My mother designed and built the main guest house, which was once just a stand-alone house overlooking the ocean. Our family spent many, many years enjoying that view. Nice to see that most of the redwood bookshelves are still there, as well as the redwood bathroom counters and fish handle doors.

This is 100% valued based on location/land, it would STILL be worth millions even IF a single mobile home OR RV was parked there. This property is not overpriced. It is not under priced either. I believe it’s priced to sell. And I believe it will sell by November. Depending on if they do international marketing or not. The reason why it is worth 21 million is not because the buildings on it but because of the land. 40 acres on the water side of Highway one in California is not only rare, but this property is the only one that has that. Also with 19 waterfront acres it’s the only one in California that has that. Also, would extremely rare is the amount of flatland that comes of that area. Geologically means that that area is not in a slide area. Also having one of the homes really close down to the ocean is nonexistent in Big Sur area, except for this place. The value is in the land and the location, not the buildings. Depends what it zoned for, but it could pull in a gray income, having weddings and using those guest houses for rentals. It’s amazing how much people pay a night and that location with that kind of land. The only problem I see is how much it’s gonna cost to maintain it. So you have to have a business on it to be able to afford to maintain it. It’s been meticulously landscaped and that is gonna require a lot of maintenance. Actually used to live about 5 miles from this property. I lived there for a few years ago, a very long time ago and the early 80s. So trust me I know the area well and I know what it’s worth. The road access is Highway 1, which runs along the coast from Los Angeles to Legget (far Northern CA). Portions of the road routinely wash out due to massive land slides during wet winters. This location is just South of the start of Big Sur, which has been inaccessible multiple times in the last few years due to massive land slides. I think the price point for this property accurately reflects the condition that you may be stranded for several weeks or months at a time.
Big Sur was my go too place when I needed to a break. I was born and raised in OC in the ‘50s & ‘60s and Big Sur was just far enough to feel like vacation. I always thought Big Sur was the only place I would live if I ever had to go back. It is the most beautiful place in the world.

I just had a look at the listing on Sotheby's, and for once, not a single word of it is exaggeration! I watch a lot of these property videos and this one is by far the best thing I've ever seen. OH my.... I've motorcycled to the Arctic Ocean, across the Sahara Desert, through Turkey, to Key West. But Big Sur is just 200 miles from home in Santa Barbara, and it's as favorite a ride of beauty and mystique as ever there was. My favorite, I think. Yes, it is an incredible place to have a home, and this one is amazing. I live within a short drive of Big Sur, in a coastal city where some very expensive homes on the cliffs are no longer able to be fortified, regardless of the homeowners cash-flow. There's a catch to any home directly on the coast here, and that home is no exception. Also, access via PCH to coastal homes change virtually every rainy season. Insurance is through the roof. There is a lot to consider, yet if money is not an object, enjoy it while it still clings to the cliffs of Big Sur!
These are some good points. My first impression (and having driven through the Big Sur area) is the isolation factor with all these grand-fathered private properties. Lots of traffic when the road is open and "less" traffic when landslides close off all your driving options. Yes, maybe you can do the helicopter routine, but that can also be problematical. Perhaps a fair price, but it will require a very specific prospective buyer.
Anybody who actually can afford this (and it's Huge maintenance cost and property tax), probably would not live there full time. Most likely a "vacation" home for them. I could see an Elon Musk or Bill Gates buying something like this as another of their homes.

I like that the landscape and buildings have been designed to be respectful of the surroundings. I went camping there about ten years ago. And at night I ventured outside my tent, and the moon was full. Honestly, at first I thought I had slept through to daytime it was so bright outside. Everyone seemed to be walking around. I went to the path that led to the beach below the cliffs, and it really was something.

I remember staying at the original humble little one story structure (which is where the kitchen still sits today) back in the 70s when Victor Palmieri bought it from the fanancially strapped original architect. Victor's son, Hank completed building the structure. Hank and I and other friends use to sneak into the newly built Ventana hotel spa tubs. Fun memories.
Honestly, I like this property more than Hearst Castle. The full Japanese garden and overall landscape plan rival any that I have seen. The casitas are awesome. And the views of the Pacific Ocean are pure heaven.

