I appreciate all of the support. There's a lot of suggestions that we sell stuff off and buy a place, but without leaving the state, we aren't anywhere close to being able to afford that. Commercial building costs are astronomical here. Even if I sold everything to my name, it'd be hardly enough for a down-payment. For those that say move out-of-state, it's an eventual plan for me, but my life isn't ready for that yet. I know it's a solid option, but it's not the option for me right now. :)
Just an idea .. go talk with DDE @Compton .. them shop is to big they say. maybe a sublease is a temp. solution... and 'their' Mike Essa is gonna leave at some point, so more opps? for sure you cant loose your identity but collabs work.. a restomod devision .. fire.

Why commercial property? You don't have customers or foot traffic so location doesn't matter. I don't even know if you have employees. Couldn't this all be done out of a home shop of your own or on somebodies farm.

I too lost my shop on very short notice. It was a big bummer. Some developer scum bulldozed our whole block that was 4 different motorcycle shops, and built a monolithic ginormous mini storage.
If you're the owner it makes sense, if a single tenant defaults, it may take quite some time to get another person wiling and capable of affording the rent, with storage spaces, it doesn't matter if a single person defaults

Mike, I'm sorry you're losing your shop. As a fellow Costa Mesa resident, I feel you 100%. Newport development has long been metastisizing into Costa Mesa, and as the old guard of landlords is changing, new "number go up" landlords are very adversarial to anything industrial, let alone automotive. I even lost my last apartment when my elderly landlord sold to a money hungry developer. I'm sure you're looking all over the area, but in places like Orange, La Habra, Fullerton, Whittier area there are still a lot of thriving auto shops with private landlords. When I was looking for shop space, these were some of the few areas that didn't laugh at me when I mentioned I would be doing automotive work. Best of luck to you 🙏🏽
if they go too far with it they end up just tanking losses. like you can't really just get thousands more money out of a warehouse/shop kind of a place per month just because you spent money on it. an apartment maaaaybe if you manage to cram more apartments into the same space. I mean, good luck to the new developers in this economy with their plan of getting a dealership or something to rent the place. (also a shop in an area where you could get some restaurant or something to rent wouldn't make sense even if you owned the plot)

Bummer! This has been going on in various parts of CA for many years. I moved away from CA years ago, but used to have a pretty large portfolio of commercial properties. I had a few auto tenants, that ended up being displaced once I sold. Definitely felt bad, but couldn’t deal with the economics of CA. Taxes are brutal! I don’t think people from outside of CA understand how hard it is to make a small business survive like yours. Rent alone is going to be staggering. Purchasing your own shop will cost millions, where the same building in many other parts of the country would be well under 500k.
There’s a pretty big industrial complex here in Placentia, bordering with Anaheim they seem to very automotive friendly, there’s a a couple performance and an off road shop here
This is why I’m building my shop. I know so many people that had to move because the building got sold out from under them or the owner just kept raising rent until it wasn’t worth it.
Move to the upper Midwest, somewhere between Road America and GingerMan Raceway. It's way more affordable here, short drive to windy Appalachian roads, and 4 Piston is close by when the next motor pops!
Oh! Also, DO NOT hesitate to leverage your channel to get a deal on some labor. If you can find some land or a house with land, get a pad poured and throw a simple pole barn over it.

I live up in Folsom and there are great spaces for lease and sale all over. There’s a pretty decent car scene here too. Nothing like SoCal, but pretty decent 🤙🏾
Absolutely a bummer man. When the new shop eventually gets found, you know you can hit me up for any layout/design work you may need, especially if it requires submitting plans to the jurisdiction. We'll be able to transform any space into what you need, given appropriate square footage and whatnot. Between myself and all of my connections we can at least get you a good set of plans done for cheap (ideally free, but no clue if my colleagues would fully volunteer their time) to pass even the strictest code officials. Good luck man, I'll keep my eyes put for shops/leads in the meantime.

I’ve had my racecar fabrication shop at my home for fifteen years. 2400 sq ft. climate controlled and all improvements add value to my homes equity. no landlords , no commute, poop at home, eat at home, hangout with my family, 24 hour armed guard on duty, etc….
I am not in the real estate business LOL... I have heard from some people about the rent for some warehouse space close to Santa Ana (John Wayne) Airport is cheap and can be big. I do think its techincally Irvine. I hope you guys find a new space in SO CAL, I miss seeing your cars everyonce in a while and the occasional car meet that we see you at!
Just by that response I can almost guarantee it’s a foreign purchaser. Probably Asian or Middle eastern. They’re usually the tough business property moguls. They don’t put words lightly when they want or don’t want things. I’ve learned that a few times 😅

I had the privilege of being in CA during one of the SW open houses. It was an amazing experience seeing the shop and the current projects. Cheers to the next chapter wherever it will continue. Hope you can bring the soda machine.

