Wow, James. Thanks for sharing my work and exploring the mod. A few thoughts from watching the vid, and things I will get on fixing. You might touch on this, but to some extent the expensive upgrades are something players who don't want to build can do as lot beautification/decoration of empty-ish EA lots is something that can be done a bit cheaper. It can at least make up for a couple upgrades. Costs of these upgrades scale based on lot size.
I saw a couple bugs I need to fix (and will do so very soon). I heard about the star rating problem which is obviously high priority. The other thing I want to do is eliminate the guesswork. I'm going to be making a menu that shows you all lots in each zone, by zone, so you can browse for things that you can afford. You're spot on that 5-star will be about 10% of the lot's value, which is also tying into beautification so there is some value in investing into lots.
On the broken objects thing, it's likely I do have a bug here lol. Also, it's possible to upgrade things to unbreakable and avoid them breaking in the first place. So 5-star lots with everything unbreakable will mostly leave you alone. Also the mod now has options that will let you collect rent daily if you like, which DOES scale so it's not exactly a cheat. It will just be giving you 1/7th of the rent if you chose 1 day per rent cycle.

I’m not sure if it’s possible or would make things too easy, but I think it would be cool to have Property Management that you could hire to fix the broken items and then they take like a 3% cut or something every time you get paid.

Yes, in the real world, not so much in the Sims. I think this mod is so smart because it is fairly easy to make a lot of money in the Sims, particularly if you're farming dragonfruit or get into the money tree world. I like the idea of actually having something to do with all that money.
This mod feels so much like the Sims, except that it's done way better than EA would have done it. Carl is really killing it!
EA would have made it a pack for $99.9☠️
I wish this was actually in sims 4, and not just a mod, the game would be WAY more interesting

Buying and renovating real estate sounds very on brand for Hazel. It might also be a fun way to put that Del Sol Valley lot to use again by maybe converting one of the homes into a bar or pool or something.

This is a really good mod for late game stuff, when you've done a legacy for 4 generations and have wayyyyy too much money but already too nice of a house

I remember in the sims 3 when you could purchase the community lots. It was such a fun feature
Sims rack up so much money and so quickly and its truly the best way to spend it. It makes a legacy feel more like a legacy too cause you're inheriting so much more and you can have that family that doesn't need to work or whatever. I mean, the Landgraabs are rich but they still have to work to maintain it so like... they're not rich enough to be enviable really lmao
I am hopeful EA is making a list for Sims 5 as to what we miss about old games to bring it back.

@@lj2265 It would have been nice when the feature was added in Sims 3 that they upgraded the Landgraabs to actually be property owners and not have to work. I mean, weren't some of the buildings in Sunset Valley named after them as though they owned them?

Would definitely like to see this mod in a lets play - it'd make sense for Hazel and Chad, since she could go in and 'renovate' the properties. It'd also be fun to see a rags to riches lets play with Carl's overhaul mod. Would be cool to see how much harder it makes the game!
I second this suggestion! Maybe Hazel can temporarily live away from the Bigwallets for work, and have a mini-spinoff series while James wraps up the Cottage Living LP.
Yup - Now that the farm is self-sustaining, maybe Hazel and Chad move away to live independently from the farm?

It's kinda sad that we used to have all that back in vanilla Sims 3, yet none of it is in Sims 4 even after 8 years. :(
Imagine if they made an expansion pack with a handful of new lot types (hotels!!) and added a real estate system. That would be the dream!
Its a shame as there is the mechanics for a game pack based on what this mod shows us here you could buy cheap property and using dream house decorator flip the properties for profit by holding auctions or open houses and trying the "sell" on potential buyers? but it wont happen EA just want to set up the old sim shop and milk money from us for useless things in kits. Most of the scenarios are lame too quite shallow and dont really offer anything new in game play sadly.
The hotels wouldnt work cuz so many of the packs are spread out. For ex restaurants, laundry and other stuff arent available

I’ve been a member of carls sims 4 guide fan site. TONS of info, tips ect. Also includes same for sims 3 (with house/sims and a custom world, union cove, for downloads. And many challenge and sim stories. Worth a read!)

If you ever need a quick inspiration boost you can select the Chef's Kitchen as a lot trait and anytime you que up food you get an inspiration moodlet for 4 hours, and you can cancel the food so you don't have to make it.

I love that James is checking Carl's mods, he also looked at the one that made the game harder I think, which is my favorite. Honestly, I have more faith in Carl's vision for Sims than EA. I don't know what's the new expansion for the game but if it's another no content type of thing I would love to see a series.
Something like this mod is what I want, hope, and DREAM for a hypothetical Get to Work EP refresh. Community lots are fun to build and go to, sure, but owning them and running them like a genuine business - while not the best thing IRL - would be SO fun in the game, and something worth doing with all that extra cash that TS4 just loves to hand us, lol.
This mod would lend itself well to a Super Sim challenge, as you're working through the careerrs and skills (meaning you'll be making money) you can have an almost passive income and 400-500k for the average 5 star property is pretty reasonable plus you could work through that goal.
No just hear me out.... This mod... Plus the super sim challenge.... What a way to spend Max's money....

In the real estate world you learn expensive improvements don’t necessarily equal super high increase in property value. I feel like this was kind realistic in that regard.