That property is like a shrine of nature. The nuances alone are incredible, let alone the living spaces. What a feeling just to be there. Born in Carmel raised in Monterey, and never lived anywhere else Why would I. Monterey-Pebble Beach- Big Sur-Pacific Grove-Carmel.. Carmel Valley- The entire region is beautiful. Yes lots of very wealthy people moved here.
My family has been on the Monterey Peninsula for 10 generations. Not many can say they were born in Carmel(both of my parents were), most just assume CHOMP has always been around. Growing up in PG, as a kid I often took it for granted. Now, I absolutely cherish everything about the area. My great grandmother used to tell stories about Carmel, how nobody wanted to live there when she was a little girl because it was cold and windy...now look at it. Lol. I put in an actual "food" garden tucked away on the property. We must grow our own food, as much as possible; especially if you have 43 acres in a zone 8/9 area.
Definition of paradise. Any modernization is absolutely unnecessary. This is when extreme good taste meets money. You can see the care and affection with which the owner built it. Beautiful.
I know some people who live in Big Sur. Many of them who have land and property along the coast inherited such assets. The assets were purchased by their grandparents, or other relatives, during times when this part of the CA coast was affordable. Good luck to anyone now trying to find places like the home in this video for under a million.
My mother's modest 2 bedroom house in PG is worth about $1.4MM now. Bought for $80K in 1975. My grandparents(both passed now) house in PG was built on a double lot near Lover's Point. Grandpa built the house himself while owning a gas station in town. That property is worth well over $3MM at this point and I believe he said it cost him $50K all in when he built it in the 50's. Unfortunately, most of the blue collar families can no longer afford to live there unless they inherited property...sure as hell can't buy in at this point.

Oh wow! I love this property and location! And I’m a child of the 70s, so the mid-century architecture and interior of the main house feels like home. And it ain’t too expensive for what you get either. I watch a lot of these luxury property tours here on TH-cam. So I’ve seen everything. But nothing comes close to this location and the views it provides. I love being by the ocean, and I think this is the best oceanfront property I’ve ever seen, just mind blowing! The buildings are a true second to the location. Imagine this place on a stormy day, just so atmospheric and poetic! And that giant driftwood horse sculpture is beautiful.

If I owned it I'd turn into a full fledged recluse and that wouldn't be good for me. I am way too comfortable being kinda reclusive already!! This is certainly one of the most beautiful places in this country and if I owned it I would NEVER leave it. How needs a vacation when you live here? This IS Heaven on Earth ! That being said , can you imagine what the houses look like IN HEAVEN ?!?!? This might start to give you an idea, and I can't wait to see it.
If you lived near or on pch, especially this part, you would realize the drawbacks a place like this has.

This is 100% valued based on location/land, it would STILL be worth millions even IF a single mobile home OR RV was parked there. This property is not overpriced. It is not under priced either. I believe it’s priced to sell. And I believe it will sell by November. Depending on if they do international marketing or not. The reason why it is worth 21 million is not because the buildings on it but because of the land. 40 acres on the water side of Highway one in California is not only rare, but this property is the only one that has that. Also with 19 waterfront acres it’s the only one in California that has that. Also, would extremely rare is the amount of flatland that comes of that area. Geologically means that that area is not in a slide area. Also having one of the homes really close down to the ocean is nonexistent in Big Sur area, except for this place. The value is in the land and the location, not the buildings. Depends what it zoned for, but it could pull in a gray income, having weddings and using those guest houses for rentals. It’s amazing how much people pay a night and that location with that kind of land. The only problem I see is how much it’s gonna cost to maintain it. So you have to have a business on it to be able to afford to maintain it. It’s been meticulously landscaped and that is gonna require a lot of maintenance. Actually used to live about 5 miles from this property. I lived there for a few years ago, a very long time ago and the early 80s. So trust me I know the area well and I know what it’s worth. And it’s definitely worth 21 million, especially if you have a business going on to pay for maintenance. this property is like owning horses, don’t cost much to buy, but cost a lot to maintain on a daily basis

The road access is Highway 1, which runs along the coast from Los Angeles to Legget (far Northern CA). Portions of the road routinely wash out due to massive land slides during wet winters. This location is just South of the start of Big Sur, which has been inaccessible multiple times in the last few years due to massive land slides. I think the price point for this property accurately reflects the condition that you may be stranded for several weeks or months at a time.
Big Sur was my go too place when I needed to a break. I was born and raised in OC in the ‘50s & ‘60s and Big Sur was just far enough to feel like vacation. I always thought Big Sur was the only place I would live if I ever had to go back. It is the most beautiful place in the world.

This property is indescribable, I didn't think all those unique elements combined in such a priceless landscape with stunning views of the ocean would exist in perfect execution. Kudos to the architects and builder for constructing a gem, and the property management for keeping it in pristine condition. I just had a look at the listing on Sotheby's, and for once, not a single word of it is exaggeration! I watch a lot of these property videos and this one is by far the best thing I've ever seen. OH my.... I've motorcycled to the Arctic Ocean, across the Sahara Desert, through Turkey, to Key West. But Big Sur is just 200 miles from home in Santa Barbara, and it's as favorite a ride of beauty and mystique as ever there was. My favorite, I think. Just a poor camping man, loving the unique creation. This place is MAGIC!
Yes, it is an incredible place to have a home, and this one is amazing. I live within a short drive of Big Sur, in a coastal city where some very expensive homes on the cliffs are no longer able to be fortified, regardless of the homeowners cash-flow. There's a catch to any home directly on the coast here, and that home is no exception. Also, access via PCH to coastal homes change virtually every rainy season. Insurance is through the roof. There is a lot to consider, yet if money is not an object, enjoy it while it still clings to the cliffs of Big Sur!
These are some good points. My first impression (and having driven through the Big Sur area) is the isolation factor with all these grand-fathered private properties. Lots of traffic when the road is open and "less" traffic when landslides close off all your driving options. Yes, maybe you can do the helicopter routine, but that can also be problematical. Perhaps a fair price, but it will require a very specific prospective buyer.
Anybody who actually can afford this (and it's Huge maintenance cost and property tax), probably would not live there full time. Most likely a "vacation" home for them. I could see an Elon Musk or Bill Gates buying something like this as another of their homes.