My Dad started in Costa Mesa, in 1980. He wasn't in that shop for that long, moved out to Irvine in 1982 if I remember right, it was pure hell to move that shop.
My vote is to show the move process. It makes the viewer feel connected to the channel. Explain the layout of your new shop, why it makes sense to place equipment in each location. Show the difficulties of moving large items. Lots to learn for those of us who don't have a shop, but dream of having our own shop one day, even an at home shop.

I don't know how coffee shops or whatever ends up taking your space can afford the new rents. In our area a lot of the gentrified spaces sit empty. The sad thing is that they're forcing small businesses that are employing people to shut down. It's a major net loss for any community.
Didn't you start in Kentucky or Tennessee? Vice Grip Garage is down there and thriving. CA has got to be one of the most expensive places on earth for real estate, but maybe there are other Place such as CO, Utah, New Mexico, etc.. Best of luck finding a new "home". PS. Mike please share the move and re-setup. I would be interested in your thought process around how to leverage the new space from your old space learnings. I have a great tip for low use and bulky tools like panbrakes etc. Build a steel pallet for them and with either a pallet jack or add HD wheels you stack them tight against the walls/each other.

The Sacramento area has quite a lot of shop space available and relatively affordable.
The auto infrastructure and resources in Sacramento is unlike anywhere on the west coast imo.

Move to Tennessee and enjoy low rent and no state income taxes. You could even buy a place and make it exactly like you want.

time to move states, come down to Texas there is tons of room for everything you wanna do plus Texas and Florida have a lot of awesome race tracks!

I had the privilege of being in CA during one of the SW open houses. It was an amazing experience seeing the shop and the current projects. Cheers to the next chapter wherever it will continue. Hope you can bring the soda machine.

It’s a shame after all that time but a move is always an opportunity to improve the setup, get rid of some junk and give everything a clean.

The discovery channel trope came true. When you didn't finish your project on time, you in fact, lost the shop.
My Dad started in Costa Mesa, in 1980. He wasn't in that shop for that long, moved out to Irvine in 1982 if I remember right, it was pure hell to move that shop.
A move to houston would be crazy, people in texas are making some crazy builds and shop space is sooo fricken cheap
My vote is to show the move process. It makes the viewer feel connected to the channel.
Explain the layout of your new shop, why it makes sense to place equipment in each location. Show the difficulties of moving large items.
Lots to learn for those of us who don't have a shop, but dream of having our own shop one day, even an at home shop.

@@stanceworksI’m not political at all. But operating a business is very tough in CA. Between the taxes and insane building codes, it’s almost like another country vs the rest of the country.
New construction coding is insane there.
@@stanceworksfrom what I heard, it sounds like they bought the building to get rid of a growing TH-cam channel because it deals with cars and “hard labor”. Like you said, they’d rather have coffee shops and apartments.
@@stanceworksso why is everything so expensive if CA? It’s really kinda both to be honest. Tax’s, utilities etc wouldn’t be so expensive if it wasn’t for all the freebie’s CA gives away. Money has to come from someone and unfortunately that includes you and every other business owner. The higher that goes, the more building owners and conventional businesses have to charge. Not sure I’d blame that solely on capitalism, that’s just trying to survive in that environment.

What a shame! Sorry to hear that you have to deal with that. I have a shop in Miami and it's only a matter of time before I have to do the same. I don't know how coffee shops or whatever ends up taking your space can afford the new rents. In our area a lot of the gentrified spaces sit empty. The sad thing is that they're forcing small businesses that are employing people to shut down. It's a major net loss for any community.

Didn't you start in Kentucky or Tennessee? Vice Grip Garage is down there and thriving. CA has got to be one of the most expensive places on earth for real estate, but maybe there are other Place such as CO, Utah, New Mexico, etc.. Best of luck finding a new "home". PS. Maybe Magnus Walker knows a place or two in southern LA area?
I love shop build videos. I think the move would add a good narrative too. Taylor ray's shop build videos are some of my favorite. I'd love to see those videos from yall
Mike please share the move and re-setup. I would be interested in your thought process around how to leverage the new space from your old space learnings.
I have a great tip for low use and bulky tools like panbrakes etc. Build a steel pallet for them and with either a pallet jack or add HD wheels you stack them tight against the walls/each other.
