civil engineer is just one thing of several you need to be aware and the associated costs with purchasing a house/property. A lawyer specializing in real estate is better suited to answer all your questions about all the things you will need (and pay for) before and when purchasing a home. I highly recommend making an appointment and pay around $150 (?) euros for an hour with him or her. I will list a couple of things because it sounds like you have never purchased property in your own country or in Europe before, and the advice here about engineers/house inspection and what I am about to tell you is pretty much the same everywhere in the EU, with the exception that Greece is slightly more bureaucratic. You will have to spend a few hundred to turn on the electric (or gas) and less for the water, and transfer those utility bills to your name. God forbid the previous owner owes money to the Utility companies though. You will be asked to pay the outstanding balance so look into that before you purchase the house/property. Another thing that the EU does with all its members is that you have to prove you owe NO taxes to Greece or any government before you can buy a house or turn on the Electricity or transfer it to your name. This means you have to show/prove that you filed your taxes if you have jobs and an income. Again the lawyer you hire should explain all these things and prepare you for everything you will need.
      Now as far as earthquake code.. My dad was a civil engineer for 50 years in Greece, but not around any longer so that I can give you definitive answers, but I can tell you that if the house was built before the 1980's they will not force you to upgrade or reinforce the structure. That is grandfathered and I have sold 2 houses in Greece that my dad built in the 1970's and the new owners did not have to do anything. BUT they might make you do it if it was built prior to the 1950's or around there. Most of the laws on the building code to withstand earthquakes are for new construction, and does not apply to older houses or buildings. Good luck and have fun :-)

    Find a small lot that has permission to built close to electricity poles ,water sypply etc and put a ready house in it . Always with the advise of an engineer.Good luck guys

    I have stayed in Kolymbari before. Further out but quiet enough, a few tavernas, coffee shop, the beach is stone but still lovely and quiet. On the main bus route if you didnt want to drive.

      Kolymvari is where some of the best Greek olive oil comes from too. I love the olive oil from that region in Crete.

      Thank you!💙🙏 greenery here is quite rare, that's why I love the countryside, it's definitely greener. Closer towards the mountains, there's more vegetation, but it's further away from the city and more likely includes serpentines to get there.😅
      Good internet is a must for us too. We're thinking of getting Starlink maybe if we're in a more remote location.
      For us I think sea view is out of the budget but I would live a mountain view too. Any view is much appreciated 😂

    Ramni has snow in the winter (climate closer to Poland than to coastal Crete) thats why you see yellow lines on the road instead of white... Also these villages near the top of the mountain are windier

    Nice village - maybe because I prefer quiet - and nice tour. Have you ever thought, how an old house can be demolished and put there one of the ready-made ones manufactured by the company you have visited? The first one you showed has a very large plot for future extensions, but also for a beautiful garden. I believe that with 40-45 thousand in total it could be used perfectly. The fact that it is far from Chania, I wouldn't mind at all, but I respect everyone's preferences. Keep searching and good luck!

    I think that the price is typical of what you can expect for a "renovation project" in a remote village. As you get closer to Haniá and the National Road, expect prices to increase. But don't give up! Most properties are found by word of mouth. The owner isn't planning to sell but is desperate for cash and might accept an offer. If a house is listed by an estate agent then you are also paying their fee. BTW a survey by a civil engineer could cost 2000 Euros.

      @@Sunpire They take measurements of everything for all the legal documents (for the deed to be recorded), and certify the condition of the building and also make recommendations what needs to be done if the building is not safe to be inhabited, and tell you/warn you about major issues with the house if there is one on the property, etc. I do not believe you can buy a house without a certified engineer's "survey" in Greece. We have the same thing in the US called "house inspection" done by a licensed house inspector when you purchase a home. The land survey is separate and something we do in the US as well, where a surveyor measures the lot and certifies its borders (with the neighbors') and puts markers on the property lines. I believe the civil engineer in Greece does both the land survey and house inspection if I am not mistaken.
      BTW (edit), if you are going to knock down a wall later on to enlarge the kitchen or any room, or move a door, add a window or balcony etc. or any structural changes, you will have to hire a civil engineer again to draw up the plan and ensure it is safe before you can do anything (legally), and those changes get officially recorded. You want to do everything legal because you won't be able to sell the house if there were changes made to it and were not approved by an engineer and/or formally recorded with the building dept.

    just no, unless u want to start a project for several years with lots of problems and create a moneysink.
    if u ever rly want to have a home on ur own property on a budget, it will only come with a mobilehome or trailer.
    with a budget of at least 30 000 euros that is , 5000 the land , 20 000 the mobilehome , 2000 engineer 3000 for instalations and furniture.
    in crete it may be 10 000 more because it is a tourist hotspot
    buying a ruin and rebuild will cost 100 000 at least

      We know that Iraklio is a bit cheaper than Chania area, but still, this property seemed too expensive. The area was not that great for that price. It sounds like he got a good deal, hopefully wecan find something too.

    Great to see you 2 again. Remember me? , your first born you will name after me? Crete at the moment is a sort after island to buy. The reason some properties appear cheap is because the seller wants to take advantage of a time to get rid of their land because the children have left and or every one has died and there is a law in Greece if a house is empty after a certain period the neighbour and or the government can claim it. Bottom line is this. If it is a demolish and the seller wants for example 30,000 eu and you want it, offer 10,000. If they say no, give them your card and say to them don't dismiss my offer, you have my number if you change your mind let me know I will negotiate, and also remind them that you are a serious buyer and are actively looking and walk away. I did this in Crete in 2032 and it works.

      Thank you so much for this info! It's really useful. This is what we thought we'd do. Negotiate for sure, once we find something that is a good option for us. I think these prices are higher because they use an agency, it's summer and maybe they hope some tourists will get it. For that area is too expensive and we can't consider this particular house.

      @@Sunpire I am sure you will find something. Also consider doubling the size of the premises, as in 2 storey and let the bottom or top storey as a holiday rental. That will hep with the debt. Love your work.

    Yes you can renovate or rebuild….but you must have ready cash on hand at least 40k plus the cost of the property….and please get a land surveyor and examine the title deeds ….and if you do a lot of the work yourself….you’ll save money 💴….but you still need cash ….and good luck with your endeavours….hope to see what you bought in the near future….until next time………Alex🇬🇷

      We've been here and looking for more than 100 days, this series is not filmed every day (daily vlog). Whenever we have the time we visit another village, make a video and add it to the playlist. The idea is to have a separate video for each village we see.

    Please consider just purchasing a lot on a village with newer dwellings because it will be a better investment for resale and the community will be with younger couples like yourself. You can add a prefabricated home on an engineered slab and you can always ad on more units for Airbnb income. Just a thought.. 🙏🏼🫶

      Thank you so much!🙏 we're considering everything at this point, trying to get more information, learning, and figuring out what would be best. It's not easy on a budget we have to admit 😅. We'll see what will happen in the end. Maybe we get lucky 🤞