This mod would be very fun for one of my legacy households. I have one extremely wealthy family and I think it would be interesting to have the party-animal grandson own a nightclub.
' You earn a million bucks, but what are you gonna do with it? ' Seems to me there needs to be a mod for funding medical research, establishing scholarship programs or funding orphanages. But by all means, The Sims 4 Monopoly Simulator is another idea for spending exorbitant wealth I guess..
You could technically do that. Buy a plot of land, set it to be a generic community type while you build it and then sell it so you can turn it in to a residential lot and put kid sims in with a caretaker adult sim. Thats one of the ways I'm gonna use this, have a philanthropic type sim build things the town needs. I was gonna renovate the EA worlds anyway but this gives me a good way to do it with a story. Instead of pulling money out of thin air in manage worlds mode I'll just have a sim use their money.
You could technically do this with the retail system we already have now that my gears are actually turning lol Buy a lot as a retail community lot, build it up to be an orphanage or whatever you want and get rid of it.
What we need now is a way to own vacation homes or additional residential lots because then you could continue owning and funding the orphanage when people live in it lol Then I could have my Yogi run a orphanage and an old folks home from the "donations" he makes leading yoga and meditation
become a philanthropist and donate it 🤣 or do what real rich people do become famous or you could have a main career such as acting or business and investing is what happens after hard work or you work as a gardener and win the lotto and become a property developer or an interior decorate that flips property and then sells it for a profit......so many scenarios to try out.
In "Sims 3", sims with the "Good" trait could actually donate to charities. You could also either buy properties outright OR become someone's business partner to gain passive income. Isn't there a donation option in "Sims 4"?

I love your cottage living LP…would love for you to buy everything you can in Hanford, and just own the whole town, have Hazel redecorate the properties to make them more expensive, could be a lot of fun!

As a story for the series, maybe semaj explained to the next heir that he was once homeless and couldn't afford anything so he worked really hard while the rich were sitting high on their throne. And from there the heir, who maybe could be an evil sim and decided to go into real estate and buy a bunch of lots and take over the town to maybe support or even just take money from the rich? Not a full proof story. But could be something similar like that. Lol

I wish the Sims had different difficulties. I really do miss the days of sims 2 where fires were a lot more likely and you had to have a fire alarm if you wanted to save your lot. Or a criminal could come in and steal your stuff.
I actually don't miss that at all. I hated the burglars, and I get way to attached to the sims don't like when they die. I guess I play the game way differently from most simmers.
You can just not use a fire alarm and use the cursed lot trait and cheap appliances?

I would love to see an option to just hire and send a repair service to fix broken objects, a landlord to that degree wouldn’t be out repairing things themselves. That’d be cool!
This would be a lot of fun to see in the Cottage Living playthrough. Hazel especially. Maybe you can buy the properties and have Hazel give them a makeover and then run them. So fun!

4:30 this glitch has happened to me multiple times when I'm trying to get their charisma skill up, it's hilarious! I think they just seem to start... peeing whenever an animation (like painting) runs near a toilet.
I wish I could play with mods, it always looks so cool!

If James ever returns to the Super Sim challenge, this would be a great thing for Max to do! I can't remember how much cash he had left, but if he sold everything, I'd imagine he'd get a good start on the property ladder. It'd be great to see that played out properly.
Did you know that you can click the need symbols to auto-resolve needs? I've been playing the sims since I was a kid, playing sims 4 for years now, and just now realized that if you click the toilet symbol your sim will just find the nearest toilet to resolve it. It works for all the needs and I feel like I just had a eureka moment lol.
Idk if you've realized this yet, but I just did. When you're selling stuff at a stall if you right click the arrow it goes up by 10 at a time.
A Slumlord option would be HILARIOUS!!!

I'd like sims to be able to rent houses as well as apartments. Omg and what if Carl adds a slumlord aspiration where the goal is to make the most money with the least amount of upgrades/lowest environment scores 😂 (Irl I think landlords should be banned from owning single family houses lol)
@@narbiesims2997 I don’t mind when a landlord owns 3-4 properties in a college town or something and does the maintenance and gives a crap… it’s a valid career option. My problem is when investment firms buy up ENTIRE NEIGHBORHOODS and they aren’t even investment firms from that country. If the US doesn’t do something soon to cap foreign investment in real estate, we’ll end up like Aus and Can with even worse housing prices.

I think it would be fun to see you fill Newcrest with subscriber lots & then have Semaj go around buying them all. People could submit community builds for all the different lot sizes & you could set price caps for each so we'd have to build within the budget for Semaj to work his way up.
That would be a great way to have his community involved.

this mod is perfect for my current save that i am playing with a friend who has never played sims. we use basemental drugs and have made hundreds of thousands of dollars from selling las drogas and have nothing to do with it.

this mod is kind of like a sims 4 and the tenants crossover. I will definitely be using this mod - it looks cool!
I think this mod is perfect for Hazel because she's into real estate. Maybe turn her old house into some kind of lot and leave or "upgrade" (aka change) the debug houses. Like nicer debug houses & then maybe a gym as the "amenities" for example. If that makes sense😅😁

I don't often agree with Carl on the things the Sims 4 needs, but this I agree with him is that this is sorely needed in the Sims 4. I definitely think I need this Mod.
