My rear view mirror looks like that too. Garage kept. I also have no idea what causes it to deteriorate like that. Bought a replacement mirror, but it won't stay on that mount. It only takes moving the arm to adjust it for better visibility, and it falls off from the pressure. My metal clip, inside the mount, is loose. I drive trucks so I might just do without it.
My local Honda Salvage guy said heat causes it. Wouldn't think your car gets that much heat though in garage. Haven't had an issue with the mirror falling off. Sounds like the mount or piece that attaches to the mount isn't right/worn/broken.
I want to get one at the junk yard, I imagine a lot would fit the same way but I am now thinking, what if all of them have that same deterioration as my original. At least removing and replacing is super easy.
Good point. Make you get a good look at it before you buy it. I had my son pick mine up & the one the junk yard gave was almost as bad as the one I had. They replaced it with a good one. After about a year this one is wearing at the lower center area also. May be a good after market piece to get but haven't researched it.

It's topical. They went cheap.
