I think radiant floor is an option you should add to your garage proposals, especially if you are going to be installing foam board, pex is cheap and you zip tie it right to the rebar. Rarely are there failures during the install if you are careful pouring the concrete or you could pressurize it. Probably could even partner with a radiant floor / plumber to ensure it is done right. Radiant floor is a great and efficient way to heat an garage, the heat is right where you want it at the floor level especially for garages with high ceilings required for a lift.
I agree! We had to refurbish/remodel our very old, sunken, and rotting garage. Part of the plan included placing 2" of Styrofoam on top of the concrete and adding ~900 feet of pex tubing. Then a new floor was poured on top and the rotting walls were repaired. Then I hooked up a wood boiler and now enjoy a very warm garage even in the dead of winter in Wisconsin. I've got hunting property with a lot of dead oak and maple trees so have a near endless supply of firewood. Can't recommend in floor heat enough.
Another excellent time lapse Ken. This looked fun to build. I liked the apartment idea behind the garage. The storage area above the garage was a nice addition. That was fun to see that you signed it up there. I loved the row of windows on the south facing side I presume. The prices must make some people hesitant to build right now. I'm glad to see that you still have many projects. I hope you don't suffer from these high prices on building materials. Thanks for this Ken.
These timelapse videos are excellent Ken, and proving very helpful for myself to take notes as I plan to build my own garage...that is, after the slab is poured since I’m no concrete guru lol. Keep up the awesome work!

I did several projects over the summer here in Chicago and ran into several problems. One, the cost of the lumber and two, finding lumber that isn't warped. I had to sift through stacks of 2x4's to find straight ones. Some real crap I've seen lately.
I sincerely hope that the nor'easter doesn't materialize with 50 mph winds and snowfall measured in feet... I also hope that Sasquatch has a place to "weather the storm" if it does come. As always, I enjoyed the work apparently plumb, level and square. I hope you live forever; God bless!
Ken, out of curiosity, what do most people lay down for flooring on the concrete floor living spaces. I know from 1st hand experience, standing on concrete all day can be tough on the feet, unless one is wearing a good set of work boots. Enjoyed watching the timelapse on this build as well as the normal speed version of this build... Bill... :~)

When we shift from garage to house we always upgrade from 4 inch to 6 inch outer walls as you cannot get the correct U values with the insulation into a 4 inch stud.

I purchased 7/16 4x9 OSB in early December and paid $19.99 at the big blue box store here in Minnesota. This morning I get an ad from the same store for the same product at $32.61. What is going on? Unbelievable!
I really like watching your projects. Unfortunately, some of the project would not work for those of us in California with seismic problems. The foundation requirements would be quite different. In ground footings, minimum 10 inch anchor bolts, hold downs, garage shear panels, etc.
I gotta wait. I need 33 sheets of premium t&g to redo all my subfloors. 32 bags of rockwool. Build a shelter to store 2 cords of firewood. And 44 panels of metal roofing. My remodel is going slower than I would like.
Quick question, what does the foam do, is it for insulation? Thats the only thing that I can think off, not from USA or Northern Hemisphere. So if it is, it is not as obvious to us who come from warmer countries.
The window and door headers look like 4x10 or 4x12. What’s the minimum header size you can get away with. I want my windows to go as high to the ceiling as possible.
Hello, why do you thicken the perimeter of foundation by digging a small trench just inside the boards ? Do you fill with foam boards or extra concrete or cylinder blocks? Thx

I was told it replicated a small structure used for storing salt back in the 1800’s

Question, are you not required to pour footers in your state? In Northern Michigan we have to go down 48" with footers.
We make sure we have well drained gravel or stone here and thicken the perimeter.

Why dont you put the anchor bolts in the wet cement and save all the drilling?

In California, the $65,000 would pay for all the permits, then you could start to build.
