Meg, Waaaaaaay better plan. See if you can camp there for a couple nights to see what the general noise and bug levels are like. Look around the nearby town, does it have a Home Depot/Lowes, what about a Canadian Tire, and always! always! always! check for good pizza. Obviously there won't be any home inspections but get all the soil, water and geologic reports you can to make sure the land will support what you want to build, the well is not going to dry up, the water is safe to drink, and that you're not buying into some sort of existing toxic cleanup problem that will cost thousands to fix before you even get started. Don't just trust the sellers reports, get your own independent inspections. Also, if it really is farm country, maybe someone nearby has a tractor with a brush hog and a large tiller that you can borrow or hire to initially clear and flatten the land. Don't cheap out, it's 3 acres, you're going to need some sort of tractor/mower with all the attachments, maybe even a skid steer or mini excavator for your build. Man, you're going to need so many new tools. I'm so excited for you :)

Fingers crossed the land deal works out for you. It's a bit of a slow process in the beginning with getting plans, permits, contractors etc., but given the pre planing you've done with all your other projects I can't think of a better project manager. Something to keep in mind is the weather challenges you will face as it goes along and it's possible you might be a year away from getting started but I have nothing but faith in you. Great video, Meg! I'm sending good yoga vibes your way :) Earlier this week I took on a task that scared me. I had to repair the rear power windows on my 1993 Cadillac Fleetwood Brougham. The right side needed a motor and regulator, which I found used. The left side just needed a motor, which was available aftermarket, and that was the scary task because it involved grinding rivets, drilling them out, and some thinking outside the box. In the end, I got it done and it doesn't feel scary anymore.

Lol! Thank you so much! It's been quite busy the last few weeks, as this property is around an 8 hour drive from my current home, but if we get the property there will be much bigger and better and longer videos to be had!! That I can guarantee!!!
Ufffff, really 8 hours is a lot, I hope it is not far from a city because construction costs go up a lot and also that you have a good and stable internet so you can transmit and upload videos so that the change and sacrifice is worth.¡¡¡¡¡
Don't blow every cent you can borrow on the build- assume you will need 25% for unforseen costs, particularly with ground works, driveways etc. Make sure you don't sign contracts with contractors that have open costs- push for a solid price. There are plenty of contractors and extra time for the build is a zero cost. Also, make sure you look at an elevation and drainage map for the block. Quite often, unimproved blocks surrounded by improved blocks have a hidden problem. Maybe not, but best to check!

Double wide mobile home or a prefab home would be a great start and cheaper than custom building initially. Also the metal prefab garages and hangers wouod make a great shop. And its definitely something you can diy. Might take two people. But if you have a flat spot. Pour the concrete yourself and erect the building
be watchful of wetland sections and flood plains in that kind of location. its gorgeous and I love the rockies (I live there too) but there are some issues with bottom of the valley. It took me 2 years to build my dream shop, good luck! I put in a bendpak lift and couldn't be happier with car work using a lift. :)
Thank you! Yes, definitely have to be aware of the water table, for sure. Thankfully there is a high spot on the lot that we will be building on but will all still need developing as well. That's amazing that you got yourself a lift, I hope to be able to install one in my shop someday too!

The property is about an 8 hour drive from my current home so wasn't able to take on a car project this week but I can guarantee that if I get this property there will be many long videos to come each week going forward! There's one area of the property that does get some snow melt flooding but we won't be building at that end

If there were homes there, there should be a working well and a working septic I’m a plumber so the well will always be functional. It’s not something that goes bad. You just may have to replace the pump in the pipe so I will try to find it if you.❤
Hopefully we do find the well because yes likely it just means a new pump which would be great! We'll definitely be doing some more hunting and surveying if/when we get it!

Double wide mobile home or a prefab home would be a great start and cheaper than custom building initially. Also the metal prefab garages and hangers wouod make a great shop. And its definitely something you can diy. Might take two people. But if you have a flat spot. Pour the concrete yourself and erect the building

be watchful of wetland sections and flood plains in that kind of location. its gorgeous and I love the rockies (I live there too) but there are some issues with bottom of the valley. It took me 2 years to build my dream shop, good luck! I put in a bendpak lift and couldn't be happier with car work using a lift. :)
Thank you! Yes, definitely have to be aware of the water table, for sure. Thankfully there is a high spot on the lot that we will be building on but will all still need developing as well. That's amazing that you got yourself a lift, I hope to be able to install one in my shop someday too!

Wow, I bet a tractor with a brushhog mower could transform that property even more so in a just a few hours. Add a few extra hours with a rake to dethatch the existing lawn and I think it would look even more spectacular. Good luck! I hope your offer is accepted!

@@MrNerv Yes, definitely a very short video this week! The property is about an 8 hour drive from my current home so wasn't able to take on a car project this week but I can guarantee that if I get this property there will be many long videos to come each week going forward!
There's one area of the property that does get some snow melt flooding but we won't be building at that end

I think that “compost pile” may be the well.
We thought so too but it doesn't look like anything is under it. The well 'should' be a 7" diameter pipe sticking up out of the ground about 2'

Can you lift the car using this equipment by supporting the lower part of the engine? forward ?
If there were homes there, there should be a working well and a working septic I’m a plumber so the well will always be functional. It’s not something that goes bad. You just may have to replace the pump in the pipe so I will try to find it if you.❤
Hopefully we do find the well because yes likely it just means a new pump which would be great! We'll definitely be doing some more hunting and surveying if/when we get it!