I’ve got enough of that already.

I like that the landscape and buildings have been designed to be respectful of the surroundings. It seems very appropriate to have zen elements to counter the harsh aspects of the climate and terrain. I hope whoever acquires it will carry forward the same vision.

I went camping there about ten years ago. And at night I ventured outside my tent, and the moon was full. Honestly, at first I thought I had slept through to daytime it was so bright outside. Everyone seemed to be walking around. I went to the path that led to the beach below the cliffs, and it really was something.

I remember staying at the original humble little one story structure (which is where the kitchen still sits today) back in the 70s when Victor Palmieri bought it from the fanancially strapped original architect. Victor's son, Hank completed building the structure. Hank and I and other friends use to sneak into the newly built Ventana hotel spa tubs. Fun memories.

Honestly, I like this property more than Hearst Castle. The full Japanese garden and overall landscape plan rival any that I have seen. The casitas are awesome. And the views of the Pacific Ocean are pure heaven.
I could feel the sun, the wind the wave crashing to the rocks just watching this. It is like a church where your faith is right infront of you every single waking moments
That property is like a shrine of nature. The nuances alone are incredible, let alone the living spaces. What a feeling just to be there. Reality then sets in and I think about cyclones, lightning storms, earthquakes, fires, and rock/landslides. Great job showing that amazing estate, you must’ve been tired, it was a lot to show.

Born in Carmel raised in Monterey, and never lived anywhere else Why would I.
Monterey-Pebble Beach- Big Sur-Pacific Grove-Carmel.. Carmel Valley- The entire region is beautiful. Yes lots of very wealthy people moved here.
My family has been on the Monterey Peninsula for 10 generations. Not many can say they were born in Carmel(both of my parents were), most just assume CHOMP has always been around.
Growing up in PG, as a kid I often took it for granted. Now, I absolutely cherish everything about the area. My great grandmother used to tell stories about Carmel, how nobody wanted to live there when she was a little girl because it was cold and windy...now look at it. Lol. My great grand dad built a modest chalk rock home in Carmel that is a designated historical site to this day.

This is by far one of my favorite properties I’ve ever seen. Such a dreamy oasis, I’d imagine it felt like stepping into an actual dream, with the luminous misty hillside perfectly nestled on the cliff.

I put in an actual "food" garden tucked away on the property. We must grow our own food, as much as possible; especially if you have 43 acres in a zone 8/9 area.

This is easily the nicest property that I've ever seen on TH-cam.
I know some people who live in Big Sur. Many of them who have land and property along the coast inherited such assets. The assets were purchased by their grandparents, or other relatives, during times when this part of the CA coast was affordable. Good luck to anyone now trying to find places like the home in this video for under a million.
California is such a beautiful state. Even the serenity of the deserts is breathtaking.
My mother's modest 2 bedroom house in PG is worth about $1.4MM now. Bought for $80K in 1975.
My grandparents(both passed now) house in PG was built on a double lot near Lover's Point. Grandpa built the house himself while owning a gas station in town. That property is worth well over $3MM at this point and I believe he said it cost him $50K all in when he built it in the 50's.
Unfortunately, most of the blue collar families can no longer afford to live there unless they inherited property...sure as hell can't buy in at this point.

Oh wow! I love this property and location! And I’m a child of the 70s, so the mid-century architecture and interior of the main house feels like home. And it ain’t too expensive for what you get either. I watch a lot of these luxury property tours here on TH-cam. So I’ve seen everything. But nothing comes close to this location and the views it provides. I love being by the ocean, and I think this is the best oceanfront property I’ve ever seen, just mind blowing! The buildings are a true second to the location. Imagine this place on a stormy day, just so atmospheric and poetic! And that giant driftwood horse sculpture is beautiful.

@@Gavren actually those "redwood" trees are pines and eucalyptus. Sadly eucalyptus trees are very shallow rooted and fall over easily in high winds and extensive rain.

What a breathtaking view...the serenity is beyond compare...actually all you can hear is the sound of silence. I love it.
Back in the day when roaming up and down the west coast I would make camp in different locations. Whenever in Big Sur I could camp completely unnoticed. Henry Miller lived there. He roamed, too.

I would be happy and content just to be given the opportunity to stay on this property for a few months and to try out each of the living spaces!! I don't need to own anything like this. If I owned it I'd turn into a full fledged recluse and that wouldn't be good for me. I am way too comfortable being kinda reclusive already!! But I definitely would love to stay somewhere like this for about 3 months out of each year 😊
